More Info - Fannie Mae Deed For Lease/Lease Back Program

I posted a request for information on this program yesterday. After doing a little more research myself I have gotten a few facts. If you want the full servicing guide, click below.

1. Borrowers may execute a lease of up to 12 months in conjunction with a DFL.

2. They are charged market rent, and this rent can't be more than 31% of the borrower's income.

3. The mortgage can't be guaranteed by FHA, VA, etc.

There are other stipulations which you can read by clicking below. As usual, this does not seem to me to be an easy fix for the problem of keeping people in homes. It seems, that for one thing, if the borrower can't pay the mortgage, for loss of a job, for instance, do they have income to qualify to pay the rent?

I wish this program success. It seems like a good idea to have borrowers live in the home, keep them up, keep them heated and cooled, and discourage vandalism. But it does seem like borrowers may have a hard time qualifying for the program.

Tidbits We Learned About Short Sales At The NAR 2009 Conference

We attended the annual conference Nov. 13-16, 2009 in San Diego, CA, and learned a bunch!

One session was on Distressed Sales, Opportunities and Pitfalls for the Buyer. This was a panel discussion, and the panel member who was the short sale expert was Scott Thompson, Mortgage Resolution Services.

Scott gave a list of 4 questions to ask a listing agent about a short sale listing if you have a potential buyer:

1. What is the status of your file? (meaning, I think, have you submitted all documenting paperwork for the seller to the bank, and has the bank approved the seller for the short sale?)

2. Do you have more than two liens? (meaning, I think, do you actually know how many liens are out there?)

3. What is your plan to satisfy the lien holders? (meaning, perhaps, do you have a plan?)

4. Do you have any direct experience with the lender involved? (meaning, do you know if they are hard to work with, maybe impossible, or have they been cooperative previously in short sales you have done with them?)

We also learned that if the seller has assets, even assets (like a 401-k) that are not required to be liquidated to pay the mortgage, the bank will probably not approve the short sale. It is best to get answers to these questions before you put yourself and the buyer through a long, protracted contract which goes no where.

I remembered seeing an ad for really cheap turkeys at Wal-Mart a couple of weeks ago. I waited and did not go to buy one, but this week decided I should go ahead and get our Thanksgiving turkey. We are going to NAR Conference, and when we get back, it will be closer to Thanksgiving and they may be scarce. I looked in the store and nothing was on sale. Oh well. I bought a Butterball at regular price.

At the checkout, someone asked the clerk about the ones on sale. The clerk said that the sale was last week, that people came in and bought by the cart. She said that the limit is now '2' (now that they are all gone :).

It occurred to me.....wouldn't it be wonderful if houses started to move like that? Buyers feeling so good about their future and their jobs that they couldn't wait to look for a home? And the prices so fair, that home ownership is a good thing, making more sense than renting?

Those days will return, I have faith.

My cousin told me the story of being a young girl during World War 2. Her older brothers were drafted. She said that she would never forget her Dad's sobs as the youngest was picked up at their home to go off to war one morning before dawn. Thankfully, both brothers came home safely, even after both been in the Battle of the Bulge.

I remember my generation's war, Vietnam, and several friends who did not come back home.

Every generation of soldiers has protected us, and today's soldiers still make the sacrifice for us. I salute you and I thank you. May God bless you.

Seniors In Nashville TN May Get Property Tax Relief

Seniors living in Nashville Davidson County, TN may be eligible for property tax relief. Certain income groups of those over age 65 can have property taxes stabilized. It is too late to apply for tax year 2009, but you can look forward to 2010 and apply.

There may be further information at the Donelson Station Center, 108 Donelson Pike; Knowles Senior Citizens Center, 174 Rains Avenue; Madison Station Center, 301 Madison Street and the Northwest Center, 3315 John Mallette Drive, Nashville TN.

Applicants may also contact the city Trustee's office at 615-862-6330 to set up an appointment. Or visit the Trustee's Office at 800 Second Avenue, North, Nashville TN.

To date, there have been over 7,000 Davidson County residents to qualify for this program.

Codes problems take a lot of time and energy for those affected. All neighborhoods seem to have at least one home which is neglected or abandoned by the owner, and which is an eyesore or dangerous.

Here is a way to have more information on what is going on with certain addresses in Nashville, Davidson County, TN. This is a new site which may still be under construction. But give it a try.

You can check the status of Metro Codes violations and specific addresses. You will see "e-RFS Public Site" in a menu on the right side of the screen...this will take you to the search engine which will allow you to search for information about specific addresses. A user guide has been added to provide assistance.

Halloween is over and I would like to thank the neighborhoods where homeowners
make it such a fun and special holiday for kids.

Our grandson dressed as Thomas the Train (photo to the right) and went Trick or Treating in the Old Hickory area of Nashville. This village was established during the first world war, and the houses are close together, and many are decorated so festively.

The children visit their friends' homes. Homeowners love to sit on the porch and watch the children as they approach. Thanks, Old Hickory for treating our little children so well!

Another area of Nashville which hosted some children I know is the Richland area off West End Avenue. One child told me that it was so crowded in that neighborhood that they couldn't walk very fast! She had so much fun.

More tips off the top of my head. Not in any particular order. • Low-ball offers work best on distressed property.

• Distressed properties are properties that are not move-in ready. A property could be distressed because of the age, weathering and wear-and-tear of the structure, electrical and plumbing equipment age and condition, condition of paint and flooring material, condition or absence of appliance and adverse neighborhood location (power lines, busy highway, etc).

• Properties advertised as renovated usually have repaired or replaced structural aspects such as roofs and siding materials, electrical and plumbing systems and freshened up flooring and paint, and they could have had luxury items added like granite counter tops in the kitchen and bath, upscale appliances in the kitchen, marble and tile showers and garden tubs, high end lighting fixtures including can lights in the ceiling and room additions.

• Longevity on the market does not necessarily indicate a desperate seller or an over priced property. There is a buyer and an acceptable price for every property. Frequent showings increase the likelihood of a buyer being found for a particular property. Ample promotion, such as Internet advertising on single property websites, Realtor.com, etc., are factors in determining the quantity of showings. The number of like-kind properties on the market at any given moment might also determine the number of showings. If there are 400 like-kind properties on the market, and assuming this is a high inventory, Realtors® and buyers, because of time constraints, limit what can be shown. When there is a glut of homes on the market not all homes will be shown.

Unrealistic expectations in buying and selling real estate can sabotage results. If you intend to buy or sell real estate in six months or sooner the following information needs to be considered.

• You should price the real estate you are selling according to market conditions and the condition of your property.

If you are buying you should be willing to pay a fair price for the best choice of a home that fits your needs and expectations concerning quality and condition.

• Be clear on what you are trying to accomplish. This is particularly difficult for first-time-home buyers and sellers. You need to know where you want to buy, the minimum size and amenities that you need, the price you need to pay so that paying the mortgage will not change your present life style and unduly burden you financially. You also need to consider the distance required to travel to work, school, daycare, recreation and shopping.

When pricing your home to sell, you need to consider condition, competition and economic conditions in your area.

• You also need to be prepared to act decisively. There are more buyers than you out in the marketplace wanting to buy property. The best homes (location, condition and price) will always be bought first and quickly. First-time-home buyers are sometimes competing with buyers who have experience buying property. Experienced homebuyers know the rules and market place conditions, which gives them the advantage. The only way a first-time-home buyer can level the playing field is by having an experienced Realtor® who has your interest at heart and listening to and taking the advice they give you.

• Correct price for the local market is essential. You should not believe everything you read from ‘real estate experts' who do not live in your area. While national asking/selling price averages might seem useful, they are generally divorced from the reality of a local market. Real estate web sites do not guarantee or promise that information they present is accurate or up-to-date. MLS information is the only accurate way to judge price, condition or location. Generally prices vary across a market place and can vary street to street.

Someone invited me to a lecture today at a nearby university. I went, but I wasn't sure in which of the many buildings on the campus the lecture would be. As it turned out, I parked across the campus from the location, but it was a beautiful day and the little walk was good for me.

When I found the location, there were lots of students and visitors in the stadium lecture hall. The lecture was semi-political in nature, and I was SO impressed at the polite attention the students paid and their courtesy to the speaker. Wow! I am not so sure that in my day, the students would have been this respectful. Made my day! What an upbeat experience.

Sometimes it is good to go somewhere and get totally away from real estate and have an experience that give you hope that some of the world is going in the right direction.

Now I am ready to go list a house tomorrow!

Human nature is that we want to KNOW. We want to read, research, dig out the facts on things that concern us and are of interest to us.

For instance, if a buyer wants to buy a home and they see statistics that homes in their town sold, on the average, for 20% less this year that the same period last year, does that mean that the seller of the home they want to buy will take 20% less than list price? It's possible, but probably not....especially if the home is in a popular area of town and is in good condition.

Keep up with information, but don't think that it applies to every real estate situation. The seller may not be desperate, even these days. If buyers want a property, they may just have to pay close to list price, especially if the list price is competitive. Buyers can offer the discounted price, but it is up to the seller to agree to sell. It is not a given that this particular property will fit into the statistics.

I visited a new home site last weekend, and the on site sales person was very friendly and eager to 'make a deal' with our buyer. I asked her if management was being flexible because the end of the third quarter comes up on September 30, and she said 'yes.' Builders will close out their books for the quarter and would like to lower their inventory by having as many properties as possible be under contract.

Magic Jack Should Hire Me!

I had heard about Magic Jack on TV and from other Realtors. This is the little connector that attaches to your computer, and you attach your phone to Magic Jack. And you get really cheap phone and long distance service. I had heard raves about it.

Yesterday I went to Radio Shack and purchased one and the salesman said he also has one which he loves. So simple to install he said.

I plugged it into my computer and nothing. I clicked on the 'chat with me now' button and spent at least 2 hours trying all the solutions 3 customer service people suggested. Nothing.

This morning I searched online for a solution. Now, I am very careful to believe what I read online, especially when it involves serious changes in my computer registry. I read, but I am very careful to leap.

But I happened upon a solution which I thought I pass along that worked for me. PLEASE USE THIS AT YOUR OWN RISK. I REPEAT. IT WORKED FOR ME. BUT YOU BE CAREFUL!

I clicked on START>SETTINGS>CONTROL PANEL>SYSTEM>HARDWARE>DEVICE MANAGER>DVD/CD ROM DRIVES. There I saw a device called Tiger Jet and clicked on it. Hurray! The Magic Jack started up and loaded.

Sometimes a little luck is the best plan of all!
