We have been remodeling a duplex which was last remodeled in 1958! Since I don't do remodeling often (only twice in my lifetime), I truly wanted advice from our professionals to get the best updating for the money. I didn't have distinct ideas about colors. I just wanted them to be designer-type, beautiful, blended. Truth is, ugly paint costs just as much as beautiful paint. Just give me an idea of which color looks nice once it is up on the wall. I asked the painters what paint color combinations they have seen or used which were nice, and (0 comments)
nashville tn: Cash For Keys. What Do I Have To Do To Get the Money? - 03/17/12 01:50 PM
If you are a homeowner, whose home has gone into foreclosure, you may be fortunate enough to receive a 'cash for keys' offer from your lender. What the offer and your agreement means is that the bank will let you stay in the home for a few weeks, perhaps a month, if you will leave the home 'broom clean' when you leave. On the agreed upon move-out date, after meeting with their representatives who inspect the house and confirm the clean house, you get a check. When cleaning your home, remember to: Empty all closets, bathroom cabinets, kitchen cabinets. Clean out attic, garage, and under (3 comments)

nashville tn: Work at home? You might be illegal in Nashville, Davidson Co, TN right now. - 05/17/11 03:12 PM
Are you seeing a lot of home offices as you show properties? I am, and I have found that most buyers want space for a home office. Reality is that there are many home offices, even among Realtors, where in the real estate world at least 90% of buyers start their home search online, rather than dropping into a real estate office. Nashville, Davidson County, TN is contemplating a change in the 'work at home' ordinance. Below is info on a workshop for more discussion and more information. Click here to read from the Nashville Tennessean on the topic. PUBLIC WORKSHOP (3 comments)

nashville tn: Foreclosure Property Across from Lipscomb University, Nashville TN, Fabulous Price! - 01/07/11 10:49 AM
Our team had a listing a few months ago in the Greeen Hills/Lipscomb University area of Nashville TN which, unfortunately, went into foreclosure and now is bank owned. This house is across the street from the Lipscomb University campus and would make great student housing! In fact, it was previously rented to students, and the decor reflects that. :) If you have a student, consider investing in a property rather than paying dorm rent. Property is also convenient to Belmont University and Vanderbilt University. The price on this home is now a fabulous $269,900! The previous owner paid $360,000, and it has been listed to (0 comments)

nashville tn: Snow Photo Alert! - 03/03/10 09:33 AM
I just want to remind us NOT to leave our home photos with snow on MLS until summer. This is March and spring starts this month. In case we forget! With all the snow the whole country has had lately, many, many MLS photos show homes in snow. It is always amusing to see 'snow photos' when the weather has gotten warm and we should be seeing spring flowers in the photos instead of snow. Plus, here in Tennessee, we don't have that much snow, and the photos with snow usually have heavy clouds, not sunshine, and they can be dreary looking. When the sun hits our (2 comments)
I like to share insights about real estate, but we also like to write about life outside of real estate. We also love to read the wisdom and inspiration of others.
Nashville TN is an exciting city with many types of restaurants, several colleges and universities, and many styles and prices of housing. We love living and working in Nashville, and invite you to email or phone us with questions about living in the area, or just to talk about your future plans.
We have a diverse clientele; some are investors who want to buy more properties; some are investors who want to sell their portfolio; some are seniors who want to downsize; some are relocating executives who need a spacious home for entertaining and living comfortably. We have bank customers whose foreclosure & REO properties we list and sell.
We never rush our clients to make a decision, as we work on your schedule, not ours. We can refer you to private lenders, mortgage lenders, and other vendors in the area. And, of course, we never accept a fee for referral to a vendor or lender. Even though vendors come highly recommended to us, or we have had personal experience with their work, you should always interview them and get other references and come to your own comfort level with them.
Our work helps support Founding Family Charitable Foundation, a 501-C-3 nonprofit.
