The End Of The Third Quarter Might Mean A Good Deal On A New Home - 09/28/09 09:09 PM
I visited a new home site last weekend, and the on site sales person was very friendly and eager to 'make a deal' with our buyer. She hinted that our buyer might be able to get concessions, like a fence built, a refrigerator for the kitchen, etc., and she said that the prices on the homes are negotiable. I asked her if management was being flexible because the end of the third quarter comes up on September 30, and she said 'yes.' Builders will close out their books for the quarter and would like to lower their inventory by having as many properties as possible be under (2 comments)
Magic Jack Should Hire Me! - 09/25/09 11:43 AM
I had heard about Magic Jack on TV and from other Realtors. This is the little connector that attaches to your computer, and you attach your phone to Magic Jack. And you get really cheap phone and long distance service. I had heard raves about it.Yesterday I went to Radio Shack and purchased one and the salesman said he also has one which he loves. So simple to install he said.I plugged it into my computer and nothing. I clicked on the 'chat with me now' button and spent at least 2 hours trying all the solutions 3 customer service people (4 comments)
Reverse Mortgages Might Help A Senior Buy A Home - 09/24/09 08:41 AM
I admit that I don't even try to be a mortgage expert. I leave that to professionals who keep up with the daily changes in the mortgage market. I like getting information, however. One email I received this week from Michael Sigmon, Churchill Mortgage, Brentwood, TN was very interesting: "Did you know that Senior clients (62 years of age and older) can use a Reverse Mortgage to fund the purchase of a home? The typical client for this type of loan has a substantial down payment for their home purchase. Most are folks that have sold a home and have available (1 comments)
The $8,000 Tax Rebate and NonResident Aliens - 09/19/09 10:15 PM
A young couple from another country is working with us to buy a home. They are post graduate researchers at a large medical school here. They have mentioned getting the rebate when they close on their home, and it occurred to me that they may not qualify because they may come under the category of 'nonresident alien.' Not knowing what 'nonresident alien' means exactly, I searched the IRS website for information. The IRS says that a person is are considered a resident alien if they met one of two tests for the calendar year. The first test is the "green card test." (3 comments)

California Residents Excluded From Buying - 09/04/09 07:24 PM
I am working with a California resident who wants to buy a house for a family member in Tennessee. The buyer, himself, is not moving here. One lender at a large, regional (maybe even national) bank left me a message that their bank does NOT lend to residents of California to buy here. While I wait for the lender to call me back with a little more information as to 'why,' does anybody here know 'why.' Thanks,Sarah in Nashville (0 comments)
I like to share insights about real estate, but we also like to write about life outside of real estate. We also love to read the wisdom and inspiration of others.
Nashville TN is an exciting city with many types of restaurants, several colleges and universities, and many styles and prices of housing. We love living and working in Nashville, and invite you to email or phone us with questions about living in the area, or just to talk about your future plans.
We have a diverse clientele; some are investors who want to buy more properties; some are investors who want to sell their portfolio; some are seniors who want to downsize; some are relocating executives who need a spacious home for entertaining and living comfortably. We have bank customers whose foreclosure & REO properties we list and sell.
We never rush our clients to make a decision, as we work on your schedule, not ours. We can refer you to private lenders, mortgage lenders, and other vendors in the area. And, of course, we never accept a fee for referral to a vendor or lender. Even though vendors come highly recommended to us, or we have had personal experience with their work, you should always interview them and get other references and come to your own comfort level with them.
Our work helps support Founding Family Charitable Foundation, a 501-C-3 nonprofit.
