The City of Coquitlam announced Wednesday it is closing the Coquitlam River Park in response to repeated cougar sightings and interactions with homes in the area in the neighborhood of River Springs, located at the North end of Shaughnessy street.

The animal(s) "exhibiting behaviours that indicate it might not be afraid of people," according to a Coquitlam City press release. It has clearly been in backyards and sighted by many River Springs residents as the accompanying picture of the animal demonstrates. This is a densely populated neighborhood and interactions with people are very likely, the Cougar has been seen very near Coquitlam River Elementary School.

Residents who live in the area are being asked to take the following precautions:

- Keep pets indoors or on leash at all times.

- Do not leave pet food or any other food attractants outdoors.

If you do encounter a cougar, the city advises the following:

- Do not run.

- Make yourself look big.

- Be loud and aggressive.

Residents are asked to stay away from the Coquitlam River Park and trails, as well as to be cautious in all areas surrounding the Coquitlam River.

Conservation officers are attempting to trap the animal and move it to a new location, according to the press release.

Residents are also being asked to report all sightings and conflicts to the Conservation Officer Service at 1-877-952-7277.

December 22, 2010 what an amazing day! We wanted to give something back to the amazing little community of River Springs in Coquitlam British Columbia where we not do a lot of business but also where we like to do our Real Estate business. We had heard there was an urgent appeal for help from area Food Banks for help

My team got together and we came up with this great idea to organize a Food Bank Drive for the Coquitlam-Port Coquitlam SHARE Society Food Bank. On Monday we taped a note to every single mailbox in River Springs (500 homes) asking homeowners to expect us and if they were not home to leave a bag with the note attached to it, we would be back on Wednesday morning till early afternoon.

My team mates are my wife Teodora Leaf and my Buyer's Agent Justin Wagner, we also garned the help of our children, Olivia & Madeline Leaf and two of their friends, Kamiko & Kiyomi Hoover.

Surprisingly, we found many more people home then we had expected. The real story was the high number of bags that were left at the door with the note stapled to it. There were some very large donations, large bags, boxes of tin foods, etc.! In 3 hours we had been to every single door in River Springs and filled a van and a SUV with 975 lbs of food!

The people of Coquitlam's River Springs neighborhood are amazingly giving, thank you! thank you! thank you! A very Merry Christmas to all who reside there, the true meaning of Christmas is evident in this Coquitlam neighborhood!

Purchasing Greater Vancouver & Fraser Valley Foreclosure Homes

Greater Vancouver foreclosure homes can be an excellent opportunity for first time buyers and investors to gain some equity with some savvy investing and a little elbow grease. There are as of November 29, 2012, 48 detached and 89 attached foreclosure sales in the entire area serviced by the Real Estate Board of Greater Vancouver. In the Fraser Valley Real Estate Board ther are 73 detached and 76 attached homes in court ordered sale. These numbers are typical and indicative of very stable interest rates but even during financial periods such as this people still get themselves in trouble financially and sadly, lose their homes.

Foreclosure homes are a bit complicated to purchase and generally do not suit most buyers due to the lack of certainty that comes with these purchases. The purchase is never certain until approved by the Court and the buyer can be outbid in court by a competing offer. The actual date of the court hearing is also out of the buyers control and can range from a couple of weeks to a a month or two. The buyer is compelled to complete the transaction, typically two weeks later.

These frustrations make it very difficult for someone who has sold their home to make a linear move into the newly purchased foreclosure home however these complications generally matter little to first time buyers and real estate investors. Because these de facto restrictions tend to limit the buyer pool the sale prices can also tend to be below what is considered Market Price. The key phrase is "tend" and exceptions always occur.

I have always dreaded making Cold Calls, few don't I suppose. Not because I wasnt good at making them, but more a lack of results from making them over the short period of time that I would commit to.

Always suspecting that the latest and greatest technological innovation could create more results with the click of a mouse.

I recently hosted an 'Unplugged' interview with a well known and succesful Realtor that made his business from Cold Calling and still makes Cold Calls 20 years later. He told the group that he looks at cold calls very basicly:

700 calls to get a listing.
$8.00 per call in future income. (based on his average commission per sale & success rate)

I have committed to making those calls, it takes me about 2 hours to make 100 calls, if I make 700 calls per week voila 1 listing! Each call I make is worth $8.00 whether I take a listing that day or not. 100 calls, a mere 2 hours work is $800 bux to me.

52 listings per year with out any multipliers from leverage just 52 cold call listings on top of everything else I already have.

Taking me from Very Good to Great. Sometimes those seminars we attend go in one ear and out the other, this time the words rattled around in my brain and stuck.

I found this great online BC HST Calculator that simplifies the HST rebate calculation for New Home purchases. It will even do the reverse calculation for you to determine what the real sale price was before HST was added.

Ther are three HST calculation areas, one for Homewoners, Investors and finally one for a vacation/second home. Very handy little tool and one that should be in every British Columbia Realtors favorites on their web browser. Not a bad idea for a new home buyer in Maple Ridge or the Tri-Cities to have at their fingertips either!
