Don't forget to check the attic when packing to move! - 11/29/10 09:21 PM
Some of us have attics and some don't. Attics are wonderful places to stash boxes of papers, knick knacks, magazines, etc. When packing to move, don't forget the attic! And when buying and doing a final inspection, don't forget to check he attic! You may like treasures and looking in other people's boxes. If so, you won't want to make a big point of the attic's being clean when you close. If you hate dragging out dusty boxes of other people's stuff, then make sure the seller gets all their stuff out of the attic before closing. If you are the

Be Careful Frying Those Turkeys! - 11/23/10 03:21 PM
I have never fried a turkey, and probably won't after reading the guidelines below. The Franklin TN Fire Department offers some safety tips. According to the National Fire Protection Association (NFPA), home cooking fires nearly triple on Thanksgiving - and frying causes the greatest risk of home cooking fires. NFPA statistics show that deep fryer fires cause an average of five deaths, 60 injuries, and more than $15 million in property damage each year. Most cooking fires happen when cooking is left unattended, so you have to stay with your food and pay close attention. Other tips: · Never use turkey fryers on wooden decks or in garages.

Anybody know these people? - 11/23/10 09:59 AM
A reader/writer on our neighborhood listserv posted a note saying that she found a laptop computer in the road near her house. She also posted a photo on the Yahoo site which was found on a disc, and she asked if anybody recognized the family. I happened to recognize them as the daughter, husband, and grandchildren of a friend of mine. These 'kids' don't live near us. In fact, I think they live 20 miles or so away. And I don't actually know their names. I just know who they are. I immediately emailed the grandmother, left her a voice mail message, AND a message on

How to Buy a Bank Owned home - 11/18/10 09:51 AM
Kathy has compiled a great list of reminders for buyers who are interested in foreclosures. A couple of things I might add: List price is determined by input from the listing agent, from an appraiser, and probably from a couple more BPOs (broker price opinions) done by other Realtors. The lender is the final decision maker on the initial list price. They may reduce the price as time goes on and if no good offers come in. Also, they usually require a monthly report from the listing agent as to showings and feedback and new comp sales, and so they are constantly monitoring

Don't Short Cut The Important Things In Life. - 11/13/10 02:28 PM
After I write this, I am on my way to the hospital to see a friend of 40 years. Through the years, life has taken us on different paths, but we have always picked up where we left off when we get back together. She has a busy job, travels a lot, and we email on occasion to see when is a good week to schedule lunch. Unfortunately, we have let the times slide by the last few months and have not gotten together. Now she is ill with, possibly, a life threatening illness, and I am MAKING time to see her. This is just

Free Radon Test Kits From The State of Tennessee - 11/09/10 11:06 AM
The State of Tennessee is giving away free radon test kits. The following information is on their website: Radon is a radioactive gas that comes up from underground rocks and enters homes through crevices, building up to unsafe levels in enclosed environments such as a house. Radon is the leading cause of lung cancer in non-smokers. Go to this website to order a free test kit from the State of Tennessee: http://www.state.tn.us/environment/ea/radon/ or by calling 1-800-232-1139.If your test kit detects a radon problem, the good news is remediation is inexpensive. You might want to contact a home inspector for more information or for

Are you in Nashville TN and need leaves raked? Get it done, Support a good cause. - 11/06/10 05:20 PM
This is an opportunity to get your leaves raked and support a good cause. A club at Vanderbilt University, in Nashville TN, the Vanderbilt WishMakers, benefits the Make-A-Wish Foundation of Middle Tennessee. They are about to begin their annual fundraiser, the Rake-A-Thon, and are in search of homeowners willing to participate! They send groups of volunteer students to rake the lawns of homeowners in exchange for a donation that goes directly towards granting a wish of a child with a life threatening illness. They suggest a $40 donation per hour of raking. This is probably cheaper than hiring a service to rake your lawns, and the money goes to a wonderful cause!Go

This Might Be Good Tax News For Investors - 11/05/10 01:17 PM
Time is getting short to sell investment property in 2010. However, we are passing along some information we received from our accountant which may be helpful to your clients who own investment property....especially for the ones who would like to sell, but hate to think of the taxes owed. Also, they may not want to do a 1031 exchange, because really and truly they want to get out of the landlord business. Disclaimer-we are not accountants and your clients should check with their financial professionals to check the accuracy of our information and also to see if it applies to their

The Buyer Paid HOW Much?? - 11/04/10 02:04 PM
I think it is less likely for buyers to overpay now than a few years ago. I have never seen such astute buyers with so much information and ways to get comparable information. But it is still possible to overpay. A buyer's agent will give you comps in the neighborhood and give you expert advice on the value. They may even consult with their office for a group consensus if it is a hard to price property. Perhaps there were other terms involved....maybe it was part cash, maybe the sellers took a huge second mortgage, MAYBE the buyers were just having a

Don't Get Stuck on Your Price! - 11/04/10 01:21 PM
We, agents and sellers, have to pay attention to the listing price. Buyers are following each other around looking at the same houses. They make multiple offers on the best priced one. The 'losers' will come back if you reduce your higher priced home. Plus, if houses around you are selling for less, that is going to affect the appraisal and your higher priced house may not appraise even IF you do get a higher offer. Sarah Via Vanessa Saunders MBA MIMC (Baer & McIntosh Real Estate): In today's ever changing real estate market, it is imperative that a real estate listing agent and his/her seller continuously re-evaluate the

The Smells Of Home - 11/03/10 08:23 PM
If you have seen many homes at all, you probably notice that there are a dozen, or so, types of smells that hit you when you walk in the front door. Many times I can tell what kind of house it is going to be by the smell. Little Old Lady Moth Ball Smell Cigarette smoke smell Pets smell Musty smell Clean, scrubbed smell New paint and/or new carpet smell Air freshener smell Baking cookies smell Do you think of any other smells in a house, and what are your expectations of the house when you first smell them? The Secret Angels Among Us.... - 11/02/10 10:18 PM
I emailed a friend who has just finished cancer treatment to ask her how she is doing. Her email back to me made my day: ...funny you should ask..I think I mentioned I have a "pass it forward" lady I take care of, well, not anymore as she is done now with her chemo. She's still bald, and my hair is still short but fuller. We decided to go out to eat at Outback and have some red meat. The wait person asked if we were celebrating anything and my "friend" mentioned we were newly cancer free. Had a lovely meal. When I asked for

I like to share insights about real estate, but we also like to write about life outside of real estate. We also love to read the wisdom and inspiration of others.
Nashville TN is an exciting city with many types of restaurants, several colleges and universities, and many styles and prices of housing. We love living and working in Nashville, and invite you to email or phone us with questions about living in the area, or just to talk about your future plans.
We have a diverse clientele; some are investors who want to buy more properties; some are investors who want to sell their portfolio; some are seniors who want to downsize; some are relocating executives who need a spacious home for entertaining and living comfortably. We have bank customers whose foreclosure & REO properties we list and sell.
We never rush our clients to make a decision, as we work on your schedule, not ours. We can refer you to private lenders, mortgage lenders, and other vendors in the area. And, of course, we never accept a fee for referral to a vendor or lender. Even though vendors come highly recommended to us, or we have had personal experience with their work, you should always interview them and get other references and come to your own comfort level with them.
Our work helps support Founding Family Charitable Foundation, a 501-C-3 nonprofit.
