Lately, I've been realizing that social networking 2.0 is here to stay. So I figured that I might want to get involved on a deeper level than a casual user. Upon jumping in, I can't help but feel overwhelmed with the information and learning curve. I mean Active Rain is enough to keep you up for a week straight, but then add Facebook, Twitter, Linkedin, Myspace...I feel like I'm way behind! I'm never one to get discouraged...so I'm just going to jump right in. It's never too late to get with the program!

 

Hi everyone! I've been putting together some ideas in my head and one popped out earlier today that I thought I would ask here for some help with it.

I'm looking for a way to reach the REALTORS who have active investors that are looking for residential real estate. Obviously, Active Rain is a great place to start...but there doesn't seem to be a section geared for us just to network for the benefit of putting investors together.

I have several homes listed that would make excellent investments, but I am having a hard time getting the information to the people who need it...mainly the investors via their REALTORS.

So I ask...does anyone have a suggestion on how I can accomplish this? Anyone else have the same problem? Is there a place on AR that I haven't seen that can help with my plight...or should I create one and how?

Maybe I think too much....but surely I'm not alone in this problem.

 

After my thoughts on time and the lack thereof that I seem to struggle with....I received a comment from someone, Thanks to you, that the only way they get anything done is to make a To Do List.

I have one from time to time too, but it never seems to be consistent. I always have too much to do. If I made a list today, it would look something like this....

  1. Make Coffee and pray it wakes me up
  2. Make another cup because I'm not functioning
  3. Check email on multiple accounts
  4. Read blog posts and write another
  5. Stop blogging on AR and get to work
  6. Assess the LAUNDRY situation and get that going
  7. Make breakfast for my daughter / boyfriend / boyfriend's mom
  8. Take shower
  9. Get dressed
  10. Make bed and do dishes
  11. Feed dogs
  12. Water flowers
  13. Clean out car
  14. Load computer, active files, etc myself and daughter in car to first appointment at 11
  15. Show my listing at 1209 NW 41st
  16. Check out house down the street that's going on the auction block on Sunday
  17. Stop and get lunch before next appointment
  18. Pick up shoes from Shoe Repair Store
  19. Go to Open House at my next listing 2717 Amesbury Lake Drive in Edmond
  20. Weed the flower bed while we wait for buyers
  21. Go home
  22. Cook Dinner
  23. Another load of laundry
  24. Check mail and reply
  25. Check AR and write a blog post
  26. Go to bed so I can get up early to replay to do list

So, as you can see, it gets hysterical if I write it all down.

In my opinion, it's better to have a to do list that looks like this:

  1. Stay Positive at all costs
  2. Re-read Number 1

With only 24 hours in any given day, I find myself searching for more time. I'm sure I'm not alone in this quest, but lately, since I've been gearing up my technology so to speak, I find that I am simply running out of time to get everything accomplished. I want to learn everything I can about active rain, so I browse through the blog posts....ending up in a black hole of information and forgetting where I was, or even what I started to do in the first place. I was looking for blogging basics and wound up reading about some crazy buyer/seller transaction that went south...and then those comments took me to loan sharks beware.....and well, you get the point. I didn't get to the blogging 101 I was looking for, but I was enlightened nonetheless. So, one full day into my quest to be a blogger, I am felling overwhelmed and looking for more time.

I just have to remind myself that we all get the same amount everyday. I just need to find ways to work smarter and faster.

PS - Notice anything strange about this photo? This is what an F1 Tornado will do....the smallest tornado on the scale. Imagine what an F5 would like like.......Happened last Sunday night - this is 8 blocks from where I live in Edmond. Scarry!

Hey, this isn't so hard after all....and whoever said "he felt sorry for me" I'm beginning to understand what he meant. I woke up this morning and had the strangest urge to.....BLOG! How funny. I couldn't wait to read my comments and see what others had to say. So to all you vetern bloggers out there....thanks for all your positive feedback. I take your suggestions to heart and I will keep on writing and learning.

Real Estate Related...

I'm in Oklahoma City, and have been since 1989, give or take a few months I "moved" to Pismo Beach for what was more like a long term vacation than anything else. I've been working in real estate since 2001, first in Residential Mortgages, then Real Estate News, and now I'm a REALTOR and a full time investment coordinator. What I've discovered about Oklahoma City is that it is like no other city I've visited...and I've been to more than most!

I've visited Chicago, Dallas, Los Angeles, San Diego, San Francisco, Houston, Phoenix, Denver, Kansas City, Miami, Ft. Lauderdale, Atlanta, Charleston, Myrtle Beach, New York, Philly, Detroit, St. Louis, New Orleans, Austin, El Paso, Las Vegas.....just to name a few in the US. I used to think that Oklahoma City didn't belong in the same category...but after almost 20 years....I can tell you it's BETTER than all of those cities. And here's why...

1. Space - Oklahoma City Metro is one of the largest cities in terms of LAND AREA. So everyone has space and nothing is really congested. No traffic, unless there's an occasional accident. No rush hour, except for like 10 min or so...it's just easy to be comfortable. You can get to the airport from just about anywhere in the city in less than 20 minutes anytime of the day. Once there, you almost never wait in line. That's NEVER happened to me in any of the "big" cities above.

2. Affordability - Oklahoma City Metro is AFFORDABLE beyond belief. Here's an example...

This is one of my listings...it's been completely remodeled, hardwood floors, 2 beds / 1 bath, HUGE Fenced yard, 2 miles to an Interstate for $39,900. Where, in any major city, could you duplicate that?

And how about this....

Just sold this one. Duplex 1 bed / 1 bath on each side. 1200 sf in a HISTORIC DISTRICT called the Paseo.

Bought it for $28K, renovated it, and sold it for $70K. $70K for a completely remodeled duplex...each side will rent for $500. Do the math. Tell me that's not AFFORDABLE.

AND - OKC is still appreciating. We aren't affected by the BUBBLE, or whatever the national news media is calling it.

3. The People. This should probably be #1 - but what is great about OKC is the type of person that lives here. Not always, but almost always, everyone is friendly. Total strangers will wave as you pass by on the street, people hold doors open for you almost always, say thank you and please, will let you change lanes if you use a signal, offer assistance in the masses in times of trouble, it's undoubtly the friendliest big city in the Nation.

I have more...and will post as we go. But the bottom line is this...If you are considering getting out of your BIG CITY because the market is tanking or tanked....consider Oklahoma City as a viable option. If you are looking for a great place to invest, call me! These deals are all over the place and they totally make perfect sense.

What I should have said is....Does anybody have any suggestions on the fastest way to learn how to blog on Active Rain? Short cuts, tips, tricks, hints, etc.....

Not begging...but nicely asking for some friendly help on the subject.

What the heck are tags, links, points>>????...How do you choose what to Post To? .I feel so "out of the loop" so to speak. I know things take time, but don't you wish you could just press a button and BAM - Presto - You know everything all at once.

That would be helpful right about now...

Here's my first photo....hope it works! My Max decided to take a nap...and the grass wasn't cuttin it...so he did what any normal dog would do....walked over to the patio, grabbed the cushins off the chairs, and made himself comfortable. Good boy - so much for the pillows!

Everyone has to start somewhere.

Even if it sucks admitting that you're a newbie. At least for me it does. I'm not new to Real Estate, or writing for that matter. But Blogging - not so up to speed. I thought I would research it...figure out what the heck I'm doing...and then start my "blog", but then - hey - I could just write about the experience of blogging and then get started all at once.

It's my opinion that real estate is convuluted. My last few days have been filled with IT and Technology crash courses out the yin yang. What I've decided is this.... You MUST master all forms of technology available to optimise exposure in order to succeed at the highest level.

Simply put - I MUST learn technology and learn it fast!

Hopefully my next post will be a testament to what I've learned.
