Pre Move Out Inspections - Why are they needed? - 08/31/10 10:07 PM
Not only is it the law in California to offer a pre-move out inspections for tenant occupied property,  it can also save you alot of time and money.  
At times or should I say with certain residents I sincerely dreaded the final walk through process.   I would have to point out all the unsatisfactory areas and bring the bad news that they would be charged.  Since they had to turn over their keys their was no time to change the outcome.  Undoubtedly their would be an argument over the original condition and everyone leaves in a bad mood.  Not the best way to end your business relationship.  
Well not anymore.

Market update - Rental Property In Sac-Natomas-Elk Grove - 08/31/10 10:06 PM
The current rental market appears to be on the upswing.
Although nothing is certain, we can say their has been significant improvement this year.  Vacancy levels are a bit lower and at the same time we have seen marked increases in rents that have held for most of the year.    Rental values of Low to medium end properties are struggling mostly due to investors saturating the market.
Of course alot rides on the sale side of things but I think we can look forward to more of the same through fall.

Elk Grove City Utilities - Change in procedure
 
The City of Elk Grove has changes their procedure when it comes to garbage service and billing.   Effective July 2010 occupants of rental properties need to create a service account by showing ID and paying a $100 deposit.  This would especially be of interest if you have a tenant responsible for utility charges.    Failure to create the required account and/or keep your billing current will cause your service to be terminated which immediately causes a legal action by the city.  For more information contact the City of Elk Grove Utilities department.

Elk Grove Rental Registry
 
April 2010 the City of Elk Grove adopted a new ordinance requiring all rental properties to be registered with the city.   Rental registry consists of submitting the registration form and paying a one time$10.00 processing fee.  Failing to do so will prompt Elk Grove Code Enforcement to follow up.  You may find the registration form at www.elkgrovecity.org or call 916-687-3066.
