&lt;p&gt;I ran across an article that&amp;nbsp;suggests loan officers at JPMorgan Chase passed around a memo on how to fudge the numbers for "iffy" borrowers to get them approved; aptly named: "Zippy Cheats &amp;amp; Tricks." Allegedly, loan officers would falsify loan applications by inflating borrowers' income to get an approval for the loan.&lt;/p&gt;
&lt;p&gt;I don't know if this is true or not, but it certainly would add clarity to this mortgage fiasco if indeed it is&amp;nbsp;proven to be the&amp;nbsp;prevailing attitude amongst lenders over the past few years.&lt;/p&gt;

&lt;p&gt;The cuts by the Federal Reserve don't necessarily translate to lower mortgage rates.&amp;nbsp;There&amp;nbsp;is an article out there&amp;nbsp;that dispels the belief that Fed rate cuts equal lower mortgage rates. The rate cuts by the Federal Reserve only serve as a tool that determines what banks charge each other for overnight loans; it provides better liquidity.&lt;/p&gt;
&lt;p&gt;In my opinion, the real estate market needs lower mortgage rates to&amp;nbsp;give confidence to home buyers. I think FHA could provide loans at better rates to accomplish this. What say you?&lt;/p&gt;
&lt;p&gt;Let me clarify: In lieu of insuring loans only, FHA could provide financing at lower rates.&lt;/p&gt;    </content>

Was it taught in those so-called "real estate investor" seminars that charge entrance fees&amp;nbsp;to sell books, cd's and other material? Is so, those people who sell all this stuff to would-be investors are peddling illegal schemes that harm lenders, home owners and real investors of real estate. It seems like everyday I read about one of these schemes.&lt;/p&gt;

&lt;p&gt;It has been reported&amp;nbsp;that JPMorgan has acquired Bear Stearns for a low price of $2 per share ($236.2 million). Apparently, the federal government pushed the deal along to avoid bankruptcy. I suspect that bankruptcy would have caused an implosion of the already beaten down financial system.&lt;/p&gt;
&lt;p&gt;How did we get to this point? There are many bright people who work in the financial business and certainly they saw this coming about years ago. I can't believe it when I hear that these financial institutions are writing off billions upon billions of dollars in losses. Who is watching the hen house? Can we trust the free market, ever? It was the stock market in 2000 to 2002; now it's the lending institutions in 2007 to who knows when....&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;RESPA To Roll Out New HUD-1&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;In an attempt to simplify the mortgage process for home buyers, HUD/RESPA has proposed a new &lt;a href="http://www.hud.gov/offices/hsg/sfh/res/200803/5180HUD1.pdf" target="_blank"&gt;HUD-1&lt;/a&gt;. In addition, a new&amp;nbsp;standardized &lt;a href="http://www.hud.gov/content/releases/pr08-033.pdf" target="_blank"&gt;GFE&lt;/a&gt;(Good Faith Estimate) will be implemented too. All yield spread premiums (YSP&amp;#39;s) will be required to be disclosed on the new GFE. The combination of these new disclosures will save mortgage shoppers approximately an average of $668 at the closing table -- an estimated $8.35 billion a year. These savings will most likely come right out of the pockets of loan originators. &lt;/p&gt;&lt;p&gt;These changes by HUD&amp;nbsp;would also create an addendum to the revised HUD-1; prepared scripts are to be read at closing that compare the GFE to the HUD-1.&amp;nbsp;This process&amp;nbsp;would advise borrowers whether changes in promised closing costs (settlement fees) have stayed within&amp;nbsp;HUD&amp;#39;s allowable limits -- and verifying that loan terms on the GFE match loan documents such as the mortgage note.&lt;/p&gt;    </content>

The buyer's agent should have no affiliation with the home seller or his agent. He/she is there to get the buyer the best possible deal.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;img src="http://activerain.com/image_store/uploads/1/4/6/4/8/ar120525840784641.gif" height="53" hspace="10" align="right" alt=" " width="122" /&gt;What is seller's agent (listing agent)?&lt;/strong&gt; This is a real estate agent who has entered into a contractual agreement to sell the seller's home (for a commission) and to promote the best interest of the home seller. &lt;p&gt;&lt;strong&gt;How are seller's agents &amp;amp; buyer agents compensated?&lt;/strong&gt; In short, they are compensated by the predetermined commission paid by the seller upon closing. Regardless of the negotiated price and terms, the home -- if it is listed by an agent -- that you are buying has a predetermined commission built into it. Generally, the seller pays a percentage of the sales price to the licensed agents involved upon the closing of the home -- roughly 50% to the seller's agent &amp;amp; 50% to the buyer's agent. Or, 100% to the seller's agent if you aren't represented. Therefore, since this commission is built into the new home you are buying, shouldn't you have your own buyer's agent who is looking out for you?&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;What if I don't have my own buyer's agent?&lt;/strong&gt; Generally, you are left to fend for yourself and the seller's agent retains the entire commission. Fannie Mae and Freddie Mac are getting tough. They will only purchase loans from banks that use independent appraisers. To me, it&amp;#39;s long overdue. Our industry has been built on a &amp;quot;who knows who&amp;quot; platform&amp;nbsp;and that can lead to the problems that have been manifested with inflated appraisals. Appraisers felt compelled to please mortgage brokers &amp;amp; bankers in order to keep the referral of business flowing; those appraisers who brought in the value needed to support loans values were continually given referrals. However, appraisers who would not partake in unjustified appraisals were not given any business. It&amp;#39;s time for the good guys to reap the benefits now.    </content>

&lt;p&gt;Inflation is certainly moving higher. It seems like all of our daily items are getting more expensive by the day. This can be directly attributed to the cost of oil. Ben Bernanke, the Fed chief, sees this as a problem going forward.&lt;/p&gt;
&lt;p&gt;It seems to me that the housing market started to drop off when gas shot up in 2005. Aside from the very well off, high oil prices affects everyone. It makes people reassess large purchase items because of the uncertainly of oil prices. What's more, with inflation looming, the likelihood of low mortgage rates is minimal. This is a double whammy for the housing market.&lt;/p&gt;

&lt;p&gt;There are pros and cons&amp;nbsp;with all things in life, including the manner in which to handle the economy. While I personally believe in personal responsibility, I do question if it is&amp;nbsp;practical in today's world?&amp;nbsp;After all, people will do whatever you allow them to do; I have found this to be true time and again in all aspects of life. Irrespective of your personal beliefs on this matter, the mortgage/real estate debacle&amp;nbsp;has certainly fueled the fire for those who argue that we need bigger government to oversee the economy.&lt;/p&gt;
&lt;p&gt;What say you? In principle, a free economy wins the day. But what about in reality?&lt;/p&gt;

&lt;p style="text-align: left;"&gt;This seems like a good move for Microsoft and Yahoo! alike; albeit, it's&amp;nbsp;just another money making venture.&amp;nbsp;Google's dominance in online&amp;nbsp;search isn't always beneficial to users and advertisers. Google started out as a humble business in the garage of its founders. Their focus was providing great search results, not huge profits. Unfortunately, Google is now just just another corporation out to please&amp;nbsp;Wall Street&amp;nbsp;with large profits. Inasmuch, the users and the advertisers are harmed. In my opinion, Google charges far too much for their clicks and their profits confirm my assertion. While I am certainly in favor of making a profit, I do not support astronomical profits that defy logic. This goes for oil companies too.&lt;/p&gt;    </content>
