      <title>Money Pit or Quality of Life?</title>

&lt;p&gt;The money pit - that's how lots of homebuyers describe their new purchase. First, there's the down payment, then the closing costs. Then, there are all the things to purchase to make the home comfortable for you and your family.&lt;/p&gt;
&lt;p&gt;Sometimes the house just needs a new coat of paint, or new flooring. Many new homeowners, though, are faced with the purchase of costly new appliances.&lt;/p&gt;
&lt;p&gt;On top of all the money you've just shelled out to buy the house, these expenses can add up. In fact, the average homebuyer spends $7,400 on their new home in the two years following the purchase, according to the National Association of Home Builders. About $5,000 of that is spent the first year.&lt;/p&gt;
&lt;p&gt;Home Appliances and Sellers&lt;br&gt;To avoid having to purchase new appliances, provided the ones in the home are in working order, request that they be included in the sale. If the sellers agree, ensure that your agent lists these items in the purchase agreement, typically under "personal property included in the sale." Name the brand and model number in the contract. Be aware that many savvy listing agents will counter this request to include a "no-warranty" clause in the contract to protect the seller in the event an appliance breaks down shortly after the sale.&lt;/p&gt;
&lt;p&gt;When checking the home's appliances, consider the following:&lt;/p&gt;
&lt;p&gt;Any appliance repair problems the seller experienced&lt;br&gt;The age, make and model of any used appliance&lt;br&gt;The approximate life of the home appliance&lt;br&gt;The functionality of the appliance&lt;br&gt;The safety of the appliance wiring&lt;br&gt;Whether the appliance uses gas or electricity.&lt;br&gt;Some of this information may be readily available, while other details (such as the safety of appliance wiring) may need to be answered by a home inspector.&lt;/p&gt;
&lt;p&gt;Considerations When Shopping for Appliances&lt;br&gt;If the seller isn't including the appliances in the sale, or should you decide you'd rather purchase your own, there are several things to think about.&lt;/p&gt;
&lt;p&gt;The Federal government occasionally offers tax credits to homeowners who purchase energy-efficient appliances. These credits come and go, so check with your accountant about the current tax code. If you qualify for a tax credit, it might be a good idea to pay a bit extra to purchase energy-efficient appliances. Not only does the credit help offset what you originally pay for the appliance, but the efficient use of energy will save you money on your utility bills as well.&lt;/p&gt;
&lt;p&gt;Determine Which Appliances to Purchase&lt;br&gt;If you're strapped for cash, prioritize your appliance-shopping list. Spend more to buy a quality washer rather than a dryer since washers break down far more often than dryers, according to the experts at Consumer Reports. These same experts suggest that the least expensive refrigerators are those with the freezer at the top. Simpler appliances, those with fewer parts, tend to last longer than those with complex systems.&lt;/p&gt;
&lt;p&gt;After the cash crunch caused by the home purchase, many new homeowners just don't have the funds for new appliances and decide to purchase used appliances. The biggest disadvantage of buying used items is the lack of a warranty. When buying anything from a stranger you take a chance that you aren't getting what you're paying for. Before laying out the cash, have a professional go over the appliance. It may cost you a little extra, but the peace of mind is well worth it.&lt;/p&gt;

Signaling that the government is indeed concerned about the housing market situation, top Senate lawmakers started debating housing finance reforms at a Congressional panel. Among the issues taken up were whether to wind down government backed entities Fannie Mae and Freddie Mac. Many people following the housing market have wondered, why do we need Freddie Mac and Fannie Mae at this stage in the game? According to &lt;a href="http://www.reuters.com/article/2011/09/13/usa-housing-congress-idUSN1E7881AZ20110913" target="_blank"&gt;Reuters&lt;/a&gt;, lawmakers on both sides of the aisle agree that the two entities should be &amp;ldquo;wound down,&amp;rdquo; but senators can&amp;rsquo;t decide where the government should have a role in doling out housing finance subsidies.&lt;/p&gt;
&lt;p&gt;Senate Banking Committee Chairman Tim Johnson, D-South Dakota, was quoted in Reuters saying he is concerned about consequences that might happen if the government completely washes off its hands. He said that historic low mortgage rates, now around 4 percent, would likely inch upwards. Peter Wallison, an American Enterprise Institute fellow, argued in favor of a private system to enable investors. Right now, taxpayers are forced to take the risks the government is taking, he said.&lt;/p&gt;
&lt;p&gt;It will be interesting to see how this debate shakes out. According to Reuters, the first test will come at the month&amp;rsquo;s end when the conforming loan limit draws back to pre-financial crisis levels. Lawmakers were warned by industry experts against reducing the size of government-backed mortgages. According to a &lt;a href="http://online.wsj.com/article/SB10001424053111904060604576571020084285738.html?mod=googlenews_wsj" target="_blank"&gt;Wall Street Journal&lt;/a&gt; story, without lawmakers&amp;rsquo; intervention the maximum number of loans backed by Fannie Mae and Freddie Mac would drop Oct.1. The paper reported that Democrats representing pricey coastal areas and real estate lobbyists are advocating to block the change, but they have failed to make any headway. Only a handful Republicans are in their corner, the others want to reduce the mortgage market&amp;rsquo;s dependency on the government, the paper reported. For potential homeowners, this would be a good one to follow. At a time when lending has come under strict scrutiny, it's easier to get the government-backed mortgages than seeking your luck with a private lending agency.&lt;/p&gt;
&lt;h2&gt;Mortgages are Hard to Get&lt;/h2&gt;
&lt;p&gt;Buying a house is not as easy as it was a few years ago. And you may be in for a lot of heartburn when you shop for a loan. According to a &lt;a href="http://www.usatoday.com/money/economy/housing/story/2011-09-15/mortgages-tough-to-get/50405698/1" target="_blank"&gt;USA Today&lt;/a&gt; story, tight lending standards have become a nightmare for consumers trying to get a loan. The paper reported that home lending standards are at its strictest in decades, making it a struggle for consumers. Current homeowners also share the pain while looking for refinancing because of dwindling equity in their homes. The only mantra to get a quick loan these days seems to be enough savings for a hefty down payment and stellar credit scores. USA Today says these days, despite near-perfect credit scores, consumers "face more demands to prove their incomes, verify assets, show steady employment and explain things such as new credit cards and small bank account deposits.&amp;rdquo; And despite the mountain of paperwork, you may still not qualify for the sweetest deal around. It&amp;rsquo;s a vicious cycle. On the one hand, lenders want to make sure that consumers are absolutely able to meet their financial commitments thereby cutting down on foreclosures and arresting falling home prices. On the other hand, the stringent rules are discouraging customers who have the means and perhaps hurting the industry&amp;rsquo;s recovery.&lt;/p&gt;
&lt;h2&gt;Orlando Bucks National Trend&lt;/h2&gt;
&lt;p&gt;Now for some good news. Home prices in Disney&amp;rsquo;s home, Orlando, jumped 15.1 percent in the last year, according to Propertywire.com. This at a time when Florida, along with California and Arizona, has been declared the worst hit by the housing crisis. Orlando is a favorite destination for Europeans and folks from other parts of the world. And they could have a major role in those numbers. What&amp;rsquo;s also comforting for the market is that home prices have increased 21.2 percent since January last year. So, if you are looking to invest, this market may not be a bad one to keep an eye on&lt;a href="http://wwww.realestateinphoenixscottsdale.com" title="Gregs Site" target="_blank"&gt;.&lt;/a&gt;&lt;/p&gt;

Shadow inventory of homes is declining, providing a dose of good news for the glum housing market. Shadow inventory, or homes on the verge of foreclosure, fell to 1.6 million units representing a five-months supply in July compared to 1.9 million units representing a six-months supply a year ago, according to CoreLogic. It&amp;rsquo;s a good sign that troubled homes, normally headed toward foreclosures, are getting sold faster. Lesser inventory will help stabilize falling prices on homes for sale. Of course we won&amp;rsquo;t be seeing a drastic change in numbers, but even a small percentage of troubled homes off the market is a blessing for sellers and the industry as a whole.&lt;/p&gt;
&lt;p&gt;"The steady improvement in the shadow inventory is a positive development for the housing market," CoreLogic Chief Economist Mark Gleming said in a press release. "However, continued price declines, high levels of negative equity and a sluggish labor market will keep the shadow supply elevated for an extended period of time."&lt;/p&gt;
&lt;h2&gt;&lt;a href="http://www.realestateinphoenixscottsdale.com/mimarket/zip/85271/" title="website" target="_blank"&gt;Housing Prices Increase, but not Enough&lt;/a&gt;&lt;/h2&gt;
&lt;p&gt;Some more indication of baby steps toward a market recovery. For the fourth consecutive month, home prices were on the upswing in July compared to the previous month. But the bump wasn&amp;rsquo;t good enough to give the market a clean bill of health, yet. According to data released by S&amp;amp;P/Case-Shiller Home Price Indices, home prices across 20 major urban areas in July remained flat when adjusted seasonally, and down 4.1 percent compared to a year earlier, despite showing a 0.9 percent gain. The trend of prices rising is a good sign, analysts said.&lt;/p&gt;
&lt;p&gt;"With July's data we are seeing not only anticipated monthly increases, but some fairly broad improvement in the annual rates of change in home prices," said S&amp;amp;P's David Blitzer, according to an AFP story. However, he said, "if you look at the state of the overall economy and, in particular, the recent large decline in consumer confidence, these combined statistics continue to indicate that the housing market is still bottoming and has not turned around." Prices across the country were at the level of 2003, according to the report.&lt;/p&gt;
&lt;h2&gt;Mortgage Rates Continue to Slide&lt;/h2&gt;
&lt;p&gt;Here&amp;rsquo;s more music for the ears of potential homebuyers. Nudged by the Federal Reserve&amp;rsquo;s proposal to reduce borrowing costs, mortgage rates fell to the lowest in Freddie Mac&amp;rsquo;s recorded history this week. Rates on a 30-year-fixed loan hit an unimaginable 4.01 percent, down from 4.09 percent. On a 15-year loan rates dropped to 3.27 percent. The lucrative rates are aimed to lure consumers toward buying and refinancing their existing mortgages. Many are taking the bait. According to the Mortgage Bankers Association, there was a 9.7 percent rise in loan applications last week. However, a good section of consumers have not been able to take advantage of the rates because of stricter lending standards.&lt;/p&gt;
&lt;h2&gt;Existing Home Sales Drop&lt;/h2&gt;
&lt;p&gt;Some good news for buyers which turns out to be not-so-good news for sellers. Sale of existing homes dropped 1.2 percent in August, according to an index by the National Association of Realtors. The measure shows that sales dipped to 88.6 percent in August from 88.7 percent the prior month. The data, which takes into consideration signed contracts but unclosed deals, shows that the numbers are higher when compared to the same period last year, but that&amp;rsquo;s hardly a consolation since last year&amp;rsquo;s showing was affected by the expiration of a federal tax credit for homebuyers. Lawrence Yun, NAR chief economist in a press release blamed the numbers on an uneven market.&lt;/p&gt;
&lt;p&gt;&amp;ldquo;The biggest monthly decline was in the Northeast, which was significantly disrupted by Hurricane Irene in the closing weekend of August,&amp;rdquo; he said. &amp;ldquo;But broadly speaking, contract signing activity has been holding in a narrow range for many months.&amp;rdquo; If you are looking to buy, now may be a time to get involved in the market, Paul Dales, senior U.S. economist for Capital Economics, told the Wall Street Journal. But, a lot of people have been unable to cash in on the situation, he said. Some analysts blame the job market and slipping consumer confidence. In these shaky times, many people prefer to rent than invest their savings on a new home.&lt;/p&gt;

Buying a home as-is sounds like it would be a disadvantage, but it also has a number of benefits that could play to your favor.&lt;/p&gt;

In other words, as the house&amp;rsquo;s new owner, its problems are your problems.&lt;/p&gt;

In both cases, the seller is taking a loss on the property and understandably doesn&amp;rsquo;t want to sink more money into making repairs. In the case of foreclosures, the seller (usually a bank) hasn&amp;rsquo;t lived in the property and isn&amp;rsquo;t in a position to know everything that&amp;rsquo;s wrong with the house. Since foreclosures and short sales frequently occur below market value, it&amp;rsquo;s understood that the buyer will have to repair any issues at his or her own expense, adding to the costs involved when buying a house as-is.&lt;/p&gt;
&lt;p&gt;When houses are considered teardowns or are otherwise in poor condition, it is common to present a purchase offer that is as-is. This communicates to the seller that the buyer is going to invest in the house and expects a lower price because they&amp;rsquo;re willing to assume full responsibility for everything that&amp;rsquo;s wrong with the house. For the same reason, it is also common to present an as-is offer when bidding well below the asking price, even if the house being sold is in good condition. In these instances, it indicates that the buyer has fewer hang-ups that may prevent a deal from going through. It also means that there won&amp;rsquo;t be ugly or expensive surprises for the sellers if issues are uncovered during the inspection period.&lt;/p&gt;
&lt;p&gt;Just because a home is offered as-is, it doesn&amp;rsquo;t mean that the seller can lie outright as to the condition of the property. Regardless of the terms of sale, the seller is obligated to disclose any major issues with the house. With the inspection report in hand, qualified tradesmen or contractors can come to the property to present you with bids to fix the issues that were uncovered. This will let you know exactly how much repairing your new house will cost and allow you to assess the purchase.&lt;/p&gt;

&lt;p&gt;Buying a house as-is with right to inspect can be a hornet&amp;rsquo;s nest, but most contracts are designed with clauses that allow the buyer to exit an agreement if the property proves to be uninhabitable or simply unappealing after the inspection period. Ultimately, this deal type has few drawbacks and can be a useful approach for getting a great deal on a home. Just be sure to budget carefully and consider all the costs involved when buying a house as is.&lt;/p&gt;

Don&amp;rsquo;t deposit cash into your bank accounts. Lenders need to source your money and cash is not really traceable. Small, explainable deposits are fine, but getting $10,000 from your parents as a gift in cash is not. Discuss the proper way to track your assets with your loan officer.&lt;/p&gt;
&lt;p&gt;2. Don&amp;rsquo;t make any large purchases like a new car or a bunch of new furniture. New debt comes with it, including new monthly obligations. New obligations create new qualifications. People with new debt have higher ratios&amp;hellip;higher ratios make for riskier loans&amp;hellip;and sometimes qualified borrowers are no longer qualifying.&lt;/p&gt;
&lt;p&gt;3. Don&amp;rsquo;t co-sign other loans for anyone. When you co-sign, you are obligated. With that obligation comes higher ratios, as well. Even if you swear you won&amp;rsquo;t be making the payments, the lender will be counting the payment against you.&lt;/p&gt;
&lt;p&gt;4. Don&amp;rsquo;t change bank accounts. Remember, lenders need to source and track assets. That task is significantly easier when there is a consistency of accounts. It doesn&amp;rsquo;t matter whether it&amp;rsquo;s a new credit card or a new car, when you have your credit report run by organizations in multiple financial channels (mortgage, credit card, auto, etc.), your FICO score will be affected. Lower credit scores can determine your interest rate and maybe even your eligibility for approval.&lt;/p&gt;
&lt;p&gt;6. Don&amp;rsquo;t close any credit accounts. Many clients have erroneously believed that having less available credit makes them less risky and more approvable. Wrong. A major component of your score is your length and depth credit history (as opposed to just your payment history) and your total usage of credit as a percentage of available credit. Closing accounts has a negative impact on both those determinants of your score. The best advice is to fully disclose and discuss your plans with your loan officer before you do anything financial in nature. Any blip in income, assets, or credit should be reviewed and executed in a way to keep your application in the most positive light.&lt;/p&gt;

In fact, in many neighborhoods and towns, golf course homes offer the best vistas available. Another benefit is that houses are often sited so that neighbors are not directly visible, and all views face the fairway. Best of all, for avid golfers, owning a house at a golf course means that their next round of play is right outside.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;In home buying, what seems ideal seldom is. It&amp;rsquo;s important to consider the pros and cons of living next to a golf course, especially if you&amp;rsquo;ve never lived on a course. Here are the top five things to keep in mind when hunting for your golf course home:&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;1. Courses are maintained, early and often. &lt;/strong&gt;Lawns must be cut and tended to in the morning, before rounds are played. That means that groundskeepers are out on the course before sunrise. In places with a year-round golf season, putting greens are usually maintained every day. If a master bedroom window faces a green, headlights from golf carts and riding mowers will blaze through. The engine noises will be heard as well.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The fix:&lt;/strong&gt; If you&amp;rsquo;re a sound sleeper, no worries. If you&amp;rsquo;re a light sleeper, make sure that your home is located on a fairway and relatively distant from greens and tee boxes that require more maintenance. Select a property that positions your master bedroom away from the course or look for window treatments such as blackout curtains. You may even want to consider investing in a white noise machine.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;2. Pay attention to location of cart paths when house hunting.&lt;/strong&gt; Many courses built in residential developments are lined on both sides by houses. The path for golf carts will run along one side of the fairway from tee box to green. If a cart path is directly behind a home, golf carts will be zipping by all day. This can be more than a little disruptive to the otherwise serene setting a golf course affords.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The fix:&lt;/strong&gt; Proximity to a cart path does affect housing lot desirability and this should be reflected in the price of a home. Sometimes a house in one of these &amp;ldquo;high-traffic areas&amp;rdquo; will be a great deal. Good landscaping can block out some disturbance, but will also block views from the ground level. Smart positioning of outdoor features like decks, pools, hot tubs and other water features is a must to minimize the disruption of carts zooming by.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;3. Tee boxes and greens are regular stopping points.&lt;/strong&gt; Every golfer will park his or her cart at every tee box and putting green during a round of play. If a house is located near these course elements, players will be stopping near your home throughout the day. Their chatting and laughter will be audible, and their loud golf pants will be visible. If a house is on a cart path near a tee box or green, carts will park on the path regularly.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The fix:&lt;/strong&gt; Where there&amp;rsquo;s a golf course, there are golfers. This will always be true. So when viewing a house at a golf course, always sit out back or facing the course and wait for a foursome to play through. Take note of where they park their carts and how much noise they make while playing. If you&amp;rsquo;re not comfortable with the noise and motion of the golfers, then the house is not for you.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;4. Understand all of the deed restrictions.&lt;/strong&gt; One of the potential cons of living next to a golf course is that homes are almost always in deed-restricted communities where certain aspects of home maintenance and modification are regulated by a homeowners&amp;rsquo; association (HOA). In order to maintain a certain look and feel of the course, house exterior paint colors usually need to be selected from a limited palette. You probably can&amp;rsquo;t put a swing set in your backyard, facing the course. Landscaping requirements may mandate that a certain density of trees be planted on your property and which species are acceptable &amp;ndash; this may seem un-American, but it is rather common. In golf course communities, homeowners tend to have visible pride of ownership and take these rules very seriously. Golfers who can see your house from the course may complain to the community or HOA if they notice that you&amp;rsquo;re behind on maintenance.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The fix:&lt;/strong&gt; If you like the feel of a neighborhood, aspects of the deed restrictions probably appeal to you. It means that many qualities of the neighborhood will be retained for years. Always request the HOA documents and read through them when contemplating the purchase of a golf course house that is part of a deed-restricted community. These documents are often available online. If the rules don&amp;rsquo;t work for you, look elsewhere.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;5. Golf course land is often off-limits for non-golf activities. &lt;/strong&gt;Golf courses are great for playing golf, but can&amp;rsquo;t be used for much else. Recreational walking or biking on cart paths is forbidden at almost all courses. You can&amp;rsquo;t walk your dog along a fairway.&lt;/p&gt;

&lt;h2&gt;What Does it Mean to Buy and Bail?&lt;/h2&gt;
&lt;p&gt;&amp;ocirc;Buying and bailing&amp;ouml; refers to the act of buying a second property and allowing a first home to fall into foreclosure. Homeowners who purchase second properties in this scenario are typically &amp;ocirc;upside down&amp;ouml; on their primary residence, meaning they owe more on their first home than it is worth in the current market. It's likely that they had an adjustable rate mortgage and their monthly mortgage payment grew to a payment they could no longer afford. For some, an easy solution appears to be buying a second property at a depressed price with a fixed rate mortgage in order to lower their monthly mortgage payments. At the same time, they let their first home fall into foreclosure &amp;ucirc; hence the term buying and bailing.&lt;/p&gt;

&lt;p&gt;You may wonder why a lender would loan someone money for a second property when they are already having difficulty making the mortgage payments on their first home. Typically, the buying and bailing homeowners will state in their loan applications that they intend to rent out the first property, but it should be noted that lying on a loan application constitutes fraud. Fanny M' and Freddy Mac have instituted rules to curb the practice, but it continues. In addition to fraud, homeowners could get themselves into deep water when dealing with foreclosure and second properties.&lt;/p&gt;
&lt;h2&gt;Things to Consider About Foreclosure and Second Properties&lt;/h2&gt;
&lt;p&gt;There are two different scenarios that can occur with foreclosures and second properties. The first is the buy and bail situation explained above where the homeowner buys a second property and allows the home that has been his primary residence to go into foreclosure. The second is where a homeowner has a second property, perhaps a vacation home, and allows that second property to go into foreclosure.&lt;/p&gt;
&lt;p&gt;When a home goes into foreclosure it will be auctioned off &amp;ucirc; usually for a much lower amount than what is actually owed on the property. The difference between the amount owed and the amount received at auction is called a &amp;ocirc;deficiency balance.&amp;ouml;&lt;/p&gt;
&lt;p&gt;How the settlement of the deficiency balance will be handled varies greatly depending on where you live and your state's laws regarding foreclosure and the enforcement of deficiency balances. In about two-thirds of U.S. states, deficiency balances are treated like all other unsecured debts, and lenders may pursue a borrower after foreclosure by seeking a deficiency judgment. This allows a lien on the second property for the amount still owed on a previous mortgage. In states such as California and Arizona there are restrictions on lenders, and they may not have that option if the original home was a primary residence.&lt;/p&gt;
&lt;p&gt;If you have a vacation home that goes into foreclosure, and end up owing a deficiency balance after foreclosure on that second property, the lender may file a lawsuit against you to collect the debt. This could result in garnishment of your wages, levies on your bank accounts, and/or liens placed on your property, including your primary residence, depending on your state's laws relating to the enforcement of judgments.&lt;/p&gt;
&lt;p&gt;After foreclosure, the lender, otherwise known as the judgment creditor, may be able to force the sale of your primary residence to obtain the money needed to pay off its judgment depending on the state in which you live. Judgment creditors are more likely to pursue a forced sale of your property if you have a lot of equity in your home. Therefore, if you have a substantial amount of equity in your primary residence, you may want to think long and hard before allowing a foreclosure on your second property. A consultation with an attorney specializing in real estate law is advisable before deciding to let a foreclosure on a second property to occur.&lt;/p&gt;</description>

      <description>&lt;p&gt;&lt;img title="109 In the Shade" src="http://activerain.com/image_store/uploads/5/4/6/3/9/ar131042985693645.jpg" height="409" alt="109 in the shade" width="294" style="float: left;"&gt;The auctioning of homes is heating up in Phoenix...literally.&amp;nbsp; You know the typical courthouse steps, a couple people representing the trustees with their computers at the ready and 50 or 60 other people there to bid on the selection du jour.&amp;nbsp; It's 109 in the shade.&amp;nbsp; Smart phones and computers at the ready, who needs a comfy airconditioned office?&amp;nbsp; I'll take a squirt bottle equipped fan any day....not.&lt;/p&gt;
&lt;p&gt;If you are not in the know, you could easily miss out on a bargain.&amp;nbsp; Then again, for $1500 you could get one of these guys to do the work for you.&amp;nbsp; This day I saw one guy with a stack of about 30 $10,000 cashiers checks.&amp;nbsp; Not a bad days haul if you get to spend them all.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Seriously, this is not the most efficient way to do this.&amp;nbsp; Hasn't anybody told the trustees that online auctions bring more money because you can have so many more people accessing the sites.&amp;nbsp; I believe if we want to stabilize the market, we need to adopt technology in a meaningful way that brings the best value for both buyer and seller.&amp;nbsp; Simply letting the fish feed off the bottom only makes them fat and lazy.&amp;nbsp; The auto industry has learned this technique and now most auctions have integrated live online bidding with live in lane bidding and the prices have gone up dramatically. Why, simple supply and demand.&amp;nbsp; If there are only 3 or 4 people at the auction, someone is going to get a great deal.&amp;nbsp; If you had live online bidding, with a more streamlined approach, you would open the floor to substantially more qualified buyers.&amp;nbsp; Sellers would get a fairer price and buyers would still get a good deal, not a steal.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;The details are as follows:&lt;/strong&gt;&lt;/p&gt;

&lt;li&gt;&lt;strong&gt;When a family needed to sell short their primary residence in Mesa, Arizona,&amp;nbsp;360 Group was hired to help in January 2011. We negotiated the file for just two months to a successful close of escrow with Nationstar bank last week. Most of our short sales take between 60 and 120 days, but this file moved through the system very quick. Our Realtor affiliate and the client were very happy.&lt;/strong&gt;&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Referred to 360 Group by a previous client, Mr &amp;amp; Mrs Reintz pulled cash out of their primary residence in 2006 to help fund the building of their custom home on land they owned in Oregon. When the market went south, they made the tough choice to move back into their old home and try to sell short the custom home. 360 Group began the file in July 2010, and after multiple counter offers and significant negotiating with the lender due to both a first and a second mortgage, closed the deal in March 2011.&lt;/strong&gt;&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Mr &amp;amp; Mrs Perez of San Francisco, California had a first mortgage with GMAC and were referred to 360 Group by a happy customer. The file began in January 2011 and in less than 90 days a successful result was achieved. The previous payment was $3,047 and the modification payment is $2,566.&lt;/strong&gt;&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Mr &amp;amp; Mrs Fray called 360 Group when they wanted to Sell Short their investment property in Scottsdale. After an educational Pre Qualification, they realized a short sale would be risky and decided to attempt a modification.       <description>&lt;p&gt;The issue with most people is that they try to get over the hurdles in life.&amp;nbsp; The truth is you should take the hurdles with you.&amp;nbsp; When you get to one, dismantle it, pack it up and take it with you.&amp;nbsp; You never know when you will need it again.&amp;nbsp; When you are in competition with someone wouldn't it be nice to have a hurdle that you have dismantled (mastered) and be able to throw it out behind you in the path of your competitor.&amp;nbsp; Chances are, they either jumped or went around the hurdle and never mastered it.&amp;nbsp; Dismantle by definition;&amp;nbsp; &lt;strong&gt;a. &lt;/strong&gt;To take apart; disassemble; tear down.&amp;nbsp; When you are faced with a problem, research it, learn what caused it and how to solve it.&amp;nbsp;&lt;/p&gt;
