Most sellers think the dead of winter is the worst time to sell a home.  This isn't always the case.  I've been sitting in a seller's kitchen on Christmas Eve, signing a purchase contract as sheets of snow were falling off the roof top.  Most people hold off putting their homes on during the winter for fear of a reduced buyer pool or their home just doesn't look saleable.  Serious buyers are always around for one reason or another.  Lease terms are up.  Relocation.  Since inventory is low, buyers will take a second look at what is actually on the market … (0 comments)

real estate: Home prices expect to fall another 6 percent in New Jersey by next year - 10/28/10 01:12 AM
Otteau Valuations, a well-respected NJ housing market tracker, predicted that home prices may drop another six percent by next year in New Jersey.  Rail towns, e.g. Montclair, South Orange, Maplewood and Summit, may not fare so badly.  Interest rates are expected to creep down even further giving way to any inflation.  Now is such a good time to look at buying.  It could now turn out to be cheaper than renting.

It's been a bit confusing as to what the stimulus package means to homebuyers--especially first time homebuyers who qualify for the $8,000 tax credit. 
So here is a little help in understanding all of it, courtesy of David Rubenstein at Wells Fargo Home Mortgage. 
Let's talk a little about the Tax Credit announced in the latest Economic Recovery Act:

As a real estate agent in New Jersey plagued with having to sell foreclosures and doing BPO's on peoples' homes about to go in to this abyss, I am touched by the actual people who are loosing their homes. We tend to forget the human touch that these homes once had and that they are like abandoned children no longer well cared for or loved.
