People generally prioritize their  search for a new rental home in the following order:
Desidred Area, Rental Price, Number of bedrooms/bathrooms, Security Deposit Amount and Amenities
Your homes location plays a large role in attracting new tenants maybe for the schools, convenience, neighborhood etc.

Interestingly the market is changing and rents are increaseing overall.  I have noticed an overall increase of +10% in rental rates over the last couple months.  Whether it is on comparible rental homes or a home from our current inventory that is coming up for rental, properties are moving and rental rates are climbing.
I contribute some of the change to the inventory levels that are down from years prior.  Not sure why the slow down but I have less tenants moving to buy … (1 comments)

Helpful tips to making sure your home is ready for a tenant to move in:
Prior to a new tenant moving in, please ensure the following has been completed:  (if your home is new and never occupied, disregard #2 and no carpet cleaning is required)

property manager: Market update - Rental Property In Sac-Natomas-Elk Grove - 08/31/10 03:06 PM
The current rental market appears to be on the upswing.
Although nothing is certain, we can say their has been significant improvement this year.  Vacancy levels are a bit lower and at the same time we have seen marked increases in rents that have held for most of the year.    Rental values of Low to medium end properties are struggling mostly due to investors saturating the market.
Of course alot rides on the sale side of things but I think we can look forward to more of the same through fall.

My primary areas of Managing Investment Properties have been Natomas, Land Park, Greenhaven, Pocket, Sacramento and Elk Grove.
It has become clear things are changing yet again.
The rental market lives off the sale market in many cases.  The current rental conditions are moving but at a lower value.  Most properties in my experience have a rental turn around of 3-6 weeks start to finish. 
But pricing is critical to low vacancy exposure.  If you are reaching for the stars and top end of rent, you will most likely be left waiting or end up with a serious high risk tenancy.

While the banks are dragging their feet in loss mitigation and responses to offers for purchase, expectations are changing.  Large inventories of bank owned homes are off the market and the availability of income properties in the rental market has decrease.   Now while availability is one aspect, economic survival plays a large role in this scenario.
