Too many times people have the mindset that if the sellers of the house they love really want to sell their home, they will drastically reduce the price. This is not true even to the slightest degree! If you want a seller to reduce to a price that you love, good luck. Put yourself in their shoes and think, "Would I rather sell my home right now for 'x amount' less, or wait until the perfect buyer walks through my door?" When you are attempting to show your home and no one seems to be interested, there are typically three factors that cause this. The first factor is location, if your home is in a bad location you can not change that. That is just where your home is and you need to accept that. The second factor is condition, this can easily be changed. If your home has old vinyl with water damage and peeling paint, nobody will be interested! Our famiy was impacted by the actions of a drunk driver. It will forever change our lives. So the drunk driver that hit my husband head on gets off! My husband was at work as a MEDIC when he was hit head on by a drunk driver at 6:15 a.m. His rescue vehicle was hit so hard it went down and embankment and the entire box on the back of the vehicle shifted so hard the back would not open. People, if you don't even have the initiative to do some renovations on your home while trying to sell it you won't sell it. You need to make sure your home is always pristine! If you have scratched wood floors from your dog running all over them, replace them! If you have a sewage leak problem, this is a must fix! No one will go to a home, smell sewage, and fall in love with the home. If you don't do the simple renovations it takes to make your home not only presentable, but sellable, then its going to stay on (3 comments)

"I'm buying all new furniture before closing." No you're not, if you are selling you home you need to buy only necessities during showing. No splurging on clothes, furniture, electronics, anything. I say only buy food, gas, and pay your bills in the time you have. If this sounds excruciatingly difficult for you, then I recommend you have a friend or family member help you watch your spending carefully. As long as you can avoid the unnecessary shopping sprees you are in the green zone!

Many times people will wait to show their house until they have shaved off every imperfection. I understand you want your house to look as great as it can look for a showing, but honestly if you don't have some kind of sewage back-up or some kind of disaster on your property show it! The more people you can get to look at your home the better chance you have at selling it. Even if the buyers than come to see it don't like it, they have friends! Carowinds is an amazing amusement park right on the border of North Carolina and South Carolina. Technically in York, SC, you can walk on the border of the wonderful Carolinas as soon as you walk through the entrance. There are so many rides and attractions at Carowinds! They have everything from a water park to roller coasters to a kids park! So it's fun for the whole family and a great way to cool off in this killer heat! A perfect house means it is perfect in every aspect, not "good enough." So when looking for a house, take your personal items into consideration. If you have an exceptionally large sectional couch that you love and you're not ready to part with, will it fit in your new home? You need to consider everything from furniture to decorative pieces. If it wont fit, then accept it and move on to a new home. The same goes for people selling their home, if you have a potential buyer and they say they love the home, but there is not enough room (2 comments)

"I really don't need those home inspections, they're a waste of money!" Many people are guilty for thinking this is a true statement. Home inspections are so important, the small amount of money that they cost can save you TONS in the long run. Here is a hypothetical scenario, you are looking at a beautiful and flawless home and before buying it you are asked to get a survey done of the home. Have you ever walked into a friends home and you have so many overwhelming aromas that it gives you a headache? So instead of working on your home itself, why not work on the yard? A clean cut yard makes a remarkable first impression on visitors. You dont want to have a patchy dirty lawn if your having guests over. Flower beds help the ambiance of your yard as well. Many times people think their home is worth more than it truly is. You can’t slap a $300k price tag on a $200k home and expect to have anyone seriously interested. Lets have a hypothetical situation, you list your beautiful $200k home for $300k. You don’t seem to be getting anyone with a serious interest in your home. However, you wish to stay at your $300k price tag because, like the rest of the world, you have bills to pay! So when looking for a home you must take the neighborhood into consideration. When looking at neighborhoods you need to take the following things into consideration: neighbors, neighborhood watch, cleanliness, local shops, schooling, and hospitals. Ok seller...you need to get real with selling your house. Although the NC Real Estate Contract does not require you to fix anything - you need to think long and hard before you take this hardline action towards your buyer. Agree, that some buyers ask for the moon and expect everything. No doubt this can be frustrating. Nothing like getting a repair request and the buyer has ask for everything on the Home Inspection to be repaired or replaced. Especially if some of those items are most obviously frivilous in nature. Everyone wants; elevators, marble floors, an indoor outdoor pool, a play pen for your white tigers, sadly most of this is extremely pricey, except the tiger play pen because its illegal. If you wish to have certain luxurious amenities for your humble little abode you will have to up your price range. It’s as simple as that, if you want luxury do not expect a common price tag.
