I visited a new home site last weekend, and the on site sales person was very friendly and eager to 'make a deal' with our buyer.  She hinted that our buyer might be able to get concessions, like a fence built, a refrigerator for the kitchen, etc., and she said that the prices on the homes are negotiable.

I had heard about Magic Jack on TV and from other Realtors.  This is the little connector that attaches to your computer, and you attach your phone to Magic Jack. And you get really cheap phone and long distance service.  I had heard raves about it.Yesterday I went to Radio Shack and purchased one and the salesman said he also has one which he loves.  So simple to install he said.I plugged it into my computer and nothing.  I clicked on the 'chat with me now' button and spent at least 2 hours trying all the solutions 3 customer service people … (4 comments)

I admit that I don't even try to be a mortgage expert.  I leave that to professionals who keep up with the daily changes in the mortgage market.  I like getting information, however. One email I received this week from Michael Sigmon, Churchill Mortgage, Brentwood, TN was very interesting: "Did you know that Senior clients (62 years of age and older) can use a Reverse Mortgage to fund the purchase of a home?

The $8,000 Tax Rebate and NonResident Aliens - 09/19/09 10:15 PM
A young couple from another country is working with us to buy a home.  They are post graduate researchers at a large medical school here.  They have mentioned getting the rebate when they close on their home, and it occurred to me that they may not qualify because they may come under the category of 'nonresident alien.'  Not knowing what 'nonresident alien' means exactly, I searched the IRS website for information.  
The IRS says that a person is are considered a resident alien if they met one of two tests for the calendar year.

IRS Newswire, IR-2009-083, issued September 17, 2009, states that the First-Time Homebuyer Credit has so far provided rebates to 1.4 Million families, and more claims are expected. 
Also, with the deadline quickly approaching, the Internal Revenue Service today reminded potential homebuyers they must complete their first-time home purchases and close by Nov. 30, 2009 to qualify for the special first-time homebuyer credit.

I am working with a California resident who wants to buy a house for a family member in Tennessee.  The buyer, himself, is not moving here.One lender at a large, regional (maybe even national) bank left me a message that their bank does NOT lend to residents of California to buy here.  While I wait for the lender to call me back with a little more information as to 'why,' does anybody here know 'why.'
