This was a very strong month for Scottsdale in general, but there were a couple of mixed results in some of the luxury price points.

This figure has been increasing for the last two months and is more or less on par with the 12 month average of 568. - Pendings: Pending sales were up in February to 19. After a mixed January, February's performance in Scottsdale rebounded, giving us better news. February sales and pending sales were up relative to January's numbers. However, we did see the inventory of homes for sale creep up again over 4,000 to 4,007.


February Highlights:
Active Homes for Sale- We saw this number increase 1.1% over January to 4,007 homes for sale. We briefly went over 4,000 homes for sale back in November before heading back down. January 2009 was a mixed-performance month for single-family homes in Scottsdale. Sales in January 2009 took a dip relative to December's sales numbers. However, pending home sales jumped back up to previous levels after falling in December. The number of active homes for sale also crept up in January, which is not surprising since many homeowners probably decided to take their homes off of the market for the holidays.

Here is a snapshot of Scottsdale's 2008 performance for single-family resale homes. I have included total sales for 2008 as well as sales acitivity by price band.Overall, sales were off by 13% over 2007, which is not surprising given the economic challenges this market has been facing. The hardest hit price segments in 2008 were the $1,000,000-$1,499,999 segment and the $2,000,000-$2,999,999 segment which were off by 45% and 48% respectively.The majority of the sales activity in 2008 was focused in the $999,999 or less price range, which represented 84% of sales. The numbers for August 2008 are in and they are not as strong as they have been in recent months. For several months, we had positive sales momentum, but that seems to be tapering off.





August Highlights:
Active listings dropped slightly to 3,839, a 0.9% decrease over July. While not a huge drop, this number has been decreasing every month since March of 2008 when there were 4,304 active listings on the market.
