The extension and expansion of the Real Estate tax credit....what does it mean?

This credit is NOW expanded to move up / move down buyers. This is a great opportunity for "empty nesters" that have lived in their home for over 5+ years and now want to get into that 55+ condo. The beauty of the credit is it can be for a used home of greater vale or lesser value.

The tax credit still applies to first time buyers, however they have opened up the income restrictions from 75k and individual to 125k as an individual, married up to 225K. Read below for more details. I am excited about this as it is crucial to housing recovery which in turn stimulates a large segment of our entire US economy.

Low rates+ low prices + tax credits =great time to buy.

Who Qualifies for the Extended Credit?

First-time home buyers who purchase homes between November 7, 2009 and April 30, 2010.
Current home owners purchasing a home between November 7, 2009 and April 30, 2010, who have used the home being sold or vacated as a principal residence for five consecutive years within the last eight.

To qualify as a “first-time home buyer” the purchaser or his/her spouse may not have owned a residence during the three years prior to the purchase.

If you or your client purchased a home between January 1, 2009 and November 6, 2009, please see: 2009 First-Time Home Buyer Tax Credit.

Which Properties Are Eligible?

The Extended Home Buyer Tax Credit may be applied to primary residences, including: single-family homes, condos, townhomes, and co-ops.

How Much Is Available?

The maximum allowable credit for first-time home buyers is $8,000.

The maximum allowable credit for current homeowners is $6,500.

How is a Buyer's Credit Amount Determined?

Each home buyer’s tax credit is determined by tow additional factors:

The price of the home.
The buyer's income.

Price

Under the Extended Home Buyer Tax Credit, credit may only be awarded on homes purchased for $800,000 or less.

Buyer Income

Under the Extended Home Buyer Tax Credit, which is effective on November 7, 2009, single buyers with incomes up to $125,000 and married couples with incomes up to $225,000—may receive the maximum tax credit.

These income limits have changed from the 2009 First-Time Home Buyer Tax Credit limits. If you or your client purchased a home between January 1, 2009 and November 6, 2009, please see 2009 First-Time Home Buyer Tax Credit.

If the Buyer(s)’ Income Exceeds These Limits, Can He/She Still Get a Credit?

Yes, some buyers may still be eligible for the credit.

The credit decreases for buyers who earn between $125,000 and $145,000 for single buyers and between $225,000 and $245,000 for home buyers filing jointly. The amount of the tax credit decreases as his/her income approaches the maximum limit. Home buyers earning more than the maximum qualifying income—over $145,000 for singles and over $245,000 for couples are not eligible for the credit.

Can a Buyer Still Qualify If He/She Closes After April 30, 2010?

Under the Extended Home Buyer Tax Credit, as long as a written binding contract to purchase is in effect on April 30, 2010, the purchaser will have until July 1, 2010 to close.

Will the Tax Credit Need to Be Repaid?

No. The buyer does not need to repay the tax credit, if he/she occupies the home for three years or more. However, if the property is sold during this three-year period, the full amount credit will be recouped on the sale

Buyers May Not Qualify after January, 2010 ? Credit Scores Increased to 693

The Federal Housing Administration will tighten credit standards and implement new rules for appraisals on Jan. 1, saying a study to be published in November is expected to show FHA's capital reserve ratio slipping below mandated minimums.

FHA's insurance fund is sufficient to cover future losses, Federal Housing Commissioner David H. Stevens said, but the tighter policies will ensure that the loan guarantees remain self-sustaining and continue to be funded by premiums paid by borrowers, not taxpayers. The new policies also include guidelines for ordering appraisals that are intended to protect appraisers from pressure by lenders.

FHA is also placing new requirements on streamlined refinancing, payment history, income verification, and demonstration of net tangible benefit to the borrower. Borrowers must have made at least six months of payments in order to qualify under the new requirements, for example.

All in all, the tighter credit policies, along with an increase in average FHA credit scores over the last year from 633 to 693, will help reduce losses, ensuring that claims on FHA loans don't exceed premiums paid by borrowers, HUD said.

The U.S. House of Representatives this week passed legislation intended to help FHA combat fraud and lax underwriting by hiring additional staff and upgrading its technology. The bill was a response to fears that increased demand for FHA-backed loans is taxing the FHA's capabilities to oversee lenders, making the program more vulnerable to losses.

What does this mean for potential borrowers? It means that there is no better time than the present to buy a home. This particularly applies to 3.5% down borrowers. Historically low rates, low prices and lots on inventory. It's a no brain-er !!

House not selling .....just burn it down, literally

"She was sick of the house quote, unquote, and she left the house to burn," said Maura Bailey, Assistant District Attorney.

"Ms. Moore told officers she had burned it down," prosecutor Maura Bailey told Doyle yesterday. "She said she was 'sick of the house' and wanted to 'let it burn.'"

The house was on the market for 1065 days. It started at 2.5 million and was down to 1.45 million before it was torched.

3) Rates ranging from 4.875% - 5.5% ...........with this inventory level are you kidding me ???

4) Warren Buffet says "Be fearful when others are greedy, and be greedy when others are fearful." Everyone is fearful now !!!!

This is an actual example of a condo in Woburn that is currently for sale. This shows clearly how the new lower interest rate allows someone to make an offer of $15,000 greater and give them the same monthly payment.

This example shows principal only, the asking price of his condo is $139,900 and the complex is approved for FHA 3.5% down payment financing. The best part is you can get the down payment gifted from a relative and then take the tax credit of $7500 in the spring to pay back the gift. It' like 100% financing.

This condo will pull $1100 all day for rent. So, if they buyer decides to move on, the can easily cover the mortgage payment by renting out. This is a NO BRAIN-ER !!!

This is a great complex. It has a great ownership ratio, it is FHA approved, the condo fee is low you can have a dog, a gas grill on your deck, all units have a washer dryer on the unit as well as new AC units.

Considering renting?? I took the 2 bedroom price of 109K , assumed a 5% down payment FHA loan ($5450.00) and FHA rate of 6.0%. The $992 is about the rental rate for a 2 bedroom in Tygsborough not to mention your tax benefit for interest and taxes paid. YOu can even leverage the new tax credit of $7500 from uncle Sam.

If you were the asset manager for the Lawrence MA bank owned multi family I showed today that is what you would be saying.

I entered and mentioned to my client, "Oh they tore into the ceiling they must have had a leak." We, then moved on to the bathroom and saw the wall of the tub plumbing entirely ripped out. We then looked at each-other and laughed. Some crack head had ripped out ever piece of copper in the house. Now, this required some serious demolition work. Not sure why the crack head would not just get a demolition job ??? You could pull down enough money to buy some crack doing that. Same effort, just legit work. God forbid legit work for a crack head. I will be honest, there could be $1000 worth of copper in the walls you couldn't pay me $1000 just for labor to put this kind of effort in retrieve ing the copper.

I have never seen this. I do show multi families in sometimes tough areas but never seen that. There are so many ways to measure the economy, strength of the dollar, inflation, exports, imports, stock market data, housing prices, interest rates ect ect but honestly how about the "copper stolen out of walls for crack index???"

This is an interesting article from the Lowell Sun. It talks about homes that were bought in the past 5 years. It says 1 in 5 homeowners are underwater that bought in the past 5 years.

Over the past 7-10 years there is appreciation. In some segments we are at 04 levels and in others we are at 2002 or 2003 levels for pricing. You really can't lump all the data in like that and get and accurate reading. You also have to consider from 1999-2004 many people had the benefit of doubling values. This is not normal appreciation. You can not just focus on the negative.

A home is not a stock that is day traded nor should not be viewed as one. It only matters when you are trying to sell it. Unless you have to sell do it is a monthly payment for a roof over your head wih a tax benefit you would not get renting.

I feel this is another negative media article that is scaring people not to buy. The facts are simple, there has never been a better time to buy. Rates around 6.0% and a ton of options for any buyer. We have never seen his combination of good rates and prices. Would you rather buy at historic highs (2003-2005).....or would you rather buy now and do nothing but go up??? Long term, Real Estate is still a great investment. If the article showed the past 10 years virtually every segment you would have shown positive appreciation numbers.

There is plenty of money to lend for qualified buyers. FHA loans are a great for buyers only requiring 3.5% down, not to mention the tax credit of 7500.00

Worried about a job and a recession??? An average real estate transaction employees 26 people. That is great for the economy. 2 Realtors, an appraiser, title examiner, attorney, home inspector, underwriter, rasfer tax stamps to the state, not to mention you shopping at home depot and so on. There is nothing more stimulating to the economy that a home sale. Fixing the economy starts here with home sales.

The extension and expansion of the Real Estate tax credit....what does it mean?

This credit is NOW expanded to move up / move down buyers. This is a great opportunity for "empty nesters" that have lived in their home for over 5+ years and now want to get into that 55+ condo. The beauty of the credit is it can be for a used home of greater vale or lesser value.
