We have 2 months out of the past 12 months where we did not increase the number of sold properties over the same month previous year. Those 2 months were January and February of this year.
Normally June has the highest number of sales in the Cincinnati market. But as you can see by the graph, May had 2,119 versus June's 2,100 and has taken top honors so far this year. That can probably be attributed to the First Time Home Buyers Tax credit expiring on April 30, 2010.

I found this information to be very interesting. I knew interest rates had come down. But I never did compare them to the "Tax Credits" interest rates. The rates have dropped to the point where buying a home AFTER the tax credits is better than with the tax credits. Rates have dropped so much that you save a tremendous amount of money on your loan.

The Average Sales Price for 45040 in Warren County peaked in 2007 at $289,738. Since 2007 the average sales price decreased to $287,154 in 2008, and then decreased again in 2009 to $282,612 as the chart below shows. The chart below also shows the number of sales for the period 2003-2009 in 45040. The number of sales peaked in 2005 & 2006 at 757 sales. Since then we have had 3 years of declining numbers down to 2009's total of 529 homes sold in Warren County 45040.

Week ending 4/12/2010 we had a 12 month high of showings at 1,200. Then the next week it dipped a little to 1,121. Then came the big drop. The REALTORS had done a good job educating their buyers about getting their contracts in before the 30th of April, (end of the Tax Credits). So after the initial flurry of activity in the first half of April, the second half fell off dramatically. The number of showings dropped to 762 for week ending April 26, 2010.

The Calm after the Storm? The Tax Credits are over.
Now that the tax credits are over, it is time for the market to get back to being the market. As I have written here in the past, the market always wins. When the credits were thought to be expiring in November, 2009, our solds shot up by 406 over the previous November 2008. But then our solds dropped after. Leading one to believe that November Solds simply "stole" the solds from the following months.

The Tax Credits have ended, the dust has started to settle, Realtors all over the country are taking the weekend off. Now comes the real work, getting them to close.  
The last time we thought the Tax Credits were expiring in November of 2009, in my area the number of solds shot up for November  406 over the previous November.
