     Yes, we like all others are feeling the strain of lending situation. We are fortunate that so many of our buyers are paying cash, and they are getting some amazing deals! Seems like the lending parameters are changing daily and don't even get me started on the appraisals.

    

 

What more can I say? The interest rates are at a low, the inventory is high, what a buyer's delight. Although the Hawaii real estate market usually lags behind the mainland, this time is a bit different. Many savvy buyers are taking advantage of the market in Hawaii and getting great deals on properties. Some are still waiting till we hit bottom and they plan on buying on the upswing. Who can predict when that will be, and what benefit can be gained taxwise by waiting?

 

Well, I have been in Kona for the past year and have learned much about the big island of Hawaii. One of the most interesting things that I have learned is that in this world there are like 13 microclimates at different locations and altitudes. The island of Hawaii ahd 11 of these ecoclimates. This is why you really need to do your research before you purchase a home in Paradise. For my clients, I carry and altimeter with me so that we can know just what the altitude of the home is that they are considering.

Well, the market is crazy and every day I am faced with negative folks who think the sky is falling and the real estate market is following close behind. I believe that the real estate market is just great.  There is no such thing as a bad market, just overpriced listings. This truly is a buyers market, what with the overabundance of listing inventory and low interest rates. The truth is that folks buy and sell real estate every day of the year.
