I just took two great investment property listings in Boise.  Both are built in the last 15 years and are centrally located in Boise.  If you know of an investor who is interested in multi family, feel free to send them an MLS email with the property details.  The first on is MLS# 98352653 listed for $351,000 and each unit is 2 bed 1 bath approx. 959 sq. ft.  Great rental history and well maintained by the current owner.  The second listing is  MLS# 98352689 priced at $379,000.  It has two 3 bedroom 2 bath units and two 2 Bedroom 2 bath units.  … (0 comments)

Boise ranked No. 2 for best city for business and careers - 03/20/08 09:48 AM
Boise has been named again as one of the best cities in the U.S. for business and careers by Forbes magazine.  This was the fourth year Boise has been in the top 5.   This is great recognition for all types of businesses in our local economy including real estate.  Our unemployment rate is still under 3 % and our job growth was 13th among all other cities.  With all of the commercial growth we have had over the last few years, large companies are obviously investing in the Boise valley.  This should also bring more buyers from others states where cost … (3 comments)

Why are banks not passing on the lower rates to borrowers? - 03/17/08 10:36 PM
I have been closely following the Fed's string of interest rate cuts and noticed the banks rates are approx. 6% for a 30 year fixed rate.  This same loan was averaging 5.25-5.50% about 1-2 months ago.  The Federal Funds rate has not gone up but still banks are raising their rates for homebuyers.  This don't seem to be helping the economy or housing.  If the Fed lowers rates another point and 30 year mortgages are still near 6%, I see this as sign that the system is not working correctly.  Does anyone else feel this is contributing to less buyers applying … (2 comments)

Real Estate Market will improve in the long term - 03/14/08 12:45 PM
I strongly agree with the article published in this months REALTOR MAGAZINE by Robert Freedman concerning the future demand for housing.  There is always a positive to be taken from even in a leveling market.  My advice will always be to buy due to the population increases in our attractive country.  What do other REALTORS think about this view?

warmer weather is bringing more buyer showings - 03/11/08 05:39 PM
 
In the last several weeks I've noticed properties that were sitting all winter are now pending and sold.  Especially homes that are on a quiet street with good square footage.  It seems like there were a lot more buyers on the fence last year.  Many of those people will start looking again this spring.  If any other REALTORS are seeing more activity on their listings, feel free to add to this post.
