How to Reduce your Little Egg Harbor, Ocean County, NJ Property Taxes - 01/30/10 03:00 PM
How to Reduce your Little Egg Harbor, Ocean County, NJ Property Taxes Now that I have gotten your attention, let me explain a few assumptions on my part. First, that the property in question is used and zoned as residential. Second, that the total assessed value is less than $750,000. Third, I assume you think your taxes are excessive due to Little Egg Harbor Township's assessed value. Finally, that the true market value will be significantly less than the assessed value. If my assumptions are wrong then it is still possible for you to get a reduction on your property taxes (2 comments)
Don't Show Your Home to Strangers Without an Appointment - 01/16/10 10:47 AM
This is good advice to all home sellers out there. If you have an agent - use them to show your house. If you are a For Sale By Owner - be careful. There are a lot of scammers out there who will try to gain entry to your home under false pretenses. They may rip you off right away or case the place for some later time to steal your belongings. Great post J.Phillips. Thanks for allowing me to re-blog it. For homes on the Jersey Shore always ask 4 Greg. 609-290-7962 Via J. Philip Faranda, J. Philip Real Estate Briarcliff (5 comments)
Even the Experts are Buying Homes - 01/15/10 09:02 AM
Sometimes it is better to let someone else state the obvious. Gabe Sanders of Florida wrote this article that is relevant to real estate every where. If you are in the market for a home in New Jersey - call me. 609-290-7962 I'll do my best to help you get into a house to make your home. Are You A Victim Of The Market? Vancouver WA Real Estate - 01/08/10 08:24 AM
While the NAR seems to be bent on all markets are different, I can assure you that the advice for Vancouver homeowners trying to sell is the same here in Tuckerton and Little Egg Harbor. Good Advice for any market. When you're serious about selling your home, call me at 609-290-7962. Thanks Mark for permission to re-blog your posting on Active Rain. Is the School Board Nuts? - 01/06/10 09:15 PM
Is the School Board Nuts? Maybe it's just me but I was surprised to hear the local school board was in negotiations to purchase land adjacent to the High School. First, I did not know the local school board had the authority to make such large purchases without bringing it to the attention of the local taxpayers for a vote. Second, is this going to be a bond issue to add to our current tax rate, or, is it to be paid for by some secret slush fund the board has been hiding? Now don't get me wrong, I do think (2 comments)
Just something I felt needed to be said. You can agree, disagree, or, well...........

Jersey Shore waterfront home in great location of Little Egg Harbor (aka Little Treasury by the Bay) for boating access to Great Bay and Little Egg Harbor with all the off shore fishing spots. Wonderful opportunity to own waterfront before the prices are driven up by future development of the seaside condominiums slated to be built down the street with it's picturistic views. This two bedroom was originally designed and built as a 3 bedroom fisherman's cottage but has been expanded and reconfigured as a two bedroom home. Many improvements like thermal windows and vinyl siding have been done but it will need some updating. Come see how you can make this your family retreat. A great vacation spot were you are close to Atlantic City casinos and nightlife or the white sandy beaches of Long Beach Island
