The reliable pattern for houses on market, and sales, is a turtle shaped curve from New Year to New Year. Last year, Westfield Real Estate started the year with 103 houses for sale, by July the inventory had swelled to 215, and by December, through selling off and withdrawals from the market, the inventory was back to where it began. So this year, surprise. . .the New Year began with an inventory of 101.

The answer is February 1st. I got this conclusion by combing MLS stats for high closed prices in the towns I report: Cranford, Edison, Metuchen, Mountainside, Scotch Plains/Fanwood, Summit, Warren/Watchung, and Westfield.
Across the hundreds of sales in the towns, the average days on market was 61 and the average contract to closing period was 59 days. The highest week of the year for sale price as a percentage of list price was the first week of June. Subtract 120 days, and you get the best day of the year to list. Recently I offered to show a property being "sold by owner."  I sent the seller a one-showing agreement providing for a 4% fee if successful.My seller asked a typical question with an interesting twist:“Thanks for the interest. Yes, the renovated unit is still available.  Question: my impression of RE/MAX is a 2.5% commission. Why is yours 4%?”

Especially interested in replies from inspectors, adjusters, remodelers: Irene stopped by our house while we were afar.  She stayed up long after the battery back up tuckered out and left an inch in the basement playroom.
It actually looked like someone had only spilled a glass of water on the floor--until you walked in the room, where it felt like walking across the diving raft at summer camp, giving new meaning to the moniker "floating floor"

Did I overhear it at a party, or was it dialogue from a play?  "When the it's the right guy calling, it's always an acceptable time to call."  This is a great analog for the true answer to the oft posed question "is it a good time to put our house on the market?"  If your house is up to speed in staging and updating, and priced lean and mean, it is always good timing.  Yes there are higher volume months and they happen to coincide with the surge of inventory.  So the supply and demand ratio is somewhat constant throughout the year.

The pace of sales is slightly up, in Westfield NJ, with contracts signed year to date at 158, up 6% over last year's 149.  But the supply at the end of the school year is at 192, up 9.7% from last year's 175.  (In 2006, the year the glut preceded the slump in values, the inventory peaked at 205.)

Westfield NJ Spring Market Mixed Signals--volume way up, prices may be down.
This is a little more detailed look at the Westfield NJ real estate market compared to last year, and with another month of data colllected.
Nearly double the number of contracts have been signed in the 1st four and a half months of 2011 versus 2010.  But the market time, is significantly longer and prices of closed transactions are significantly lower on average.  You will also note steeper markdowns during the average listing and steeper difference between Original List Price and sale price.  Please note DOM=days on market.
