As in other markets, we have ‘hot’ areas in our area where properties sell quickly.  Even older properties which have no modern updating can sell quickly because of the location and the possibility of teardown or subdividing.  
 
We recently sent a ‘just sold’ postcard to an area around one sold listing.  We got a call from the granddaughter of an owner who said that her grandfather is being harassed by Realtors, who knock on his door, asking him to list and sell.  He is being bothered so, that even a piece of mail, like our postcard, makes him think that … (12 comments)

As we know, staging, or organizing a home's furnishings to show off its best features, can take ordinary and ugly spaces and turn them into beautiful and appealing places.   Savvy sellers know that in this market, they MUST get their home show ready to sell.  By watching shows like HGTV, they have been educated on the need for it. There are investors, potential buyers, right now who are making really low ball, verbal offers on listings. Many times they are 'alone,' and say that they don't have a buyer's agent. And they say they have cash and can close quickly. Many sellers just ignore them, or verbally reject the offer. But occasionally a seller might decide to accept the very low offer. Of course, we all know that a verbal offer is nothing, really. It needs to be put on paper. We recently had an investor/buyer go away after a seller verbally accepted the ridiculously low offer.
