If you are asking if an open house will help sell your home, then my answer is "unlikely".
Before the Internet boom (before the majority of people turned to the Internet to find their next home), people relied on printed MLS books, newspaper listings, Real Estate magazines, and driving around their desired neighbourhoods to find open houses. Back in those days (before 1995), open houses were an effective way to help sell a home. The people who entered the open house were actually ‘likely buyers' who were in the market to actively search for a home to purchase.

You will notice that there are no condo sales in the Muskoka Lakes region for the past 3 years.
Muskoka Lakes Real Estate sales for February 2009 were at zero for residential, recreational, condo and vacant lots. Feb 2009 revealed a negative market for Real Estate sales in Muskoka Lakes area.

There has been a steady increase in Huntsville residential Real estate since 2008, and a steady decrease in February Real Estate sales for Huntsville vacant lots.
Overall, a balanced Real Estate market for Huntsville Muskoka.

You will notice that condo sales for the month of February have remained consistant with zero interest to buy a condo in February in Lake of Bays Muskoka area. The chart below shows the Average selling price of Muskoka Lakes Real Estate. There has been a dramatic increase of average selling price compared to same time last year. This may be caused because there were more vacant lots sold last year in the Muskoka Lakes area.

Spotting a For Sale By Owner sign instantly evokes a challenging thought-stream! Having sold a home privately, before making Real Estate a career, I understand the for sale by owner mentality.
It is a frustrating process to sell a home privately, and yet so many Joe Public attempt it based on a misconception that there is a high success rate in doing so. This misconception is formed by the Private Seller companies themselves.
Have you actually researched the status of homes advertised as 'sold' on the FSBO websites? I have.

The Real Estate Market slows down considerably during our winter months, as very few of us want to look at homes when the property is snow covered. We seem to want to see what the property looks like in the Spring and Summer months, and avoid the cold harshness that Winter home buying may offer.
It is true that if a home is snow covered then you may not be able to visualize certain aspects like the condition of roof shingles, degree of landscaping, the grade of the lot etc.

With so many homes on the market and so few buyers, sellers have to adjust their mind-set and become more competitive.
Buyers are like gold-dust, so when you know they are booked to view your property you should do everything you can to make your home more appealing to them than others.
