I wrote recently about this short sale we have been involved in since December. There have been many times we thought our clients would walk away, but they recognize a good deal and have hung in there. Also, they really like the property. The HOA has filed a lawsuit to collect back HOA dues plus an assessment. Back taxes also have to be paid. The seller's bank doesn't want it to appear anyone is getting all their money since they are not, so all these things have to be paid but can not show on contract. The worst experience we have had lately is a short sale. To start with, the listing sheet did not disclose it as being a short sale. We are now at four months with nothing settled. We have re-written the offer three times to satisfy the lender and now they want it done again. Needless to say, we are frustrated and our clients are also. We are actually surprised they haven't walked away from this several months ago. The lender keeps promising an answer but nothing happens.
