What was just a first time home buyer tax credit, is now also expanded to existing homeowners. You hear that Santa Clarita homeowners? This is great news for those of you who have any interest in selling your home in order to move up and purchase a different home.&lt;/p&gt;
&lt;p&gt;The inventory of &lt;a href=&quot;http://www.thescvagent.com/SANTA_CLARITA_MLS/page_1443241.html&quot; title=&quot;Search Santa Clarita Homes and MLS&quot; target=&quot;_blank&quot;&gt;Santa Clarita homes&lt;/a&gt; right now is at historic lows. A Santa Clarita homeowner, with equity, or the cash to close a deal, could sell very easily in this market, and fast, if priced reasonably - NOT BELOW MARKET - just reasonably. Heck, decent homes are selling above market value right now in the right neighborhoods. The inventory is that low.&lt;/p&gt;
&lt;p&gt;The inventory MAY not be THIS low for THAT long. It all depends on how many foreclosures have yet to hit the market, and how quickly they come at us. Today &lt;a href=&quot;http://www.marketwatch.com/story/owners-become-renters-in-bid-to-avoid-foreclosures-2009-11-05&quot; title=&quot;Fannie Mae rent homes instead of foreclose&quot; target=&quot;_blank&quot;&gt;Fannie Mae released news&lt;/a&gt; that they would be giving homeowners the option to rent out their home, instead of foreclosing on them! They would do a deed in lieu of foreclosure. Less harmful to your credit. The point is, the government, both state and federal, have been doing what they can, to keep the inventory of homes low. When the inventory is low - home values don't fall as much.&lt;/p&gt;
&lt;p&gt;This tax credit incentive, which will now continue once President Obama signs off on it, and will be much more flexible....will definitely be utilized by many buyers for the remainder of 2009, and into 2010.&lt;/p&gt;

      <description>&lt;p&gt;Most of you know that the Santa Clarita real estate inventory of homes for sale is quite low right now, almost approaching 600's. This is apparently holding true for the Tesoro Del Valle master planned community, which is located at the northern edge of Valencia.&lt;/p&gt;
&lt;p&gt;I was browsing homes for sale in the &lt;a href=&quot;http://www.thescvagent.com/SANTA_CLARITA_MLS/page_1443241.html&quot; title=&quot;Santa Clarita MLS listings&quot; target=&quot;_blank&quot;&gt;Santa Clarita MLS&lt;/a&gt;, for a specific client, and was amazed to see that there was ONLY 1 home in Tesoro Del Valle that's actively for sale, that is a regular sale or foreclosure. I didn't even restrict the search to price, size, bedrooms, etc...I just queried for regular sales and foreclosures, and NO shorts sales.&lt;/p&gt;

&lt;p&gt;And if you want one more factoid that's possibly a bit more interesting than the last - it's that of those 39 homes for sale in Tesoro Del Valle that are currently under contract and in escrow...28 of them are short sales!&lt;/p&gt;
&lt;p&gt;The kicker - regular sales, and bank owned sales in Tesoro Del Valle, and Santa Clarita as a whole for that matter, are hard to come by! It's obvious that people en mass are writing offers on short sales. That happens all the time. True. But many of these escrows (of the 28) really will not turn into a real sale. &lt;p&gt;&lt;strong&gt;As of today, June 20, 2009, when looking at Active Santa Clarita Real Estate listings stats....&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;There are a total of &lt;strong&gt;796 active&lt;/strong&gt; condo and home listings in Santa Clarita. &lt;strong&gt;Of those...&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;- &lt;strong&gt;64&lt;/strong&gt; are lender/bank/investor owned foreclosures (what everybody else pretty much wants...182 are IN ESCROW NOW!!!)&lt;/p&gt;
&lt;p&gt;- &lt;strong&gt;333 &lt;/strong&gt;are short sales (aka - preforeclosures, aka - what everyone is pretty much trying to avoid, for now, email me for an explanation as to WHY)&lt;/p&gt;
&lt;p&gt;- &lt;strong&gt;399&lt;/strong&gt; are supposedly regular sales (aka - homes with equity in them or a home where an owner can bring in cash to close the escrow without getting a banks/lenders approval)&lt;/p&gt;
&lt;p&gt;So, with &lt;strong&gt;JUST 8%&lt;/strong&gt; (64 out of 796 listings) of the active &quot;for sale&quot; inventory being pretty much what most buyers are looking for (great deals)....it's no wonder why some of your offers have been rejected, in favor of another buyers offer who probably either offered more money than you, had more down payment that you, or had a connection that you or your Realtor didn't have with the bank or listing agent (or a combination of these).&lt;/p&gt;
&lt;p&gt;Don't get me wrong, people love the &quot;Regular sale&quot; still...it's just that they don't &quot;tend&quot; to offer a greater initial discount in asking price, than the bank/lender owned homes do, that are listed for sale. I suggest to my&amp;nbsp;Santa&amp;nbsp;Clarita homebuyers to also focus on regular sales, even if it's&amp;nbsp;priced above the&amp;nbsp;Santa Clarita bank&amp;nbsp;owned homes....as sellers will often come down to reality, and negotiate their (what may be) inflated price. It's worth noting that I have been seeing quite a few regular sales, that are priced just as competitively as bank owned homes. Also, the&quot;regular sale&quot; will tend to be in better condition than the bank&amp;nbsp;owned home, therefore, they should be worth a BIT more than the avg comparable bank owned home anyways (speaking in general terms here of course).&lt;/p&gt;
&lt;p&gt;When it comes down to it though, what you need is a great Realtor working on your behalf. A Realtor with&amp;nbsp;good relationships established with bank listing agents, and a&amp;nbsp;Realtor who has already sold an extensive amount of bank owned foreclosures. I'm not talking about 10, or fewer....I'm talking 30, 40, 50, 100+. Experience in&amp;nbsp;your agents corner, can save your corner some $$$.&lt;/p&gt;

      <title>Santa Clarita Home Sales - May 2009</title>
      <description>&lt;p&gt;It's amazing watching our Santa Clarita home inventory drop like a rock. &lt;p&gt;With days like May 13th and May 14th 2009, it's no wonder we're seeing large drops in the inventory.&lt;/p&gt;
&lt;p&gt;Over that 2 day span, there were 24 new home listings in Santa Clarita. That's great, until you consider over that same two day period there were 71 homes that went into escrow and came off the market! WOW! That's almost 200% more homes going into escrow than the amount being listed here in Santa Clarita.&lt;/p&gt;
&lt;p&gt;Essentially&amp;nbsp;there is a lot of buyer competition for&amp;nbsp;homes in Santa Clarita that are either regular sales, or &lt;a href=&quot;http://www.thescvagent.com/Santa_Clarita_Bank_Owned/page_2201230.html&quot; title=&quot;Santa Clarita Bank Owned Homes&quot; target=&quot;_blank&quot;&gt;bank owned (REO's) homes&lt;/a&gt;. Of the 921 homes for sale today, almost half&amp;nbsp;are short sales - meaning, not too salable. Call us to find out why (another subject for another day). So what that means is that only about 500 homes or less, are actually available to be sold quickly. That includes the smallest condos, to the largest estate homes. That leaves little selection. So buyers are all nose diving on the same regular or bank owned sales, and only one is victorious, leaving several disappointed and destined to wait for the next best deal that they &quot;might&quot; have a shot at assuming they don't get beat out in the negotiations again.&lt;/p&gt;

We are in one of the most sought after Los Angeles County real estate markets - Santa Clarita Valley. Great schools, clean streets, attractive shopping, excellent Industrial Center with high paying jobs, and the&amp;nbsp;air is a tad bit better than they have it &quot;over the hill&quot; in the city of Los Angeles. All&amp;nbsp;just a &quot;few&quot; reasons people still want to live in the Santa Clarita Valley. &lt;p&gt;Buyers are looking for deals. Deals are hitting the market every day - but not enough to appease the appetite of homebuyers, partly induced by low interest rates, 3.5% down FHA loans, and for &lt;a href=&quot;http://www.thescvagent.com/2009_BUYER_TAX_CREDITS/page_2193271.html&quot; title=&quot;Santa Clarita Home Tax Credits&quot; target=&quot;_blank&quot;&gt;first-time buyers an $8,000 tax credit&lt;/a&gt;. Bank owned deals (majority of them), and the occasional competitively priced regular sale (where an owner has equity in the home still)....are getting multiple offers. Sometimes 2, usually 4-5, sometimes 15-30 if it's priced ridiculously low - as some are. Often times they sell above asking price after all offers and final offers have been finalized. Many homebuyers, especially first timers, are figuring out that, at least in Santa Clarita, when hunting for&amp;nbsp;a &quot;decent&quot; or &quot;great&quot; deal - it's not as easy&amp;nbsp;as they might have imagined. Many of these buyers are getting their 2nd, 3rd, or perhaps 5th home of choice, after several failed offers where they &quot;lost&quot; out to other eager deal hunting buyers.&lt;/p&gt;
&lt;p&gt;Getting back to the inventory of homes for sale, as of today there are 979 homes for sale.&lt;/p&gt;
&lt;p&gt;Of that amount, &lt;strong&gt;469 &lt;/strong&gt;are noted as being short sales. This isn't a blog post about short sales, but what this means is that there are REALLY only about 500&amp;nbsp;salable homes on the market right now in Santa Clarita and its nearby surrounding areas.&lt;/p&gt;
&lt;p&gt;To get an idea of how much the inventory has shrunk, and demand for newly low priced homes has increased: In May 2008, there were 1,946 homes for sale, and in May 2007, there were 2,240 homes for sale in the Santa Clarita Valley! &lt;strong&gt;That's a 57% decrease in inventory in just 2 years&lt;/strong&gt;. Despite the onslaught of foreclosure homes hitting the market, over the last year and longer, buyers here in Santa Clarita have been all to happy to make offers and gobble them up.&lt;/p&gt;
&lt;p&gt;In today's Santa Clarita real estate market, you need that real estate agent who is on top of new listings/&quot;deals&quot; hourly and can get you in the door first, is tech savvy, has established relationships with agents listing these homes for sale, you need an agent who specializes in Santa Clarita - and only Santa Clarita, and at the very least, you need a full time agent. Don't hire your Uncle Mike's friends sister who just got their license and could use a pity deal to get their feet wet. That could cost you $ by way of poorly conducted negotiations, etc.&lt;/p&gt;
