As summer comes to a close and there are less buyers looking for homes, we have more time to work our sphere. In my last post on this topic I discussed how I want to re-connect with old friends expand my business in a different market. I think this idea also helps us work our way in to a new market area.
Over the course of the last year, we converted an independent into Keller Williams. These things take time and considerable effort as one can imagine. Fortunately we (3 comments)
Learn To Take No For The Answer - 08/30/12 02:17 AM
When I spotted Karen's post I just had to reblog it. In sales there are many "no" before a yes. But moving past a no andgettingto a yes is the difference between a clerk and a saleperson. Via Karen Fiddler, Broker/Realtor, Mission Viejo ((949)510-2395,The Fiddler Realty Team/eVantage Real Estate):
I spent some time this morning with an agent in our office, she was very upset about some recent attempts at cold calling. More like warm calling, they were leads which registered on our site, but they did not ask to be called. My question about this is why put your phone (4 comments)

How Do You Stay On Track If You Don't Track Your Production? - 08/23/12 02:39 PM
Ok, I have to admit we have been kind of lapse about tracking sales toa certain extent. But that changes earlier this year, we track seller/buyer side, number of transaction, income, how much spent on each listing, broker commissions... we track everything.... Via Barbara Todaro "New Franklin MA Homes" (RE/MAX Executive Realty ): How do you keep track of your income? I use excel and create a spread sheet that shows the property address; the date of closing; the gross commission and the net commission. Every numerical column is totaled. I was shocked to find out that there are very few agents (1 comments)
Never Get Hacked-- Chances Are, You Need to Read This! - 08/23/12 02:22 AM
This is such a great post! Its amazing how easy it would be for someone to get hacked.. Read this and then go fix you passwords, all of them..I know I need to make a few changes. Via Arizona SEO Consultant, Michael George: Sometimes, people on AR email me and ask me for simple help. I don't mind helping people out, and if I can take a look at their Google+ page or maybe adjust something on their ActiveRain account, I usually do it. People send me their passwords, which is fine, but I just ask that they change it as soon (1 comments)
JD Power results for VA - 08/21/12 10:40 AM
Everyone knows and respect J D Power and Associates client satisfaction survey. But sometimes there are flaws with responses. And I feel this years survey in Virginia may have a few flaws.
In VA, JD Power seller said they were unhappy with their agent. They claim they got less money than they thought they would get. According to the survey, sellers claim to only get 89%. But sales statics from the MLSs prove the average home sells for 97.2% to 98.3%. How can the numbers be so off? It could be many different reasons but I would suggest it has (3 comments)

3.8% Real Estate Tax Myth - 08/13/12 03:29 PM
Shannon said this so much better than I can... Its scary how much inaccurate information gets put out there to scare people. This tax will not impact many people. Iknow if it impacted me I still would be smiling on my way to the bank Via Shannon Milligan -Richmond Real Estate (Keller Williams Realty Richmond West): 3.8% Real Estate Tax Myth Have you heard the "rumor" about the 3.8% real estate tax? During the real estate boom, all one had to do to sell a home was to put a sign in the yard, take out a newspaper ad, and wait.
Today’s market is very different. While the market is improving in Bedford VA, the economic downturn made marketing your property change. Due to high costs and no results, advertising in print has died. Placing a sign in the yard is great advertising if you’re on a major road, but if your (4 comments)
