Mirabel is a wonderful golf community located on the north end of Scottsdale, Arizona. Its elevation over the Greater Phoenix Valley allows for some incredible mountain and city light views. I am always looking to try different restaurants in and around Scottsdale, Arizona and yesterday, I finally had the pleasure to have a meal at the perennial favorite, Cowboy Ciao in Old Town Scottsdale. After 2010 came to a close, I pulled the home sales results for the North Scottsdale AZ zip code of 85262. I wanted to see how homes on the market and home sales fell into the three categories of sales activity I have been tracking - 'regular' sales, short sales and foreclosures. At the end of 2010, I took a look at home sales in Scottsdale AZ Zip Code 85255 to see how they broke out over the three categories of home sales I have been tracking. I have broken the home sales activity into three categories. The definitions are as follows:- Non-Distressed Sales - These are "regular" or "traditional" sales of homes. Here are the February 2011 number for the luxury home market in Scottsdale, Arizona. This analysis looks at single family luxury homes sales in Scottsdale over the past 12 months. For this report, I am defining the luxury homes as homes with list prices over $1 million. - February 2011 - Scottsdale Homes Priced Between $1,000,000 - $1,499,999- Active Scottsdale Homes on the Market: The number of active homes in this price range dropped in February to 254 a 5.2% decrease over January. Here are the results for Phoenix and Scottsdale luxury condo sales for the month of February 2011. For this analysis, I am defining luxury condos as those with a list price of $1 million or more. At the end of February, there were two pending luxury condo sales, one in Phoenix and the other in Scottsdale. The Phoenix unit was only on the market for a couple of days when it went under contract. Here Scottsdale AZ's home sales results for the month of February 2011. This report covers the last 12 months of single-family home sales performance in Scottsdale and breaks the information into a monthly format so you can see how things changed over time. February 2011 Highlights for Scottsdale AZ Homes for Sale: Active Scottsdale Homes for Sale: The number of active homes on the market continues to declined over the month to 2,488. This was a 4% decrease over January's figure and below the 12 month average of 2,655. Pending Homes Sales in Scottsdale: Pending home sales saw another nice uptick in February.

Snow Delays for Golfers in Scottsdale AZ? - 03/07/11 07:20 PM
Here is a post my partner, Joyce Tawes, also an Associate Broker at Realty One Group here in Scottsdale, wrote last week. As many people are aware, Scottsdale is known for its beautiful year-round weather and excellent golf. Once in a while we will get snow in the higher elevations, but it starts to melt pretty quickly. Well, on February 27, 2011, residents of Desert Mountain in Scottsdale, Arizona and their far North Scottsdale neighbors woke up to a winter wonderland. The snow was several inches thick and actually stuck around for a while. This snowfall was a rare and unexpected treat for us.
