      <title>Living The Dream</title>
      <description>&lt;p&gt;Inspired by &lt;a href=&quot;http://activerain.com/blogsview/1044525/happy-17th-kiddo-whatever-you-become-&quot; title=&quot;Inna's Happy 17th Kiddo....&quot; target=&quot;_blank&quot;&gt;Inna Hardison's&lt;/a&gt; tribute to her son, I wanted to share with you about living the dream.&lt;/p&gt;
&lt;p&gt;I am the blessed and (usually) fortunate mom of an almost ten year old competitive, testosterone prone, sports minded boy, Derek.&amp;nbsp; He, along with my daughter, are a dream come true for me.&amp;nbsp; While I have many dreams in my life, one of them was (and is) very basic.&amp;nbsp; Having a family and being a mom.&lt;/p&gt;
&lt;p&gt;Derek's dream, his #1 hope and aspiration, is to play baseball.&amp;nbsp; He will play for the Oregon State Beavers while he earns his degree, and then for the New York Yankees (if you are not a Yankee fan...you will be when Derek joins their ranks).&amp;nbsp; While this may seem far fetched given that tons of boys dream of playing in the major leagues, I &lt;em&gt;can&lt;/em&gt; tell you this.&amp;nbsp; If anyone is able to do this and achieve this dream...it is most assuredly my sweet little man.&amp;nbsp; His dream has become my dream too.&lt;/p&gt;

&lt;p&gt;While his Dad and I could tenderly point him in a different direction, telling him that it is just too hard.&amp;nbsp; We do not.&amp;nbsp; We want no part in killing&amp;nbsp;a dream.&amp;nbsp; Especially not our children's dreams.&amp;nbsp; Beyond that, though, we believe that God gives us dreams for a reason.&amp;nbsp; So, we look forward, fully expecting to be sitting there for his first Major League game.&amp;nbsp; We have certainly given this little boy advice on how to make that dream a reality, and Derek has taken that and made it all his own.&amp;nbsp; These characteristics are how we see the winner inside of him.&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;&lt;strong&gt;His Faith&lt;/strong&gt; ~ Derek believes that God has a good plan for his life and that it will include baseball.&amp;nbsp; As a left handed pitcher, he has God given traits that automatically give him some sort of advantage when pitching.&amp;nbsp; He also knows that he can do all things through Christ who strengthens him.&amp;nbsp; When he is feeling frustrated or discouraged, Derek prays and asks God for strength.&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;His Coaches&lt;/strong&gt; ~ In the off season, Derek saw a private coach to get ready for the baseball draft in March.&amp;nbsp; He wanted to be on the top level team with the best coaches so he could try to learn from them.&amp;nbsp; His private coach has mentioned on many occasions that Derek will succeed because at nine years old, he listens to the instruction, retains, it, and uses it to make himself a better play.&amp;nbsp; He did, by the way, make the federal team out of the 100+ who tried for it.)&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;His Work Ethic&lt;/strong&gt; ~ Even after a successful game, he asks those who he trusts what he could have done better to help his team.&amp;nbsp; He is always striving to do better.&amp;nbsp; Always holding the ball with different grips.&amp;nbsp; Often swinging his bat to strengthen his arm.&amp;nbsp; Even in his free time, he chooses baseball activities because he loves the game.&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;His Support&lt;/strong&gt; ~ Having friends and family around who love him, cheer him on, encourage him, and support him has been paramount to his successes so far.&amp;nbsp; He always says how much he loves it when people come and watch him.&amp;nbsp; He knows that he could not do this on his own.&amp;nbsp; And as a result, he gives credit where credit is due.&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;His Character&lt;/strong&gt; ~ People want to be around Derek.&amp;nbsp; His teammates and his coaches enjoy having him on the team.&amp;nbsp; After every practice, after every game, he thanks his coaches for volunteering their time.&amp;nbsp; He finds the successes in his teammates for that game and encourages them.&amp;nbsp; Derek is just the kind of person whose character inspires others.&lt;/li&gt;
&lt;/ul&gt;

&lt;p&gt;So how does this apply to living your dream in this business and industry?&amp;nbsp; I would say go ahead and take the wisdom of a nine year old.&amp;nbsp; Use his traits and live your dream.&amp;nbsp; I will be using them in my life and in my business.&amp;nbsp; It will not happen overnight.&amp;nbsp;&lt;span style=&quot;text-decoration: underline;&quot;&gt;&lt;strong&gt;&lt;em&gt; Go all nine innings and even more if you need to in order to win.&lt;/em&gt;&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;

      <title>I'm Back and ready for More...</title>
      <description>&lt;p&gt;Hello to all of my Active Rain friends!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I have been away for a little while recently.&amp;nbsp; While you may wonder what has been going on with me, I can and will answer those questions for you in this post.&amp;nbsp; Not to fear, there is nothing that was wrong.&amp;nbsp; To the contrary, my business has been exceeding my expectations for this time.&amp;nbsp; I am so blessed!&lt;/p&gt;
&lt;p&gt;I have missed being in the Rain, but was busy with my business.&amp;nbsp; Busy with my family.&amp;nbsp; Busy with fighting Clackamas County to get permits to build.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;My daughter, Breana, actually prompted me to get back to Active Rain.&amp;nbsp; The astute 11 year old that she is, she asked me the other day, &quot;Mommy...why are you not spending time on Active Rain anymore?&quot;.&amp;nbsp; I explained to her in all of my wisdom that Mommy is busy.&amp;nbsp; I have not had time to be writing posts and that the fact that loans were funding and closing was all I had time for in the midst pf parenthood, building a home, and volunteering in our community.&amp;nbsp; You know, the usual, &quot;there are so many hours in the day&quot;.&lt;/p&gt;
&lt;p&gt;While that basically ended the conversation, it did get me to thinking.&amp;nbsp; Where has the bulk of my business been coming from?&amp;nbsp; It all can be traced back to one place.&amp;nbsp; You guessed it, Active Rain.&amp;nbsp; The networking opportunity that this provides is intangible.&amp;nbsp; Track with me for a moment.&amp;nbsp; In the past 12 months, I have...&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Closed 3 loans from AR Realtors who contacted me to help in a purchase transaction.&amp;nbsp;&amp;nbsp;&lt;/li&gt;
&lt;li&gt;Learned how to use Facebook and Twitter to obtain leads.&amp;nbsp; This has obtained 4 new clients for me.&amp;nbsp;&amp;nbsp; It has also afforded me an opportunity to stay in touch with past clients.&amp;nbsp; &lt;/li&gt;
&lt;li&gt;I found about ZMM and have had many, many loans close as a result of submitting quotes.&amp;nbsp; Further, I have earned countless referrals from my Zillow clients.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;This website has been a blessing to my business, and I need to continue to nurture that.&amp;nbsp; For those of you who have bailed because you are busy, join me in reasserting a presence here in the Rain.&amp;nbsp; It may not be as often as it used to be.&amp;nbsp; And that is okay.&amp;nbsp; For those of you who I have been out of contact with, I look forward to reestablishing our friendship.&amp;nbsp; Thanks to Breana, I am back, and I am ready for more....&lt;/p&gt;</description>

      <description>&lt;p&gt;Get out the Vote, Rock the Vote.&amp;nbsp; I do not particularly care how you vote.&amp;nbsp; Just vote.&amp;nbsp; In this critical time of American history in the making, we need to hear the voice of Oregonians.&amp;nbsp; We need to be a part of&amp;nbsp;both the&amp;nbsp;national and local landscape.&amp;nbsp; Do you really want to be the one vote that looses a measure you care about?&amp;nbsp; Do you want to be one of a few that do not elect the individual to office that you would prefer?&amp;nbsp; Your vote &lt;strong&gt;&lt;em&gt;does&lt;/em&gt;&lt;/strong&gt; make a difference.&amp;nbsp; Is it a cliche'?&amp;nbsp; You had better believe that it is.&amp;nbsp; But it makes does not make it any less true.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;While researching the emergency rate cut enacted by the fed this morning, I stumbled across this article claiming, &lt;a href=&quot;http://www.msnbc.msn.com/id/27084129/&quot; title=&quot;MSNBC Existing Home Sales Increases&quot; target=&quot;_blank&quot;&gt;&quot;Breaking News&quot;&lt;/a&gt; , but oddly I have not seen anything about it on the big three networks.&amp;nbsp; So...are you ready for the good news...the hope?&lt;/p&gt;

&lt;p&gt;August's Existing Home Sales had a very &lt;strong&gt;solid increase&lt;/strong&gt; in the month of August.&amp;nbsp; While the expectation was for another decline of 1.8%, the buyers started buying.&amp;nbsp; Not only were the economists wrong in their expectation of a decrease, they were blown out of the water with an &lt;em&gt;&lt;strong&gt;increase&lt;/strong&gt;&lt;/em&gt; of 7.4%.&amp;nbsp; The article, as brief as it is, goes on to tell you that the reading is the highest since June of 2007 &lt;em&gt;&lt;strong&gt;and&lt;/strong&gt;&lt;/em&gt; 8.8% higher than one year before.&lt;/p&gt;
&lt;p&gt;While I am not espousing that the hard times are over, I do think that we need to spread the news.&amp;nbsp; I believe that the media is largely responsible for the mess we are in now.&amp;nbsp; Sure, government has played it's roll in the demise.&amp;nbsp; But the media are the ones who fuel the fear of the masses.&amp;nbsp; If we can get out and encourage buyers, sellers, and borrowers that now is a great time to buy, we can help to stimulate the economy.&amp;nbsp; We can make ourselves part of the media.&amp;nbsp; We have voices too.&amp;nbsp; And Active Rain has established itself as a major influence in the world of Real Estate both nationally and locally.&lt;/p&gt;

&lt;strong&gt;Breana &lt;/strong&gt;is full of compassion.&amp;nbsp; When an ambulance passes us she prays that the family will feel at peace in the midst of whatever chaotic and scary thing is going on.&amp;nbsp; She prays that the doctors will be wise, and that the ambulance gets to it&amp;#39;s location safely.&amp;nbsp; If yu ever pass us in an ambulance, you are totally covered with the love of a little girl...a stranger.&amp;nbsp; A stranger with a ginormous heart!&lt;/li&gt;&lt;li&gt;&lt;em&gt;Her smile&lt;/em&gt;.&amp;nbsp; &lt;strong&gt;Breana&lt;/strong&gt; has a smile which warms the heart of even the grumpiest types.&amp;nbsp; We are regulars at this one restaurant.&amp;nbsp; No one could get a particular server to smile.&amp;nbsp; He always seemed bitter and angry.&amp;nbsp; One evening at dinner,&lt;strong&gt;&amp;nbsp;Breana &lt;/strong&gt;cracked a smile and his face shone for the first time in the two years that we had known him.&amp;nbsp; Since then, he smiles and laughs with us everytime we see him.&amp;nbsp; &lt;/li&gt;&lt;li&gt;&lt;em&gt;Her&lt;/em&gt; &lt;em&gt;energy&lt;/em&gt;.&amp;nbsp; Okay, okay...sometimes, I wish she were not so energetic.&amp;nbsp; But on the days where I need some energy, she shares it with me.&amp;nbsp; When you are around &lt;strong&gt;Breana&lt;/strong&gt; you just cannot help but feel enthusiastic for life.&amp;nbsp; She bubbles over with life and it is always exciting!&lt;/li&gt;&lt;li&gt;&lt;em&gt;Her&lt;/em&gt; &lt;em&gt;attitude&lt;/em&gt;.&amp;nbsp; While many children have learned to make excuses, &lt;strong&gt;Breana &lt;/strong&gt;has learned a &amp;quot;can do&amp;quot; attitude.&amp;nbsp; No matter the challenge, she meets it with grace and determination.&amp;nbsp; In this, her first year playing softball, she is pitching.&amp;nbsp; When she decided that she wanted to try pitching, she committed herself to helping her team by being the best pitcher she could be.&amp;nbsp; Never have I heard her say, &amp;quot;I can&amp;#39;t&amp;quot; when she is coached to do something differently.&amp;nbsp; She gets in there, pushing up her Roxy sweatshirt sleeves and does it.&lt;/li&gt;&lt;li&gt;&lt;em&gt;Her&lt;/em&gt; &lt;em&gt;generosity&lt;/em&gt;.&amp;nbsp; &lt;strong&gt;Breana &lt;/strong&gt;gives.&amp;nbsp; There is no more to say than that.&amp;nbsp; She gives of her time, her energy, her money, and most importantly, herself.&amp;nbsp; Most of the things she does have been done to encourage someone else.&amp;nbsp; &lt;/li&gt;&lt;li&gt;&lt;em&gt;Her strength&lt;/em&gt;.&amp;nbsp; When we named &lt;strong&gt;Breana&lt;/strong&gt;, we did not know initially that her name meant &amp;quot;Strong&amp;quot;.&amp;nbsp; But once we had decided on the name, I looked up it&amp;#39;s meaning.&amp;nbsp; I was glad for the meaning as I wanted a leader.&amp;nbsp; I wanted for my daughter to be strong and know who she was/is.&amp;nbsp; She is as strong as they come, and at the same time, soft and delicate.&amp;nbsp; She is going to grow up to be an amazing woman.&amp;nbsp; I feel privileged that I get to be by her and watch what God has planned for her life.&lt;/li&gt;&lt;li&gt;&lt;em&gt;Her creativity&lt;/em&gt;.&amp;nbsp; While this may seem silly to some, it is truly one thing I love about &lt;strong&gt;Breana&lt;/strong&gt;.&amp;nbsp; She is an individual and she knows what she likes.&amp;nbsp; She beats to her own drummer, and her style demonstrates this truth.&amp;nbsp; &lt;strong&gt;Breana&lt;/strong&gt; has impeccable style in everything she does.&lt;/li&gt;&lt;li&gt;&lt;em&gt;Her work ethic&lt;/em&gt;.&amp;nbsp; &lt;strong&gt;Breana&lt;/strong&gt; entered grade four this year with a drastic change in expectations.&amp;nbsp; At the beginning, she was truly unaware of what it would take to earn her customary grades.&amp;nbsp; As we went about the process of working to achieve her goals, she chose to skip certain events in order to excel at something which mattered to her.&amp;nbsp; She is going to go far in life with an attitude like that.&lt;/li&gt;&lt;li&gt;&lt;em&gt;Her decency&lt;/em&gt;.&amp;nbsp; &lt;strong&gt;Breana&lt;/strong&gt; has a great grasp on what really matters in life.&amp;nbsp; She cares about the homeless.&amp;nbsp; When we ran by them this March for the Shamrock Run, her heart was scared for the individuals she saw.&amp;nbsp; She has a sense of fairness.&amp;nbsp; She knows inherently what is right and what is wrong.&amp;nbsp; She lives out her life with mercy and with grace.&amp;nbsp; &lt;/li&gt;&lt;li&gt;&lt;em&gt;Her life&lt;/em&gt;.&amp;nbsp; &lt;strong&gt;Breana &lt;/strong&gt;is a miracle.&amp;nbsp; With the cord wrapped around her neck twice, her birth was tumultuous.&amp;nbsp; Tens of hours after labor &lt;strong&gt;Breana&lt;/strong&gt; entered this world.&amp;nbsp; Within moments of&amp;nbsp;her birth, my health was in danger.&amp;nbsp; She has helped me fight and never give up even since that time.&amp;nbsp; When times are rough, I remember that God had (has) a purpose for her life.&amp;nbsp; And that I am a part of what will help to get her where she needs to be.&amp;nbsp; &lt;/li&gt;&lt;/ol&gt;&lt;p align=&quot;center&quot;&gt;&lt;img title=&quot;Breana turns nine&quot; Until just a brief moment later ~ when my cell phone rang.&amp;nbsp; Caller ID showed the name of a client of mine.&amp;nbsp; Cheerfully, I answered the phone to talk with Susan (name has been changed to protect client identity).&amp;nbsp; When I asked her how she was, how things were, she said to me, &amp;quot;They have been better....&amp;quot;&lt;/p&gt;&lt;p&gt;Which begged the questions, &amp;quot;What&amp;#39;s going on and how can I help?&amp;quot;&amp;nbsp; Susan proceeded to inform me that her husband was being deported back to South America.&amp;nbsp; Now before you go getting all crazy about this one way or another, let me explain this particular situation to you.&lt;/p&gt;&lt;p&gt;Mr. Susan has been in the United States for 18 or twenty years.&amp;nbsp; He was granted political asylum by&amp;nbsp;our government.&amp;nbsp; He married Susan and they have since had three beautiful (and still quite young) children.&amp;nbsp; Mr. Susan has been working very hard for several years and has had the legal ability to work here granted by the United States.&amp;nbsp; Now he has been given his marching orders.&amp;nbsp; Because the stability of the country he is returning to is so poor, he will be leaving Susan and their children here while they try to sort things out.&amp;nbsp; While they fight to get him back into the United States.&lt;/p&gt;&lt;p align=&quot;center&quot;&gt;&lt;img title=&quot;The United States Flag&quot; src=&quot;http://activerain.com/image_store/uploads/1/7/2/2/7/ar120715791272271.jpg&quot; They are attempting to learn all of their options with fairly limited financial resources.&amp;nbsp; She phoned me today hoping that I would have an idea.&amp;nbsp; A solution.&amp;nbsp; A plan.&amp;nbsp; I did not and I do not.&amp;nbsp;&lt;/p&gt;&lt;p&gt;So while I pray for wisdom, peace in their family, and financial provision for them.&amp;nbsp; I also ask you to join me.&amp;nbsp; You see &lt;em&gt;every foreclosure has a story&lt;/em&gt;.&amp;nbsp; &lt;strong&gt;They are not all about the so called mortgage meltdown.&lt;/strong&gt;&amp;nbsp; They are not all related to the subprime crises.&amp;nbsp; They often occur as life gets in the way of our own plans.&amp;nbsp; Mr. &amp;amp; Mrs. Susan are not in danger of foreclosure &lt;em&gt;yet&lt;/em&gt;.&amp;nbsp; They are smart people...and they have saved enough money for a few months worth of bills.&amp;nbsp; Let&amp;#39;s just pray that this family is protected physically, financially, and emotionally.&amp;nbsp; Dopey, Doc, Grumpy, Bashful, Sneezy, and Happy.&amp;nbsp; They each have their own issues and things we go through to clean their mortgage up.&amp;nbsp; It is my hope that you can learn from their &amp;quot;mistakes&amp;quot; rather than make them on your own.&amp;nbsp; Experience is a tough way to learn a lesson.&amp;nbsp;&amp;nbsp; Learn what you can here...and drop me a line when you are ready to discover what type of Dwarf you are!&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Sleepy&lt;/strong&gt;~ While purchasing or refinancing&amp;nbsp;a home, it is always a good idea to stay awake and alert.&amp;nbsp; Unfortunately, I have seen too many buyers (borrowers) who feel comfortable with their choice of lenders.&amp;nbsp; On occasion, though, once they are comfortable, something happens that turns the sweetest of homeownership dreams into a &lt;em&gt;nightmare&lt;/em&gt;.&amp;nbsp; It can be the loan consultant not locking in that great interest rate.&amp;nbsp; It can be that when they get to the closing table their loan all of a sudden has a pre-payment penalty.&amp;nbsp; The borrower has never heard of this before.&amp;nbsp; Nor do they know what to do.&amp;nbsp; There are many things that can be done to stay on track with this transaction.&amp;nbsp; First, pay attention to each signature you provide.&amp;nbsp; Only sign papers which you understand completely and agree with.&amp;nbsp; &lt;strong&gt;Many borrowers make the mistake of valuing only the closing documents.&amp;nbsp; Your initial&amp;nbsp; documents, though, are equally important.&lt;/strong&gt;&amp;nbsp; They can save you money in the end.&amp;nbsp; I would also&amp;nbsp;recommend that you ask your loan consultant to put their services in writing.&amp;nbsp; I recently began providing my clients a &lt;em&gt;&amp;quot;Bill of Rights&amp;quot;&lt;/em&gt; which I go over with them and sign.&amp;nbsp; These items are my&amp;nbsp;guarantees to them.&amp;nbsp; Guarantees that I will deliver what I promise in writing.&amp;nbsp; If you would like to see my Bill of Rights, I will gladly provide them to you prior to your making any commitment.&lt;/p&gt;&lt;p align=&quot;center&quot;&gt;&lt;img title=&quot;A Sleepy Borrower&quot; So, they take the commercials they have seen, the news they hear at the local &lt;strike&gt;village&lt;/strike&gt; coffee shop, and what their &amp;quot;friends&amp;quot; tell them, as gold.&amp;nbsp; What they should be doing is conducting some sort of research.&amp;nbsp; While it is true that the market is always changing, it is also true that there is a wealth of knowledge out there to understand mortgages in more layman terms.&amp;nbsp; If you yourself have been this type before, do not fear.&amp;nbsp; The simple cure to this is&amp;nbsp;to educate yourself.&amp;nbsp; Go to websites which are not trying to sell you anything.&amp;nbsp; Read books, articles, whatever you can get your hands on.&amp;nbsp; Talk with friends and family who have had &amp;quot;luck&amp;quot; in Real Estate.&amp;nbsp; The truth of the matter is that &lt;strong&gt;luck is only as good as your education&lt;/strong&gt; These clients do not know for sure yet which home they are going to purchase.&amp;nbsp; I will tell you what, though, this client who is already in the lenders system will get locked in with the best interest rate.&amp;nbsp; They bring their &amp;quot;A-game&amp;quot; every time I ask for anything.&amp;nbsp; The only caution which I would have to this type of borrower is to let the Mortgage Professional do their job ~ Occasionally this&amp;nbsp;type of borrower&amp;nbsp;believes they know everything.&amp;nbsp;&amp;nbsp;&lt;strong&gt;Remember that the mortgage industry is constantly changing and that a good Mortgage Professional will have more current information and knowledge than you can.&lt;/strong&gt;&amp;nbsp; Some of us love the grumpy borrower.&amp;nbsp; I, for example, realize that what many perceive to e grumpy or negative are actually just cautious individuals.&amp;nbsp; These borrowers are not quick to grant trust to any person with ease.&amp;nbsp; They are &amp;quot;grumpy&amp;quot; because they want their Mortgage Professionals to be honest, hard working, and on their toes.&amp;nbsp; Remember, too, that in the Disney classic, &lt;strong&gt;Grumpy was among the most loyal&lt;/strong&gt; to the Princess.&amp;nbsp; You &amp;quot;grumpy&amp;quot; borrowers are very loyal once you have been served the way that you would like.&amp;nbsp;&amp;nbsp; I would recommend to you that you get referrals for a great Mortgage Professional (let me know...I can get you a few live people to talk with)!&lt;/p&gt;&lt;p align=&quot;center&quot;&gt;&lt;strong&gt;&lt;img title=&quot;A &amp;quot;Grumpy&amp;quot; Interest rates are lower.&amp;nbsp; Home prices are lower.&amp;nbsp; &lt;strong&gt;You will never know what your best move is if you are too fearful -- too bashful to stand up and ask the question.&lt;/strong&gt;&amp;nbsp; There are homeowners all over the place who are too ashamed of their present situation to call out for help.&amp;nbsp; We can help you -- I can help you.&amp;nbsp; I may not even refinance you.&amp;nbsp; &lt;strong&gt;Time is of the essence in obtaining financing.&lt;/strong&gt;&amp;nbsp; You need to be healthy.&amp;nbsp; You need to take your vitamins -- to get your rest.&amp;nbsp; This type of borrower does not intend to slow down the process.&amp;nbsp; However, we Mortgage Professionals rely a lot on you -- the borrower -- to get information to us in a timely fashion.&amp;nbsp; Be prompt and punctual and your loan closing will be smooth!&lt;/p&gt;&lt;p align=&quot;center&quot;&gt;&lt;img title=&quot;A Sneezy Borrower&quot; Also, we happy types are very trusting.&amp;nbsp; As much as it goes against my nature to do so, &lt;strong&gt;do not trust everyone you meet to advise you on your home loan.&lt;/strong&gt;&amp;nbsp; When we do a new planting, we work the soil to prepare it for the life we are about to give it.&amp;nbsp; We are aware of the conditions in which we grow our garden and we do the best we can to help sustain the beauty that is sure to &amp;quot;spring&amp;quot; forth in the months ahead.&lt;/p&gt;&lt;p&gt;So it is in the mortgage and real estate industry.&amp;nbsp; There are times to prepare the soil, to fertilize the ground, to plant seeds and bulbs.&amp;nbsp;       <title>For The Love...of Kids -- My Book MeMe</title>
      <description>&lt;p&gt;Many, many moons ago, a friend of mine, Jennifer Bukaty, asked me to post a different style of a MeMe.&amp;nbsp; It was one I had not ever heard of and it is inspired by reading, a love of reading, and our favorite books.&amp;nbsp; I was completely overwhelmed.&amp;nbsp; It was the holiday season with so many things going on.&amp;nbsp; All of those things were designed for my children.&amp;nbsp; For the kidlets to enjoy the season, to remember what is important about the season.&amp;nbsp; To celebrate with family and with friends.&lt;/p&gt;&lt;p&gt;So...at that time, I decided that I would post my book MeMe on my favorite children&amp;#39;s books.&amp;nbsp; Those books which my children still ask me to read to them once in a bit.&amp;nbsp; Now that they are so grown up, at nine and eight years old...&lt;/p&gt;&lt;p&gt;Without further ado, then...the following are my five recommendations.&amp;nbsp; whether read to your child or read as a child, these stories are endearing.&amp;nbsp; And although I read many challenging stories in fiction and in reality, I must say that these books all invoke a sense of security, familiarity, and warmth.&amp;nbsp; In these cold winter days and nights, what more can we ask for?&lt;/p&gt;&lt;p&gt;&lt;a href=&quot;http://en.wikipedia.org/wiki/The_Velveteen_Rabbit&quot;       <description>&lt;p&gt;If you have read any of the other posts in this series, you know that two of the days (days 5 and 7) are more funny than clear and present dangers.&amp;nbsp; If you have missed any, you may still read them and let me know what your thoughts are.&lt;/p&gt;&lt;p&gt;Todays safety topic is a real danger all year around and particularly during the holidays.&amp;nbsp; &lt;strong&gt;Identity theft&lt;/strong&gt; has been on the rise over recent years.&amp;nbsp; As protection gets better with technology, so do the bad guys.&amp;nbsp; It is an unfortunate truth that we must be prepared for.&amp;nbsp; As I happen to be involved more on the financial side of Real Estate, I know that &lt;a href=&quot;http://en.wikipedia.org/wiki/Identity_theft&quot; title=&quot;Wikipedia definition on ID theft&quot; target=&quot;_blank&quot;&gt;identity theft&lt;/a&gt; needs to be watched.&amp;nbsp; And as such, my safety tips to prevent this and to correct it are as follows:&lt;/p&gt;&lt;p align=&quot;center&quot;&gt;&lt;img title=&quot;identity theft in action&quot; src=&quot;http://activerain.com/image_store/uploads/1/1/6/5/4/ar119817484845611.jpg&quot; height=&quot;107&quot; alt=&quot;identity theft&quot; width=&quot;130&quot; /&gt;&lt;/p&gt;&lt;ul&gt;&lt;li&gt;Keep and check all of your credit card receipts.&amp;nbsp; If you have a receipt with the entire sixteen digits showing, when you are done with it, destroy it.&amp;nbsp; Do not just throw it into the trash.&amp;nbsp; Make it unreadable to the thief.&amp;nbsp; They are not too proud to go through the trash finding receipts.&amp;nbsp; &lt;/li&gt;&lt;li&gt;Speaking of trash, do not throw away your mail soliciting you to accept any financial offers.&amp;nbsp; They need to be destroyed by shredding or burning them.&amp;nbsp; Again, it takes the option away for the desperate thief.&lt;/li&gt;&lt;li&gt;Maintain a list of your credit cards with each institution,&amp;nbsp;their phone number, and your account number.&amp;nbsp; That way, if a card is lost, you can put a stop on it immediately.&amp;nbsp; Be sure to keep this paperwork in a safe place and separate from the cards themselves.&amp;nbsp; Do not forget to include your debit card number as well.&amp;nbsp; That one will have the most immediate impact if it has been stolen.&lt;/li&gt;&lt;li&gt;Check your credit report annually for possible identity theft issues and mistakes.&amp;nbsp; You may check for that at &lt;a href=&quot;https://www.annualcreditreport.com/cra/index.jsp&quot; title=&quot;Free Annual Credit Report&quot; target=&quot;_blank&quot;&gt;Annual Credit Report&lt;/a&gt;.&amp;nbsp; If you do happen to find something erroneous, immediately follow the recommendations by the agency on filing an alert.&amp;nbsp; &lt;/li&gt;&lt;li&gt;Do not share your financial information, drivers license, social security number, account numbers -- anything with anyone.&amp;nbsp; Be wary when you are asked for such personal information.&amp;nbsp; It is better to be safe than to be sorry!&lt;/li&gt;&lt;/ul&gt;&lt;p align=&quot;center&quot;&gt;&lt;img title=&quot;ID theft victims&quot; src=&quot;http://activerain.com/image_store/uploads/2/3/3/1/4/ar119817488941332.jpg&quot; height=&quot;87&quot; alt=&quot;mass of id theft victims&quot; width=&quot;116&quot; /&gt;&lt;/p&gt;&lt;p&gt;Be safe throughout the holiday season and all year long financially.&amp;nbsp; What happens today will affect us tomorrow!&amp;nbsp; Enjoy your Christmas season with your friends and family.&amp;nbsp; I will be looking forward to hearing great stories of your times spent together and memories shared!&amp;nbsp; Of course, I will also be available to help you with your commercial and home financing needs.&amp;nbsp; &lt;/p&gt;&lt;p&gt;I will be watching, reading, and writing.&amp;nbsp; And...checking into our credit reports!&amp;nbsp; :)&lt;/p&gt;</description>

      <title>Twelve Days of Safety ~~ On the Seventh Day (Here's to you Paul Slaybaugh)</title>
      <description>&lt;p&gt;At this time, I would like to mention another of my favorite safety warnings.&amp;nbsp; This was the original suggestion by one &lt;a href=&quot;http://activerain.com/rayandpaul&quot; But first, I must explain the history...so bear with me, please...&lt;/p&gt;&lt;p&gt;Not too long ago, Mr. Slaybaugh had a bad encounter with one of Santa&amp;#39;s reindeer.&amp;nbsp; You may have heard of &lt;a href=&quot;http://www.angelfire.com/ca2/cmascorner/Blitz.htm&quot; title=&quot;info on blitzen&quot; target=&quot;_blank&quot;&gt;Blitzen&lt;/a&gt; before.&amp;nbsp; Most of us have.&amp;nbsp; Not many of us, however, would recognize him specifically were we to see him.&amp;nbsp; Paul, sadly, can.&amp;nbsp; You see...he was knocked down rather brazenly by the alleged reindeer and his accomplice, Comet.&amp;nbsp; It is to this end that our friend has become a bit unstable.&amp;nbsp; As we speak, he is planning attacks on Santa and his Reindeer.&amp;nbsp; To that end, Paul has suffered death threats from the elves.&amp;nbsp; You know, times being slow and all, they need to keep their jobs.&amp;nbsp; And if Santa goes out of business over Paul&amp;#39;s revenge of the reindeer...those elves will be on unemployment!&amp;nbsp; From the sounds of the letters that Paul has been receiving...at all hours of the night, he has determined them to be drunk and raving mad lunatics.&amp;nbsp; He even goes so far as to call them knee biters!&amp;nbsp; Well, the truth be told, there may be some truth to Paul&amp;#39;s fears.&lt;/p&gt;&lt;p align=&quot;center&quot;&gt;&lt;img title=&quot;Santa and lead Reindeer Comet&quot; A phenomenon rare to be sure.&amp;nbsp; How can a jolly old man make a child cry after all?&amp;nbsp; When I spoke with the boy&amp;#39;s mother, she said that Santa had whispered to the young boy that he would not be getting a &lt;a href=&quot;http://en.wikipedia.org/wiki/Thomas_the_train&quot; title=&quot;Thomas the train&quot; target=&quot;_blank&quot;&gt;Thomas the Train&lt;/a&gt;.&amp;nbsp; Oddly enough...that is the exact gift that Paul has demanded for &lt;em&gt;his&lt;/em&gt; son.&amp;nbsp; With less demand for toys, they work in shifts, drinking away the remaining six months of the year.&amp;nbsp; Eggnog, to be sure, is something to have in small doses rather than gallon jugs.&amp;nbsp; And remember, they are pint sized...so a little goes a long way!&lt;/li&gt;&lt;li&gt;Due to the fear of failure that the elves are feeling, I did find a few obscure reports that they have been biting the knees of those who do not believe.&amp;nbsp; Many people initially thought them to be spider bites, but further evidence has proven the DNA belongs to North Pole elves.&lt;/li&gt;&lt;li&gt;Finally, they are mad at all who do not believe.&amp;nbsp; Therefore, they try to prove themselves real rather than fiction or myth.&amp;nbsp; As such, there was one elf who was willing to speak on condition of anonymity.&amp;nbsp; He confessed to the fact of sending Paul (and others) vicious hate mail and death threats.&amp;nbsp; He passes along his apologies if you have been, &amp;quot;among the many victims&amp;quot;.&lt;/li&gt;&lt;/ol&gt;&lt;p&gt;In light of my reearch, I feel that I owe it to Paul to give a few warnings about these elves.&amp;nbsp; I do not profess to expertise here.&amp;nbsp; Rather, I can only give my thoughts on how to calm their terrified little minds, therefore bringing peace back to their region and ours.&amp;nbsp; Here goes...&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;strong&gt;Believe!&amp;nbsp; Believe in Santa&lt;/strong&gt; and in the fact that he is a giving saint.&amp;nbsp; He is alive and well with the Spirit of Christmas.&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Be kind to those little elves.&lt;/strong&gt;&amp;nbsp; They have had a hard road the past ten years or so.&amp;nbsp; They are like scared children unsure of what their future hold.&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Wear shin guards and knee protectors.&lt;/strong&gt;&amp;nbsp; You can find them at any sporting goods store.&amp;nbsp; Nike is our preferred brand.&amp;nbsp; They really work well.&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Pay attention to your surroundings!&lt;/strong&gt;&amp;nbsp; If you are at a shopping facility, the elf ratio is much higher.&amp;nbsp; They are trying to minimize the shopping year round, so that there is more job opportunity for them!&lt;/li&gt;&lt;/ul&gt;&lt;p align=&quot;center&quot;&gt;&lt;img title=&quot;Elves&quot; That could have gone to your closing costs, your down payment, home repairs, an emergency fund,&amp;nbsp;retirement account, tax deferred college savings for your kidlets and so many other places.&lt;/p&gt;&lt;p&gt;While I am sure that this message is not popular, &lt;strong&gt;I am sure that we all want this housing market to stabilize.&lt;/strong&gt;&amp;nbsp; In doing so, we mortgage professionals need to be able to get loans closed.&amp;nbsp; If your credit balance is too high on your credit cards (revolving accounts)...guess what??!!&amp;nbsp; Low credit scores will come around to you.&amp;nbsp; Low credit scores mean less available programs.&amp;nbsp; Often with higher down payments required.&amp;nbsp; If you have not saved any money...how do you hope to have a down payment ready?&lt;/p&gt;&lt;p align=&quot;center&quot;&gt;&lt;img title=&quot;past due bills&quot; If you have the cash to spend, go ahead and spend it.&amp;nbsp; You will make smarter purchases and buy things that you really like or need.&amp;nbsp; Watching the money leave our hands never to return brings us a deeper realization and cuts back the rationalization!&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Stop lying to yourself.&lt;/strong&gt;&amp;nbsp; While it is true that some people do pay their balance off in full each month, most do not.&amp;nbsp; That is why the credit card businesses are alive and well.&amp;nbsp; Too many people say they will use their card so that they can get airline miles or cash rewards or whatever.&amp;nbsp; If you do not pay your card off, though, you will not make it better, you will make it worse.&amp;nbsp; Your cash reward would not even pay the month or two of interest.&amp;nbsp; Nor would your airline ticket cost you as much as your minimum monthly payment or your interest fees!&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Realtors, advice your shopping clients &lt;u&gt;not&lt;/u&gt; &lt;/strong&gt;&lt;strong&gt;to overspend.&lt;/strong&gt;&amp;nbsp; It may affect their ability to buy a home and your ability to make some money!&amp;nbsp; Refi&amp;#39;s are not even &amp;quot;easy&amp;quot; to do anymore, so that is not much of an option unless a client has a ton of equity!&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Do your best not to get too wrapped up emotionally in the season.&lt;/strong&gt;&amp;nbsp; Marketing ploys make you think that love and giving is synonymous.&amp;nbsp; It is not.&amp;nbsp; My favorite gifts are not always the most expensive and (hopefully) if the truth be told, neither are yours.&lt;/li&gt;&lt;/ul&gt;&lt;p&gt;While I am all about giving, sharing, and loving Christmas.&amp;nbsp; for today!!!&lt;/p&gt;&lt;ul&gt;&lt;li&gt;About seven years ago, I was in a terrible roll over car accident.&amp;nbsp; While I broke the second vertebrae in my neck, our son had to be life flighted to a local children&amp;#39;s hospital.&amp;nbsp; It was at that time that I found out I was allergic to morphine.&amp;nbsp; Boy was that bad news...being strapped down, unable to move, and needing to throw up!&amp;nbsp; Yuck...Some things you never want to do.&amp;nbsp; Breaking your neck would be one of those things.&amp;nbsp; However, it was by the Grace of God I survived and was not paralyzed.&amp;nbsp; My neurosurgeon called it a &amp;quot;miracle&amp;quot;!&lt;/li&gt;&lt;li&gt;I lost my Daddy and a true hero when I was thirty.&amp;nbsp; Which means parents enjoy it...which means money in his pocket!&#160; Oh well, I hope he is making smarter money choices these days!&#160; :)&lt;/p&gt;&lt;p&gt;9.)&#160; &lt;strong&gt;White Christmas&lt;/strong&gt; ~&#160; More a movie for our parents' times.&#160; A great movie nonetheless, full of values and history (almost).&#160; Well, with the black and white feature at least there is a contrast of how generations and technology go.&#160; We have actually had the conversation on this one...perhaps you have too!&lt;/p&gt;&lt;p&gt;8.)&#160; &lt;strong&gt;The Grinch&lt;/strong&gt; ~&#160; &lt;a href=&quot;http://en.wikipedia.org/wiki/Jim_Carrey&quot; Little Ralphy shooting his eye out...the hilarious scene with the tongue stuck to the flagpole, the Dad losing his temper, and his control, and of course...the dogs eating the Christmas dinner.&#160; All sorts of reality tied up with laughter!&#160; You may need to fast forward the part showing Dad's lack of control...too many expletives for kidlet ears, I think!&#160; :)&lt;/p&gt;&lt;p&gt;6.)&#160; &lt;strong&gt;The Nativity&lt;/strong&gt; ~&#160; I make no apologies for being a faith filled girl.&#160; So, I am putting this out here.&#160; The movie is well done for sure.&#160; The interpretation is believable to me, and the story&#160;is compelling!&#160; If you have not seen this one, you should watch it and respond with your comments.&#160; :)&lt;/p&gt;&lt;p&gt;5.)&#160;&lt;strong&gt; Miracle on 34th Street&lt;/strong&gt; ~&#160; In case of a lively debate...let me just start this by saying both versions are good.&#160; I, personally, prefer the newer version.&#160; The quality is better and I enjoy the little girl who plays the role.&#160; Besides, Dylan McDermott is dreamy with his dark hair and bright eyes.&#160; &lt;/p&gt;&lt;p&gt;4.)&#160; &lt;strong&gt;Elf &lt;/strong&gt;~&#160; Another comic worth mentioning.&#160; Although not from &quot;In Living Color&quot;, he is from SNL.&#160; This movie is both sweet and goofy.&#160; We all have a lot of laughs from this slapstick comedy.&#160; We also get to snuggle in as a family and learn to love one another again.&#160; Who could ask for a better Christmas miracle than rekindled love and appreciation.&#160; Feeling warm enough, now??&#160; :)&lt;/p&gt;&lt;p&gt;3.)&#160; &lt;strong&gt;A Charlie Brown Christmas&lt;/strong&gt;~&#160; While a short film, it still remains a classic in my book!&#160; An endearing story of sadness turned hope...enough said!&#160; Well, almost!&#160; I love Lucy because we are so much alike!&lt;/p&gt;&lt;p&gt;2.)&#160; &lt;strong&gt;It's A Wonderful Life&lt;/strong&gt; ~ I am &lt;em&gt;not&lt;/em&gt; so certain that every time a bell rings an angel gets it's wings.&#160; I &lt;u&gt;am&lt;/u&gt;certain that this movie portrays the value of life...our own lives.&#160; It demonstrates that we all have a purpose and that the world just would not be worthwhile without each one of us.&#160; What a Christmas gift...realizing that we have worth.&lt;/p&gt;&lt;p&gt;1.)&#160; The best Christmas movie of all time is ... &lt;strong&gt;National Lampoon's Christmas Vacation&lt;/strong&gt;~&#160;       <title>Too Little (Time)  ~ Too Late</title>
