The new year is bringing lots of sales in the new construction segment of the Beaufort South Carolina market!
Somerset Point is leading the way with at least 4 closings and several more slated to close soon. Price ranges there are falling between $199,900 and $259,900.
There is also some great in fill construction in the Nickles Place subdivision just off Holly Hall Road like this house at 6 Katelyn's Way. This new home will be done in early February, has great schools, and sits on a pond front lot. Coming in at $205,000, it will probably be under contract before it's finished.
Getting off the island, Librety Point probably leads the way with at least 3 closed and 10- yes 10!!- under contract! The prices in Librety Point start at just $149,000- a price point that has a lot of appeal!
Over in Shadow Moss, there are new homes starting at $170,000 as Centex begins a new phase. There are also several resales in Shadow Moss.
Finally, D.R. Horton is building over in Live Oaks, near Battery Point. There are some great prices there too, starting at $184,000.
This isn't meant to be an exhaustive list of every new construction project, but these are certainly some highlights.

Great South Carolina Real Estate Look Back Look Ahead!

3 Bedroom 2 bath home in Battery Shores for $240,000
Welcome to 1010 Mustelidae, Beaufort, SC! This is a great 3 bedroom 2 bath home in Battery Shores listed at $240,000.
So what is a Mustelidae? It is the family name (remember Kingdom, Phylum, Class, Order, Family from high school biology? And you thought you'd never see them again!) for Otters, Wolverines, Badgers, Minks, Ferrets, and more and the street names in Battery Shores bear all those names.

Now that we have that out of the way, let me tell you about the house.
First, I LOVE Battery Shores! Why? It is one of the last subdivisions in Beaufort with a third of an acre plus lots with new construction of great homes and it also has a community dock on Battery Creek.
This home is brick and hardiplank with a fenced yard and a great Live Oak in the back corner for a piece of cool shade in the summer time. The yard has an ornamental fence at the end of the driveway with a privacy wrap for the rest of the backyard. Very private and secure feeling back there for kids, sunbathing, or whatever else you do in the backyard.
The front sidewalk wraps around the garage and brings you to the front door and the foyer beyond. By the way, both the sidewalk and the back patio are stamped cement. Very attractive.
Once inside, standing in the foyer, the living area is straight ahead and the fireplace is a focal point, although probably secondary to your entertainment center on the wall to the right. On your left is a formal dining area across the hall from a kitchen entrance. There is also a breakfast nook at the rear of the kitchen and adjoining the living area. The bar counter is great at hiding dirty dishes from guests while still allowing communication and flow between the kitchen and living area.
The master suite is to the right from the front door, and it is really generous. There is a door from the master to the backyard, comes out right by some roses. The master bath is also good sized with a dual vanity and separate tub and shower. Plenty of room for two to get ready for the day without tripping over each other. The master closet has room even fo the husbands clothes! Wow!
The other two bedrooms are on the other side of the house which helps with interior privacy. The front bedroom has a door to the guest bath making it a perfect office or guest room. Both of the bedrooms have laminate flooring.
In the kitchen, there is a gas range with a stamped metal back splash and Corian counters. The refrigerator is included in the sale.
The community dock is always a great addition to any neighborhood. It is gated so only resident members can use it, and there is plenty of room for a couple boats in addition to a fish cleaning station. It is really just a great place to go and relax, just a sittin on the dock of the bay!

Let's say you are a buyer and you have found a house that meets your needs and its listing price is in your financial comfort zone. You have reviewed recent comparable sales for like properties. You have established what you think the value of the home is. You are armed with a pre-approval if you are going to seek financing or have copies of statements verifying liquid funds if you are paying cash. You are ready to make an offer and open good-faith negotiations for the house.
Okay, so stop for a moment and think of yourself as a pitcher...a baseball pitcher. Think of the seller as the batter at the plate. The catcher's mitt is like the comps - the target you are aiming for. Are you with me?
Pitchers have more than one pitch. Each pitch is used for a different strategy. Offers are the same. You can make a full-price offer with super strong terms - a fast ball pitch down the middle of the plate. If a house is priced at market value and there is strong competition from other buyers, your fast ball is the best option. And you may have to go over the ask...that is put a little extra on that pitch!
You can make an offer somewhere at the bottom of the zone of established value. That is like throwing a slider or a breaking ball low and inside...if it is interesting enough (strong terms like a high percentage down, no mortgage contingency, waiving of inspections), the seller will take a look at that pitch and may swing (a decent counter offer comes back to you) or a check swing (no or low counter offer).
Or, you can combo up some strong terms with a sensible value price...that's like throwing a knuckleball in the strike zone and let the seller make contact. Get the ball in play and see if you can reach agreeable terms and price for both sides.
Lately, I am seeing too much of the dangerous pitch choice...the wild pitch. Lowball offers are like wild pitches. Wild pitches are so far out of the zone, the catcher doesn't see it coming, can't catch it and the batter is puzzled and trying not to get injured. Same thing with lowball offers. They insult the seller, confuse the agents about your motivation and there is no basis in anything concrete to support the offer. Pitchers who pitch wild pitches get pulled. The seller reacts the same way by making no counter offer and saying "NEXT!" and some other choice words I cannot type here. Your wild pitch of an offer has set a tone for the negotiation and vicariously painted a picture of yourself as being opportunistic, or unrealistic or not serious. If the seller is able to remain calm and let you make an improvement, you are lucky. But the damage has been done. You have left the door wide open for another buyer to come in and give the seller incentive to listen more closely to them as direct response to your lowball offer.
So, when you are ready to make an offer think of yourself as a pitcher with a choice of pitches. AVOID WILD PITCHES. Study your target. Get that offer over the plate and give the batter something to look at and consider swinging at! If you can put the ball in play, you are on your way to buying a house.

I am always trying to study the local Beaufort South Carolina market, trying to determine what's coming next. I was looking at some stats for the new year in Beaufort, SC, and I am excited about a trend that is holding so far.
If you look at the distribution of price points that have closed this year, you see a really nice spread with about 20% of the closings in the $100-199k, in the $200-299k, in the $300-399k, and the $400-499k range each.
As a matter of fact, the sales below $99k equal the number of sales between $600-$999k! That is certainly bucking a trend established last year where an inordinate percentage of sales were under $299k, and the price ranges above that were languishing.
This is certainly good news for the 30% of our market that is priced over $300,000! The neighborhoods like Christine Place, Coosa Point, Pleasant Point, Battery Shores, Battery Point, and Habersham can certainly use the shot in the arm.
Just to compare, in 2010 about 78% of the closings in the Beaufort MLS were under $300,000; so this is a much more balanced trend if it holds.
If there is bad news, it is that the number of closings per week is down over last years average. I am not too concerned about that though, because the business closing now was written in late November and December, and those aren't usually the strongest months for real estate anyway.
