What make you select a home inspector? - 03/20/07 08:17 PM
I have often wondered as I'm sure other home inspectors have; Why do you select one home inspector over another?
I hope that it is not price, but I know that this does play a factor in the selection process at times.
Then we have the experience and knowledge factor, I would hope that this is the single largest factor in the selection process.  Experience and knowledge is pretty much the wining combination when it comes to inspecting homes.
Many home inspectors are chosen simply based on their professional affiliation.  Unlike the real estate profession, the home inspector profession has several professional organizations.  The … (20 comments)

Southern politeness - 03/19/07 05:14 PM
I get tickled when I think about folks around the country who seldom hear anyone say anything polite.  I guess it has to do with my Southern up bringing, but wait a minute.  I was born in Californian moved to Alexandria Virginia when I was Eight.  Lived in VA until I was Fourteen and then moved to Houston Texas and attend high school and collage in TX.  So I guess I do have a Southern upbringing.
I travel around the country attending and speaking at various home inspector events, I'll even be at the ARRILO meeting in Banff, CN next month and … (5 comments)

The cost of a home inspection - 03/16/07 02:30 PM
I have been involved in the real estate business since 1991, first as a broker and then in 1995 I opened my home inspection business.  Pricing was very simple when I owned my real estate firm, 6% was the common fee for listing with 3% going to the selling and the listing company.  It's not so simple with home inspections!
Our pricing is all over the board.  I just can't for the life of me understand why some folks want to give their service away (I know it is the same in real estate).  In  my area you can get an inspection … (17 comments)

Things happen for a reason! (repost 1st post was deleated) - 03/14/07 07:18 PM
This is a repost as I must have delated the original post.
As I drove up to my morning inspection I couldn't help but notice the skies were clearing and giving way to what looked like a beautiful April day.  As usual I arrived about twenty minutes early and as usual I went up to the front door and rang the doorbell.  I stepped back a few steps so as not to startle the homeowners when they came to the door.  I rang the doorbell for a second time; I waited a moment and then started to look at the outside assuming … (1 comments)

A Home Inspection Tour {Through the eyes of a Home Inspector} - 03/14/07 05:52 PM
A Home Inspection Tour
{Through the eyes of a Home Inspector}
The sight of an inspector going around a home inspires different feelings and emotions in different people. Sellers experience a sense of nervousness, perhaps, about what the inspector may discover. Real estate agents may be apprehensive about the possibility that the home inspector will find one too many flaws. Home buyers usually have hopeful anxiety that no major problems will turn up.
Despite their differences, however, the one feeling all of these individuals have in common is curiosity. Exactly what is the home inspector doing? What is he or she actually looking for … (0 comments)

Why you need that New Construction Home Inspected! - 03/14/07 02:25 PM
Last week I inspected a new home that was only 4 months old.  The owners said that the Master bedroom and bath had a musty odor and that mildew was growing on the walls in the bathroom.  It started about two weeks after they moved in.  They have both been sick with asthma and what they thought was the flue
I found 3 major problems:
1. No bathroom ventilation exhausts fan had been installed.   2. The whirlpool tub drain was not fully connected to the drain, and water had been standing under the tub. The connection to the drain was off by … (2 comments)
