What do you say to the person wanting you to list their property who says " I must sell this within thirty days or less". Good Luck! With all the inventory on the market, thirty days is a tough goal. Pricing, of course, is the answer. Properties that are correctly priced tend to move. However, many of these people bought at the height of the market with little or no down payment and owe more than the current value. Now, they are faced with some tough decisions. Saturday is the big parade down Main Street with floats from many of the Shag Clubs. Will We Ever Get an Accepted Contract on This "Short"Sale? - 04/23/08 12:56 PM
I wrote recently about this short sale we have been involved in since December. There have been many times we thought our clients would walk away, but they recognize a good deal and have hung in there. Also, they really like the property. The HOA has filed a lawsuit to collect back HOA dues plus an assessment. Back taxes also have to be paid. The seller's bank doesn't want it to appear anyone is getting all their money since they are not, so all these things have to be paid but can not show on contract. It's that time of the year again. The "Shaggers" are in town for ten days of sun, partying, re-newing old friendships and dancing the night away. These people come from many different states to enjoy these ten days.Main Street here in Ocean Drive is where all the activities are. Everyone wanders from Ducks to Fat Harold's to H's on The Ocean and on to the Pavilion. Ladies stop by Birthday Suits for a new outfit or maybe Beach Memories for Becky Stowe's latest SOS print or other fun gifts. April 26th is the parade down Main Street. Short Sales - 04/17/08 02:48 PM
The worst experience we have had lately is a short sale. To start with, the listing sheet did not disclose it as being a short sale. We are now at four months with nothing settled. We have re-written the offer three times to satisfy the lender and now they want it done again. Needless to say, we are frustrated and our clients are also. We are actually surprised they haven't walked away from this several months ago. The lender keeps promising an answer but nothing happens. Being the selling agents we have no contact with the lender.Has anyone had similar experiences (1 comments)
