So the drunk driver that hit my husband head on gets off!  My husband was at work as a MEDIC when he was hit head on by a drunk driver at 6:15 a.m.  His rescue vehicle was hit so hard it went down and embankment and the entire box on the back of the vehicle shifted so hard the back would not open.

Many times people will wait to show their house until they have shaved off every imperfection. I understand you want your house to look as great as it can look for a showing, but honestly if you don't have some kind of sewage back-up or some kind of disaster on your property show it! The more people you can get to look at your home the better chance you have at selling it. Even if the buyers than come to see it don't like it, they have friends! Ok seller...you need to get real with selling your house.  Although the NC Real Estate Contract does not require you to fix anything - you need to think long and hard before you take this hardline action towards your buyer.
Agree, that some buyers ask for the moon and expect everything.  No doubt this can be frustrating.  Nothing like getting a repair request and the buyer has ask for everything on the Home Inspection to be repaired or replaced.  Especially if some of those items are most obviously frivilous in nature.
