The Colorado State Capital bears a strong resemblance to our nation’s capitol, including famous street names such as Pennsylvania and Lincoln Avenue. The building was built in the 1890’s and is composed of Colorado white granite. In 1908 the dome was plated in 24 karat gold.
The interior features magnificent brass and stained glass. The dome towers 180 feet above, and contains stained glass dedicated to the 16 initial founders of the city of Denver.
 
A round brass survey marker embedded in the west entrance stairway declares why Denver is known as the Mile High City.

Colorado maintained its slot as the 3rd leading state for it’s ability to sustain high-tech industry. According to Milken Institute’s 2008 State Technology and Science Index, Colorado maintained it’s spot at number 3 in the country.  Massachusetts and Maryland ranked 1 & 2, while California dropped to number 4.
The index utilizes 77 indicators categorized into 5 components:
Tech Strength in research and development Entrepreneurial Activity Education Concentration of Scientists and Engineers Prominence of the Tech Sector in the overall community Colorado ranked in the Top 5 states in ALL 5 categories!

Here is the new Colorado Stamp. It is set for release on June 14th 2008 along with 9 other States.
Colorado’s stamp was designed by artist Tom Engeman of Bethany Beach, Del.
Denver Postmaster Alan Catlin said in a statement
“Our flag stamp reflects the spirit, independence and beauty of Colorado…We think our flag stamp will be one of the most popular.”
I tend to agree. And, it will be the only stamp I use for the foreseeable future. I like it!

colorado: Politicians Push Colorado Foreclosure Hotline - 04/22/08 04:49 AM
I wanted to pass along this great article about Colorado Foreclosures from the Rocky Mountain News.
Governor Bill Ritter and Senator Ken Salazar are urging Colorado Homeowners to use the free counseling hotline for those in the danger of Foreclosure.  The hotline connects homeowners with about a dozen nonprofit counseling agencies.  Since October of 2006, it is estimated the hotline has helped approx. 5600 families keep their homes.
Senator Salazar said those who call the hotline have found an 80% success rate in the re-negotiation of their mortgage contract.

colorado: Colorado Skiing-It's Now or Never - 03/31/08 03:03 PM
Well if Never means next November, than the headline is accurate.  Spring skiing should be in full swing this week as mountain resorts have received up to a foot and a half of snow over the past 24 hours. 
In Steamboat Springs, the ski resort broke a record for seasonal snowfall.  With 470 inches (and counting) of snow this season, they have easily eclipsed the previous seasonal record of 447.5 inches.  The average snowfall at the Steamboat Resort is 334 inches!  For those who are mathematically challenged, that is almost 40 feet of snow this year!  My back is aching just thinking about … (2 comments)

Just when I think the Media is too out of touch to save, they surprise me.
A Time Magazine article by Dan Kadlec, in the Right on Your Money section tells us that the sky is not falling!  Wow, how about that, a guy who gets it. 
His premise is when home prices are falling few people have the discipline to use that money to buy other assets, instead they spend it on consumables.  And those who pull the trigger now, will benefit in the long run.  He cites a great example of a very likely scenario;

I recently posted a few articles relating to the home buying process, and will be adding tips for home buyer's and home seller's, as well.  This information will be useful to anyone looking for general real estate purchasing or selling education. 
As markets have different traditions, and protocols, this is intended to be most relevant to the Denver, Metropolitan area.  For example, many parts of the County use attorney's for much of the transaction.  In Denver, attorney's usually, are not involved with real estate transactions.

Here are some recently compiled market stats for February 2008.  My market area is the South Metro Denver cities, including Denver, Centennial, Greenwood Village, Cherry Hills Village, Englewood, Littleton, and Highlands Ranch.  So the stats will be limited to these areas.
Big Picture (Covering the Entire Metro Denver Area)  The figures are for single family residential properties only, and Do NOT include Condos, Land or Commercial data.

Set against the back drop of the Rocky Mountains the park features a HUGE play area for the kids, and on any given day, you will find many families enjoying a wonderful day outdoors!
