We are definitely in flux and ever changing!  The number of “Active” properties for sale that you can readily purchase and make an offer on isn’t 27,400 as reported in the Arizona Republic this past weekend…it’s actually lower.  The real number is 19,400. The 27,400 includes homes that are in AWC status or Active With Contingencies.  These homes are already under contract and the seller has accepted an offer.  Any offer made on a home in AWC status would be a backup offer.

The Associated Press reported the other day that homeowners are exiting the Obama mortgage program in droves. This confirms what the real estate community in Arizona (more specifically Maricopa and Pinal Counties) has been seeing for months. Very few loan modifications have been going through. We recently attended a meeting in Scottsdale, hosted by Bank of America. Matthew Vernon, the executive in charge of B of A's REO/Short Sale Division was the guest speaker.
He spoke a great deal about what B of A has done and is doing to better service short sales -- reduce approval times, hiring more staff, process improvement, etc. One request he made really stuck out. He told Realtors in Arizona to STOP THE STRAW BUYERS.

A couple of points to help everyone working with short sales out there.
Did you know that FHA back loans are Federal loans and therefore, trump any State laws regarding recourse vs. non-recourse?
In Arizona for example, this means that, FHA is exempt from our anti-deficiency statutes and has completely different qualifying criteria for a short sale! It doesn't matter whether the property is a primary residence or not.
VA loans are also considered recourse loans. Great thing to remember when you're consulting with a short sale client who has an FHA or VA listing. OR, before you represent a buyer on an … (4 comments)

We got an approval letter on one of our B of A short sales a few weeks ago. HOWEVER, the negotiator failed to get the upcoming foreclosure date pushed out. He said it was getting pushed out, but it didn't. The property ended up being foreclosed on. End of story? Nope!
