During this difficult time in the lending industry, with lenders halting new loan origination, closing their doors and filing for bankruptcy protection, don't worry.  We are not all gone.  I had no idea how good a decision it would turn out to be, when I decided to work with Chase.  I am even surprised, pleased, but surprised at some of the sub-prime programs we can offer.  There have been changes of course, I no longer have a 2/1 or 3/1 ARM, but I still have good programs and pricing that seems better then my friends at other lending institutions.  However, what I am discovering as one of my biggest strengths is the comfort borrowers have working with a large, well established, recognisable lender.  If you are having any trouble, even at the last minute at time of close with your buyers financing I'll be glad to help.  Thanks for reading my blog, this is still new to me.  If anyone has any suggestions on how to use this medium better I'd love to hear from you.
 

I am new to active rain and frankly to blogging.  I have spent the last couple of days trying to promote myself and get the word out about what I can offer.  Honestly, I've met some very nice people from all over the country.  I hope to build relationships with all of them.  This is not why I feel good though.  The reason I feel good is that I just received a phone call from a borrower that I financed last month.  It was not a big loan and there were many hurdles I had to over come to the point that some of you might not have thought it worth my time.  He called me not to thank me, but invite me the house warming party.  Maybe this is a strange venue to share some thing of this sort.  Any way I about to hit post, and after that there is no turning back.

  • 95% STATED INCOME FOR SELF-EMPLOYED AND W2 wage earners (pension and social security OK!)
  • NO SEASONING of funds!!
  • 520 credit scores approved
  • Non-Occupant borrower treated as occupant (call for details)
  • Only one year out of Forclosuer or Banruptcies (will use the filing date for chapter 13)
  • Collections and Charge-offs do not have to be paid off!  Judgements only have to be paid if they impede title.
  • No trade line programs

I have a really cool marketing tool that I can offer to all realtors.  Chase has set me up to produce virtual tours for all of your listings.  These tours will be branded with your photo, logo and contact information.  They can be uploaded to the MLS or Realtors.com. 

 Since it is branded with your contact info, I've been brainstorming about how to use this for alternate marketing.  My immediate thought was to alter an existing tour at the time of closing to include a couple of pictures of the buyers, add some text announcing their new mailing address, and giving them the link to use to send to all their family and friends.  I have more ideas and would glad to discuss them with anyone who is interested.  Cut and past the links below to your web browser and check out the demonstration.  If you too see the value in your marketing please contact me.

That's right.  Through Chase I can set you up to simply produce unlimited virtual tours of your listings, and have them upload to the MLS.  My current Realtors are finding this marketing tool very effective.  If you view my links, you will see what I was able to put togather.  It was so easy and looks great.
