Makena Beach & Golf Resort - former Maui Prince Hotel

The ongoing saga of the Makena Resort reached another milestone today in the foreclosure auction at Maui County’s Wailuku Courthouse. Approximately 50 people showed up to watch the auction proceedings held by the Court appointed Commissioner, Chris Lau. There were only 2 registered bidders at the auction – the lender (Wells Fargo Trust) and another unnamed bidder.  The sale was quick  and ended within 2 minutes of opening the bidding at $40 million. The final winning bid by Wells Fargo Trust came in at $55,000,000. Wells Fargo Trust represents the creditors who are owed approximately $200,000,000 in outstanding debt and accrued interest. The sale must be finalized at a court confirmation hearing before the Judge Shackley F. Raffetto in appoximately 30-45 days. This is not the end of the story as the Judge may open up bidding at the court confirmation hearing as long as there is a buyer willing to pay at least 5% above the winning bid price.

Maui real estate for saleThe approximately 1800 acre Makena Resort includes the 310 room former Maui Prince Hotel (now under court receivership and renamed the Makena Beach & Golf Resort) along with the Makena North Course – an 18 hole Robert Trent Jones, Jr. designed golf course, the Makena South Course which is now closed and needs to be renovated, a golf clubhouse, pro shop, driving range, Makena Tennis Club, three restaurants and bars,  2500 square feet of meeting space, hiking trails and approximately 1,300 acres of vacant land. The sale is subject to resolution of a outstanding lawsuits by neighboring property owners.

The SaveMakena.org group showed up with signs promoting the protection of the Makena Resort. Hopefully whomever ultimately ends up with the property will consider the history and culture of the area and will care for the land -Malama the Aina.

Malama the AinaEverett Dowling in partnership with Morgan Stanley purchased the resort at the peak of the market in 2007 for $575,000,000. After defaulting on the mortgage Wells Fargo Trust became the receiver in August of 2009. Although the sale is not final until court confirmation it is likely the resort will have a new owner for pennies on the dollar of what it sold for in 2007.

View From Maluaka to Makena LandingBeginning on September 1, 2008 the Maui County Parks and Recreation Department is revoking commercial ocean recreation permits at Makena Landing and at Maluaka north and south beach parks. Makena Landing is a popular Kayak launching spot that is very active in the mornings.  Up to 18 dive and kayak companies have launched their tours from here for years.  One thing visitors to Hawaii and to Maui are surprised about when they come here for the first time is how many different weather patterns and climates there are. What are the differences and what causes them?

One of the wettest spots on earth is located within miles of a desert coastal plain with very little rainfall during the year. In a very close proximity you have the 10,023 foot peak of Haleakala where there is a tundra high altitude climate in contrast with the tropical rain forests of east Maui; and then the dry central valley and West and South Maui Coasts.

Up in Kula, where I live, you even have different climates within elevations in the same area. It is wetter and cooler at the 3800' elevation compared to the dryer lower Kula area at around 2000' elevation with Kiawe trees and scrub and grasslands. 

In Haiku and East Maui you are in the tropical rain forest and even within the rain forest there are varying degrees of wetness.

In West Maui and Lahaina (In Hawaiian the name translates to relentless sun) it is hot and dry and the beaches and sunsets are incredible.

It's truly amazing when you get to know how different each area is. In general it is rainier and wetter in the east (windward) facing sides of the islands and dryer and hotter in the west (leeward) facing sides of the islands. The typical trade wind flow of our weather patterns often has winds coming in from the east bringing in rainfall which deposits on the eastern (windward) and up mountain (mauka) slopes.

So where do you want to live on Maui? If you like tropical rainforest and proximity to windsurfing then you definitely want to be on the North Shore or in Haiku, Upcountry. If you like beaches, restaurants, shopping then you would want to live in south Maui including Makena, Wailea, Kihei or in West Maui in Laniopoko, Lahaina, Kaanapali. The closer you get to Kapalua the more wind and rain you get as it's just peaking over the edge toward the windward of West Maui Mountains. And of course if you are a golfer then Wailea, Kaanapali and Kapalua are the places you would want to consider. If you like cooler weather then Kula is the place to be - colder at the higher elevation and warmer at the lower elevations.

Aloha Everyone,

This is my first blog post on ActiveRain. Thanks to everyone for a warm welcome!

I'm looking forward to writing about Maui real estate and happenings around the island.

As Georgie mentioned I live upcountry in Kula, Maui. I'm at the 3800' elevation so it can get rather cold at night in the winter time - in the low 50's - which is freezing for us thin blooded tropical island dwellers. I happen to love the cooler weather though. Year round it is awesome and almost like having seasons even though we are in the tropics. In the summer it is the perfect temperature day and night. You can be down at the beach in the sun and the sand and then go upcountry at night and sleep in perfect 70 degree nightime temperature. No A/C required anytime...and we use the fireplace to warm the place up for those 50 degree winter evening temperatures.

You may have heard the we had a terrible Kona storm last week that knocked the power out for much of Kula  for 3 days. I was out of power and did not have computer access for 3 days! Talk about feeling out of touch! The winds were up to 65 mph and trees and telephone poles were down everywhere. There was a flash flood that knocked a house off of it's foundation in the Waiohuli subdivision not far from where I live. Cars and debris littered some of the gulches in the area. Luckily there were no injuries. We are slowly working on the cleanup.

I've been on Maui since 2002 and LOVE my job helping people with Maui real estate. I specialize in Upcountry and Wailea.
