bullhead city real estate: How did your market do this December?

Here in the rather provincial town of Bullhead City, Arizona our real estate market has taken a surprising turn. Sales went up! And not just a little either. Our December residential sales were up 37% from December 2007. So what does this mean? Don't ask me! But if you tell me what your market has done this past month, maybe we can see a bigger picture, or possibly Bullhead City just got lucky. My Keller Williams office of 45 agents had 18 closing this December, nearly double our closings from last year. Does this mean prices will be on the rise … (2 comments)
A GLIMMER OF HOPE? The November Market statistics were released today by our Board of Realtors today and there may be a glimmer of hope in the numbers. I have highlighted some of the key numbers that I think deserve analysis. Of some interest are the numbers of new listings. These are down from last year, but I think that just reflects the fact the market is down so much many people have decided to hold on to their homes rather than sell for less than what they want or need.

As a Bullhead City Realtor I always look forward to the cooling of our intense summer temperatures. Showing properties here in the Bullhead City area in the heat of summer can be daunting, especially with many of the vacant and foreclosed homes we have had this past year, because the power is off which means the A/C is off. I am a Team Leader at a Keller Williams real estate office and came across a situation that we all dread. This is how things unfolded. Early in the day I was talking to an agent who was showing a riverfront home to a buyer and she was preparing to write a contract for the buyer, when the buyer called and said another agent they were working here in Bullhead City had shown the buyers the same home and pointed out a potential problem, which caused the buyers to stop the agent from presenting the offer to the listing agent. The October sales statistic are in for Bullhead City Real Estate from our Board of Realtors. While there are no big surprises, there are some interesting trends. Residential sales YTD declined 18.46% from the same period last year, with YTD sales in 2007 of 964 vs. 786 for 2008. For the month however, sales in October 2008 were only down 7.14% from October 2007. There were 65 residential sales in October 2008. If you are selling your Bullhead City home it is significant that listings taken dropped more than sales, down 24.21% YTD 2008 vs. the same period in 2007. This means inventory … (0 comments)

Normally during this time of year as the weather here in Bullhead City heats up, so does our real estate market. This year seems this is not the case as our real estate market continues to remain sluggish with sales of homes centered around foreclosures. The continued rise in the price of gasoline is sure to be contributing our slow market, as prices have come down so far that homes are once again very affordable. After almost a year of anticipation, delays, excitment and hard work by our dedicated associates we have moved to our new office on the Bullhead Parkway. Located at 2440 Adobe Rd, Suite 106, our office has the brand new smell and is more than twice the size of our old office. We already have had 5 new agents join our team as a result of our new office. Best yet, we have tons of parking and a Mexican restaurant is opening soon in the same building. There goes my waistline! Last week, I mentioned in my post that the real estate market here in the Bullhead City area had slowed like much of the rest of the nation. This past week has seen real estate sales slow to a crawl. Normally, even in this slow sales period, there are between 8 and 14 daily sales of real property in the Mohave Valley/Bullhead City area. This past week sales are off about 80% from what is now our norm!
