FHA Loan Limits to decrease Oct. 1, 2011 in Idaho! Congress did not extend FHA & GSE mortgage loan limits.  In Ada County, the loan limits will drop on October 1st from $303,750 down to $271,050.How does this affect Buyers and Sellers?
Buyers:  FHA usually alllows for more leanient credit and less down payment than conventional financing, so you may lose out on homes you might have qualified before October 1st!

Last week, I attended the ActiveRain webinar.  It was a great refresher to hear new ideas and excitement about the real estate market. 
I heard the acronym WIIFM "What's In It For Me" during one of the webinars.  As Realtors, we need to remember this when we are forming relationships with our Buyers & Sellers.  Our customers/clients want to know how YOU (Realtor) can help meet THEIR needs and wants.

FACEBOOK FOR REAL ESTATE AGENTS - 09/08/11 03:51 PM
I met with a Buyer who called me on the phone. Great lead...comes to my office, brings a few of the properties he's been looking at, brings a pre-qual letter for $125K (it's Boise, Idaho my fellow ActiveRainers) and wants to go out and look at properties.
He's another lead from FB.  I've proven it works, and why more agents are not using it correctly and linking it to their other digital "presences" I don't know.  Craigslist in my market is overused, but FB seems to be wide open. Is this just Boise?  Is there one that works better in your market … (1 comments)

Struggling homeowners gain rights under new Idaho law - 09/08/11 12:43 PM

Under an Idaho law that goes into effect Sept. 1, homeowners in default must receive more information than is now required.
Under the law:
• Lenders must notify borrowers in default that they may request a loan-modification review.
• After receiving such requests, lenders will have 45 days to inform borrowers whether they qualify.
• A lender may not proceed with a trustee’s sale during the 45-day period.
• Homeowners may demand a meeting with the lender to discuss options for preventing foreclosure.
