      <description>&lt;p&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; I want to make it official.....I Scott Barr declare that Riverside county in California has reached the&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;bottom of the market for housing. At least that's what I told some friends at a dinner party back in April. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;At first I made a blanket statement that we will look back a year from now and see that April was the&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;bottom of the real estate market in our area. Then it occurred to me that I was standing in the kitchen of &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;a home located in San Diego county.Ooops...wrong county. (I think San Diego and Orange county have a &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;little more deflating to take place.)I quickly clarified myself and stated that I &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;meant the county that I primarily work in Riverside. The color returned to my friends faces and I averted &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;a public stoning for prophesying incorrectly.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; I came to this conclusion after being beat out by other offers that were a little higher than my clients.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;Keep in mind that we are sometimes bidding $20,000 or more per offering. It's happened with five &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;different sets of buyers. The same thing seems to be occurring with other agents.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;This type of thing is prevalent in the Menifee,Murrieta, Temecula and even San Jancinto, Hemet area's.&lt;/strong&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; I make this &quot;prediction&quot; realizing that if I'm wrong, cyber space will forever have record of my insight.&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;&amp;bull;1.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Any property that is properly priced will sell within 14 days.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;bull;2.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; If you find something really, really nice bid higher than the asking price if you really, really want that particular property.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;bull;3.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Be ready to be pre-approved by the bank who is selling the property.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp; This may sound too aggressive for some you and for others, your nodding your heads in agreement with&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;strategy, then they are doing what we call &quot;selling scared&quot;. They figure if they tell you the truth then they&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;First, let's look at what is happening in our real estate market. We have primarily two types of sales taking place bank owned and short sales. &lt;a href=&quot;http://www.soldbybarr.com&quot; title=&quot;www.soldbybarr.com&quot; target=&quot;_blank&quot;&gt;Bank owned&lt;/a&gt;or other wise known as REO property is just that the bank now owns the house. &lt;p&gt;&amp;nbsp;&amp;nbsp; &amp;nbsp;As a buyers agent I'm always relived when my client wants to view a bank owned home. Typically these negotiations are handled like they were back in 05'. What is interesting is the fact that there is usually an offer already on the table which is very good for the seller (bank). How do we do we handle the competition? We put forth our best offer and we move on and don't look back if we get beat out. After all, there are more properties than there are buyers. I remember the shift in our market that took place in the middle part of 07'. We started to see multiple offers again. This was the new sellers market.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Now for the big &lt;span style=&quot;text-decoration: line-through;&quot;&gt;butt &lt;/span&gt;but, but what about short sales, don't they take a lot of time? &amp;nbsp;Yes they do. Sooo here is how we handle them:&lt;/p&gt;
&lt;p&gt;&amp;bull;1.&amp;nbsp;&amp;nbsp;&amp;nbsp; I tell me my clients what to expect on the front end so they are not as disheartened if they should not succeed in acquiring the property.&lt;/p&gt;
&lt;p&gt;&amp;bull;2.&amp;nbsp;&amp;nbsp;&amp;nbsp; My approach is to find at least three properties that my clients positively love. (this is possible here in Southern California)&lt;/p&gt;
&lt;p&gt;&amp;bull;3.&amp;nbsp;&amp;nbsp;&amp;nbsp; I inquire via the listing agent as to the status of the short sale. I ask questions such as: how long has the property been in default, how many mortgages are on the property, are the current owners occupying the property?&lt;/p&gt;
&lt;p&gt;Keep in mind that just because there is a short sale going on doesn't mean that the home owner has lost any rights. The only thing that they are not in control of is what price the holder of the note will settle for.&lt;/p&gt;

&lt;p&gt;&amp;nbsp;don't have to sell. But just as soon as a unit comes on the market that is priced right it, gets snatched up faster then a salmon fish swimming past a hungry bear.&lt;/p&gt;

&lt;p&gt;&amp;nbsp;You see, in my neck of the woods there&lt;/p&gt;
&lt;p&gt;&amp;nbsp;are many seniors who prefer to live in a&lt;/p&gt;
&lt;p&gt;&amp;nbsp;park and pay cash.&amp;nbsp;&amp;nbsp;This means a much&lt;/p&gt;
&lt;p&gt;&amp;nbsp;shorter escrow and less hassles. On the other hand we're not talking about a huge commission check.&lt;/p&gt;
&lt;p&gt;But, a little bit of something is better than nothing. It will be interesting to me to see where this run&lt;/p&gt;
&lt;p&gt;&amp;nbsp;on mobile homes takes me. The picture has nothing to do with mobile homes, I just love seeing those&lt;/p&gt;

&lt;p&gt;&amp;nbsp;home finally does sell, all is well with&lt;/p&gt;
&lt;p&gt;&amp;nbsp;the planet especially in today's market. A lot of buyers are still on the fence wondering how much lower&lt;/p&gt;
&lt;p&gt;&amp;nbsp;prices can go. Sooo a victory is a victory and I savor all of them just the same.In this case there were at&lt;/p&gt;
&lt;p&gt;&amp;nbsp;least three winners: the sellers, the buyers, and the selling agent. It felt so good to put up&lt;/p&gt;

So my question is where do we go from here? Sales seem to be breaking out every where and sometimes I'm there when it happens. Will prices continue to increase? Will interest rates keep settling at a higher percentage? Can both things keep on happening at the same time? I know the answer to that one is no. But what about prices? I have buyers that are waiting for prices to go lower. In my area this does not seem likely. Primarily because we have experienced a 50%+ drop already since '05. Their thinking is to wait and buy around Christmas time when we all know selling real estate can be a challenge. It would be interesting if the powers to be could figure out a way to drop interest rates so that we could recover some of the equity in our homes and keep this momentum going.&lt;/span&gt;&lt;/strong&gt;&lt;/div&gt;

      <title>THINGS THAT STILL REMAIN</title>
      <description>&lt;p&gt;&amp;nbsp;&lt;strong&gt;No this is not me surfing but maybe one day you never know. I was just thinking about all the things that there are to do in Southern California. Surfing is just one of the many ways one can enjoy &lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;themselves here. There are also the mountain ranges that surround our In Land Empire as it is called in my neck of woods. Big bear, Arrow Head,there's even a Mt Baldy nearby. I guess they ran out of names when it came to the latter one. Anyhow, there is much to do here. Yes we are having a real &quot;real estate&quot; crisis and yes it will continue this way for a year or two but don't feel too sorry for us. We live in area of the country where in the same day we can surf in the Pacific Ocean in the morning and then walk under gigantic pine trees 6,000 feet + above sea level in evening. All this can be done on one tank of gas. I know we did it again this weekend. My daughters spent the summer working at a camp in Iddlywild another mountain range that I failed to mention. All the girls were back except one was still working at the camp. After surfing all day we went &quot;up the hill &quot;as we call it to bring her home. When we were waiting for the endless goodbyes to end I thought about how great it was to smell the pine trees and&amp;nbsp;see all of stars&amp;nbsp;at night. Yes we in the real estate field are struggling in some way or to some degree but I have learned through these last couple years that there is always something to be&amp;nbsp;grateful for. For one&amp;nbsp;I realized how blessed&amp;nbsp;Iam to be living here. Some times its easy to take what we have for gran it and not appreciate the good things that remain. In these tight times I think I'm going to focus on the good that still remains.&lt;/strong&gt;&lt;/p&gt;
