&lt;p&gt;As you very well know, we are in a buyer's market in the Charlotte area, like much of the rest of the country.&amp;nbsp; Houses are sitting on the market a little bit longer than we're used to in the Charlotte area and buyers are looking for bargains now more than ever, right?&lt;/p&gt;

&lt;p&gt;Today I attended a Realtor&amp;nbsp;event where Dr. Peter Gorman spoke about the current state of Charlotte Mecklenburg Schools.&amp;nbsp; He was a very good speaker and provided a lot of information about CMS' performance and goals.&amp;nbsp; There will be a new tool "rolled out" soon by CMS called the Data Dashboard, which will allow the public to comprehensively view how schools are doing throughout the district.&amp;nbsp; It seems like it will be very informative for people that are considering moving to the area, but are concerned about how well the schools are performing.&amp;nbsp; Until the Data Dashboard is availalble, parents and prospective relocators can go to &lt;a href="http://www.cms.k12.nc.us"&gt;www.cms.k12.nc.us&lt;/a&gt; for information about Charlotte Mecklenburg Schools.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Dr. Gorman also dicussed Parent University, which is a way that parents can be trained in things such as how to help their children with their homework.&amp;nbsp; What a great idea!&lt;/p&gt;
&lt;p&gt;As a former Charlotte Mecklenburg School Teacher, I can truthfully say that I feel that Dr. Gorman has the district on the track for success!&lt;/p&gt;

    <title>How do YOU as a home buyer or home seller feel about today's real estate market???</title>

&lt;p&gt;Buyers and Sellers,&lt;/p&gt;
&lt;p&gt;I'm a Realtor in the Lake Norman area of North Carolina, just north of Charlotte.&amp;nbsp; Our market has slowed a bit, but overall, we are doing pretty well given the current economic situation that plagues our country.&amp;nbsp; Data&amp;nbsp;from the CMLS (Carolina Multiple Listing Service) reports that average days on market is approximately 130.7, residential contracts reported&amp;nbsp;and closings are down from last year at this time, and that the average residential closing price is down by nearly 3.8% when compared to this period a year ago.&amp;nbsp; With all of that said,&amp;nbsp;the CMLS also reported that 2,721 houses closed from July 6, 2008 to August 5, 2008.&lt;/p&gt;
&lt;p&gt;My areas of expertise consist primarily of residential sales in Huntersville, Cornelius, Davidson, and Charlotte.&amp;nbsp; In these areas it has been my experience that homes are still selling as long as the sellers have them priced reasonably&amp;nbsp;(not too high) and aren't afraid to make a price reduction when needed.&amp;nbsp; Also, buyers are getting good deals, but they're not necessarily getting the houses for drastically reduced prices, which is the common misconception.&amp;nbsp; Not to say that there haven't been great deals for buyers, because there have been very significant&amp;nbsp;reductions on many homes that were in my opinion, overpriced in the first place.&amp;nbsp; I try to explain to my sellers that if they receive less on the selling end, they're probably going to make up for it when they purchase their new home.&amp;nbsp; Many neighborhoods are still selling for 97% or higher of the listed prices.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;It takes a reasonable buyer and a reasonable seller to make things work right now, but even though sales have slowed, PEOPLE ARE BUYING AND SELLING IN THE&amp;nbsp;LAKE NORMAN AND CHARLOTTE AREAS.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;Also, during the month of August, there were&amp;nbsp;43 homes that went under contract in the Lincoln County.&amp;nbsp; The average list price of these homes was $146,508.&amp;nbsp;&lt;/p&gt;
