Storage buildings - 04/26/10 01:58 PM
My client has two sets of storage buildings here in PIke County that he wants to sell. Both are giving him good cash flow right now, but for what ever reason he is ready to release them. The problem is valuation. For comps, I checked the surrounding 6 counties and NO storage buildings sold in the last 12 months! Hard to believe, but that's the case. I imagine there is a bunch of owner financing going on, but the lack of sold comps is interesting to me. About the only way to value these is using the income approach- what I

Sunday after church! - 04/25/10 01:02 PM
I'm heading out to give my main bird dog a shave to get him ready for working out in the heat this summer. Then it's off for about 2 miles of roading the same guy, Ace. We end up at a lake for a few water retrieves and a cool down. It's a real dog"s life around here in the summer!

Appraisers - 04/20/10 02:29 PM
This new system may be good for someone, but, at this moment, I'm not sure who. I have lenders that can't call and find out status of the appraisal. I have sellers and buyers just cooling their heels, while I have appraisers that did the work last Saturday holding on to the results. Arrgh! It's a frustrating little bit of the business- for sure.

A friend just called and said he heard the iPhone would be available in June on the Verizon network! IN addition, he said it would have HD camera and movie capability, very large memory (32 or 64 Gig), and a 4G network capability. Sounds like that may be the ticket- but i do like my Blackberry right now. A closer look may be warranted though!

Another beautiful Sunday in the South - 04/18/10 06:15 AM
This is a great day around here! Almost universally, everyone gets up, gets dressed and heads off the church. Then the requisite after church lunch at the restaurant of your choice, and the afternoon in the recliner Braves game. There may be a little nap involved, too. What a system and refreshing way to prepare for the week! I remember trying many other routines, but this one seems to suit me. I hope that whatever your routine is on Sunday, that it involves worship in a church that suits you, too!

This weekend, our local Farmer's Market opens! I've been waiting all winter for this- fresh vegetables and all manner of stuff (no live animals) are sold at the Market. Our county is getting known more and more for the Organic farming going on here, and we are seeing more lots of out of county license plates parking at the Market, too- even some out of state plates! Our market started several years ago, when a local woman wanted to have an outlet for locally grown produce and products. The local bank donated the parking lot on the town square and the rest

Here is what we are famous for in Pike County, GA - 04/09/10 04:29 PM
The famous Dogwood Tree! When spring hits, these guys are all over the area. When flying low to check out a house, this time of year, some hillsides look like they have scattered snow patches with all the dogwood blooms. Dogwood trees like to grow underneath the big pines and do well in thick forests. Coupled with the narcissus, they are the two harbingers of a true sping season. It isn't a real Easter without the dogwood blossoms!

In our small county, one of the clubs is Kiwanis. We meet weekly and over the years the club has had its ups and downs. Currently, we are in a growth phase- up to about 40 members! We are active in the High Schools, Middle School and younger. We give scholarships to college and Tech Schools and support and assist the local children as much as we can. Not only is this a great way to help kids, but it is a wonderful way to network, also. I would encourage you to give service clubs a second look!

Is anyone familiar with the Hit Router feature of Active Rain? I'm really not sure how that works or if is a valuable tool. If anyone has had success with the feature, would you let me know? I put i the local areas I work in but haven't reallly figured out how it directs traffic, etc. Randy

Flowering trees and shrubs cover this county. Here are two very close to my home, a flowering cherry (from Ison's Nursery) and a Forsythia bush (don't know where I got that one!). In our rural county, we still have many single wide mobile home on acreage. It's a tough job evaluating them for sale. Looking at solds i the last 6 months seems to be the way to go on this one, but it still amazes me how quickly they depreciate in value! Randy

Listen, I am a committed Crackberry fanatic. The capability of the little machine with a big chip in it is amazing. The listing photos are as good or better than my other camera, i keep all the listing info in my phone and have been known to send information on a listing to a client in Georgia while moving from one pheasant hunting spot to another in North Dakota! (They caught me in a weak moment- normally it's off when I point the bird dog truck north.) However, I think the iPhone may have some better apps. My friend in Columbus, GA got one and he's not

I hope it's not just my imagination, but calls are much more frequent and I'm seeing much more activity in the Residential market! I've already closed more houses to date than I did all last year- which is to say I had a pretty bad year, I guess. Commercial still looks very slow here, but the residential is definitely taking off. In a rural area like mine, you notice it quicker, I think.

Fourth of July Parades, Pimento Festival, Pirate Football, fireworks, sidewalks downtown, pull in parking on the Square, the old Courthouse that still has a Court, good roads, responsive government, ball fields and soccer fields, the Williamson walking track, the Concord walking track, Walker and his bagpipes, Chris and her bookstore, Doug and his Whooping Cranes that drop by every year (shh...that's secret!), deer in the back yard, deer in downtown Zebulon, foxes, gobblers all fanned out strutting alongside Hwy 18 just outside Zebulon, the Shoals, horseback riders on Sunday afternoon in the spring. Has anyone used the referral system to their advantage. Mostly, it looks like those emails I always get offering to send me oodles of referrals with cash in their pockets and pre-appoved for $10 million, if only I send them $100 to get the process started (or my bank account number and SS#). Is it useful?

I just completed a seminar at which they said to link from my Real Estate blog to Face Book. Then, again, I heard that once a client is on the blog, you don't want them back on your Facebook page. It's very confusing as to what to link to where. I do know that contacting me is the first priority- however that may be done!

Easter hats, white pants, pastel shirts, nice dresses, coats and ties, dogwoods, tulips, daisies, Easter Lilies, warm days, cool nights, family together, Easter dinner. Ham, turkey, rolls and gravy, green beans, creamed corn, fried chicken and venison roast. Church in the morning, grace at mealtime, thankfulness all the time. Easy sunrise, birds up and chirping, cool morning air, bright blue afternoon, kids running, clothes smudged, picnic joy, paper plates , Sunday china, plastic forks, silver spoons. The Zebulon, GA square - 04/03/10 06:30 AM
Georgia towns are known for their courthouse squares and beautiful courthouses! Many coffee table books have been written about the courthouses and how they are holding up as they age. Many were built in the 1850's and earlier and some are in pretty poor condition, but Pike County's courthouse is still functional. The county commission is working hard to procure funding for refurbishing. Hopefully it will happen soon.

Down here, the weather is perfect with warm days, cool nights and lots of sunshine! Yep, almost ideal but for one fact- the pollen! When the pollen count gets up in the 300's anywhere else in the country, that's called "extreme". Here, we routinely hit three to five thousand! Grasses, Oaks and some other trees are pollinating right now, and that is what I'm allergic to. When the pine trees come out, that big yellow cloud of pine pollen actually restricts visibility on the roads! Yuck! The good news is that I'm not allergic to pine pollen- hooray! Wow! It seems we went right to summer with no spring at all! But, then, I say that every year when the warm weather hits. And the pollen! this is the time of year when my nose is running and eys itch- and my wife would like me to cut the grass that just came to life and is growing 3 feet every day! I was in bed for 10 hours after mowing- and a benedryl! But, here in the South and in the country, spring means turkey hunting, too. The best time for that is just as the sun lightens
