Over the last two months I have seen a definate increase in inventory throughout the various areas of Sacramento.  It seem we have a push of closings and short sales are moving along very nicely.

sacramento property manager: Recycle Recycle Recycle - New mandates for tenants/landlords in Sacramento - 12/31/10 12:29 PM
Sacramento Property Management, Serving Natomas, Sacramento, Elk Grove, Land Park, Greenhaven/Pocket, Roseville, Rancho Cordova, North Natomas, Downtown and Midtown.
New mandates in Sacramento are in effect to require recycle containers in place that will hold a minimum of 30% of the total waste generated per multifamily household.  Elk Grove requires seperate waste containers per household.
Landlords must provide written instructions to tenants concerning recycling requirements per the City of Elk Grove and Sacramento.   Written instructions must be made apart of the lease set of addendums and kept in the file for compliance verification.

sacramento property manager: Tenants rights as victims of Domestic Violence, stalking effective 1/1/2011 - 12/31/10 12:20 PM

New laws take affect per Senant Bill 782 - Landlords must change locks to the residential dwelling within 24hr of being presented a restraining order or police report dated within 6 months of an incident concerning domestic violence, stalking behavior and sexual assualt. 
The victim becomes a "protected class of tenant" and cannot be evicted based on the circumstances and may give 30 day notice to vacate without risk of penalty.

sacramento property manager: December rental market update - 12/31/10 12:06 PM
 Sacramento Property Management, Serving Natomas, Sacramento, Elk Grove, Land Park, Greenhaven/Pocket, Roseville, Rancho Cordova, North Natomas, Downtown and Midtown. December started out strong but stalled out by week two. 
Rents dropped slightly and rent concessions became popular options.  Free rent and low move in costs helped.
As expected things are turning up the last week fo December as we gear up for a steady increase in volumn through January.
Tax return season is coming.....

For rent by owner signs are no surprise to me.   The economy is spuring more owners to rent their homes on their own.
I have noticed a growing demand of clients wanting allot more for way less.  Example "I would like you to advertise my home in tons of publications, show it to as many interested parties as possible, rent it in two weeks or less for above market rent and by the way can you give me a significant discount?"

As the Sacramento Chapter Legislative Chair for NARPM, I offer the following information:
California's Carbon Monoxide Poisoning Prevention Act of 2010 requires that all residential property be equipped with a carbon monoxide detector when the property has a fossil fuel burning heater or appliance, fireplace, or an attached garage, as follows:
•    All single-family homes (owner or tenant occupied) must be equipped with a detector on or before July 1, 2011.

Effective January 1, 2011 - The new law requires the new property owner/bank to provide the tenant with a specific notice that includes new language.  The new language is required if any or all of the following is correct:
