The Southland Regional Association of Realtors (SRAR) announced today that they will begin to accept applications from first-time homebuyers in Santa Clarita and the San Fernando Valley for a $4,000 grant. Qualifying first-time homebuyers for this grant must be "Public Safety Responders," which includes: Police Officers, Sheriffs, Firefighters, Emergency Medical Technicians, and California Highway Patrol.
The are some requirements for the grant money, as well as income limitations.
Applicant must be a first-time homebuyer, as defined by the State of California.
Applicant must use a Realtor member of the Southland Regional Association of Realtors in the purchase of their home through the close of escrow.
Applicant must be an employee of a fire department, police department, or paramedic unit within the city of Los Angeles, Santa Clarita, or San Fernando, or the California Highway Patrol and must provide evidence of such employment.
Applicant must also participate in ONE of the following programs, all of which have similar income limits:
Walk-in homebuyer program (City of Los Angeles)
American Dream Down Payment Initiative (ADDI) (City of Los Angeles)
Low Income Purchase Assistance Program (LIPAP)(City of Los Angeles)
Mortgage Credit Certificate Program (MCC)(City of Los Angeles & LA County)
Housing Economic Recovery Ownership (HERO)
Home Ownership Program (HOP) (Selected cities of Los Angeles)
Southern California Home Financing Authority (SCHFA) (County of Los Angeles except city of Los Angeles)
Employer Assistance Programs
The U.S. Department of Housing and Urban Developments (HUD) Good Neighbor Next Door Program
Applicant must attend the Los Angeles neighborhood Housing Services (LANHS) First-Time Homebuyer seminar and must prove the successful completion of the seminar with the certificate provided by LANHS.
For details on any of the above programs, please contact us @ The Robert and Brian Team so we can put you in the right direction on how to get more information on them, since participation in one of the above programs is mandatory in order to be considered for this grant.
Payment of the $4,000 to the homebuyers for this grant, is made after the successful close of escrow. Acceptance of your application does not guarantee payment. This is first come first serve, until the funded program runs out of money. Grants will be awarded to qualified applicants based on availability of funds and according to individual applicant need, as determined by the reviewing committee.

According to the Castaic MLS search I just performed, there are just 7 bank owned homes in Castaic. That's not a lot! It's no wonder prices have pretty much stopped their downward trend (for the time being at least).

I'm talking about Newer Santa Clarita homes built in 2005 or after. Our Santa Clarita MLS Search enables you to find homes in a variety of ways, including by age. Most of you have a preference for how old the home you purchase in Santa Clarita can be.

Santa Clarita Valley offers a wide variety of homes to prospective homebuyers and renters. They vary in age from generally the late 1950's, to as recent as new construction that has been built in Santa Clarita by Lennar and Pardee homes (West Creek / West Hills / Fair Oaks Ranch).
Most communities in Santa Clarita were built well after the 1970's, 1980's, and into the 1990's and 2000's. One of the best things about the Santa Clarita real estate market, is that well, it's in Santa Clarita! Santa Clarita is great in that a lot of the older communities, with aged housing tracts, are still some of the most sought after places to buy a home. This goes under the pride of ownership category. There is an immense pride of ownership throughout Santa Clarita. It's not uncommon for some SCV tracts to have no HOA to manage it's beauty, and yet, the homeowners in those communities keep it up just as good, as if there was an HOA.

Sometimes it's fun to take a peek at the fringe activity happening in the Santa Clarita Valley real estate market. Homes in Santa Clarita, with huge price tags (for Santa Clarita that is), are indeed still selling from time to time. May 2010 was no exception.
I took the 5 homes with the highest selling price tags on them, and posted them above, for you to see.
As you can see, the home in Westridge Valencia, located at 25744 Oak Leaf Ct, sold for the most amount of money in May 2010, @ $2,399,900. The next highest priced home to sell in Santa Clarita was the home located in the North part of Saugus (Copper Hill area) at 23107 Shawnee Ct, for $1,999,000.
