Luxury Home Short Sales In Phoenix - 02/25/10 07:04 PM

This week has seen a lot of activity at trustee's sale for luxury homes in the Phoenix metro area. There were some amazing homes sold at auction in Paradise Valley and Scottsdale, along with many that were simply taken back by the bank. Canyon Verde in Ahwatukee saw its first foreclosure and there are several homes in pre-foreclosure in Eagle Ridge. It's interesting to wonder how many of these were lost short sale opportunities.

Flip Video -- Personal Tour For Out Of Town Clients - 02/18/10 08:17 PM
We tried something new today and it worked pretty well so we thought we'd share. We have quite a few Canadian clients and out of town clients we work with. They always want more pictures and we've found that the stills just don't provide enough perspective.
We bought a Flip video camera, created a tour on a house and posted it to flipshare.com. OUR CLIENTS LOVED IT! We narrated as we went, zoomed in on items that might need repairs, architectural details, went into closets, etc. The clients called us and told us to write an offer!

This is a hot topic and there was a lot of hot talk around it at the recent CDPE cert course in Phoenix. More and more people are choosing to try and walk away from their homes intentionally because they are so far under water. This despite the fact that most can actually make their payments.

We have a difficult short sale in progress with Indymac. (I know everyone reading this is shocked that there's a difficult short sale with Indymac!) Not really, right? The FDIC bail outs of banks and the subsequent mortgage insurance has complicated the landscape with several banks and their short sales.
We had 100% success rate with our short sales in 2009, but we don't take short sales we don't think we can get through and we're not too proud to continue learning or reach out for help when we need it!
