HAPPY MEMORIAL DAY ALL!!! i am proud to be an American! - 05/30/11 09:15 AM
HAPPY MEMORIAL DAY ALL!!!The words from Lee Groonwood say it best...If tomorrow all the things were gone,I'd worked for all my life. And I had to start again, with just my children and my wife.
I'd thank my lucky stars,to be livin here today.‘ Cause the flag still stands for freedom, and they can't take that away.
And I'm proud to be an American, where at least I know I'm free. And I wont forget the men who died, who gave that right to me.
And I gladly stand up,next to you and defend her still today.‘ Cause there ain't no doubt I love this land,God bless … (6 comments)

What is the #1 Tip you can give for BUYING A BANK OWNED HOME? - 05/26/11 07:08 PM
I WAS INTERVIEWED YESTERDAY FOR AN ARTICLE AND WAS ASKED What is the #1 Tip you can give for BUYING A BANK OWNED HOME? I deal with alot of bank owned homes throughout New Hampshire. I am proud to be one of the leading listing agents of Bank owned homes in the Manchester NH area. My basic answer was there was not 1 thing but a list of things that a buyer needs to do to if they want to buy a bank owned home.Where should a buyer start? The first thing you need to do is be pre-approved for a loan. No bank … (4 comments)

What is the #1 Tip or advice you would give for BUYING A SHORT SALE? - 05/25/11 09:50 AM
One of the most asked questions is What is the #1 Tip or advice you would give for BUYING A SHORT SALE? Buyers and their agents often ask why wasn't this offer accepted and why did it take so long. First there is no law that states the bank has to complete a short sale, they only lose money and make it as hard as possible. While that is the thought of most, if submitted correctly, you have a very good chance of making it work and if submitted incorrectly or missing anything, you may be doomed from the start.  As a leading listing … (2 comments)

A YEAR LATER... HOW DO YOU GRADE THE 2010 HOME OWNERS CREDIT? HOW DID IT AFFECT YOUR LOCAL MARKET? - 05/23/11 12:36 PM
It was just over a year ago the Federal Home Owners credit was in full swing. Now that April 2011 sales figures are in, i think we can make a clear comparison and judge the affect it had on our area. There is no doubt it had a HUGE positive affect on the market increasing sales and prices for that period. April 2010 sales jumped 41% over April 2009. The median sales price actually increased last year during April by 8%.This year NH had 809 homes sell which is a decline from last April which figures were inflated due to the Rebates.  Sales were … (2 comments)

Has the Real Estate Market gone to the dogs - TIPS TO AVOID DOG BITES - 05/19/11 09:46 AM
In Real Estate one of the hazzards that is often not thought of is being bitten by a dog. Real Estate agents and their clients are walking into a strange house often with no knowledge of a dogs temperment,  home owners should remove the dogs from the home prior to showings but many do not. TIPS ON PREVENTING DOG BITES1. Never run past or from a dog, it is the dogs natural instinct to chase after you.2. If a dog is threatening you, do not scream, avoid eye contact, remain motionless and back away slow when the dog walks away.3. Never approach … (6 comments)

How could you cut 50,000 commuter miles this week in the state?New Hampshire residents are being asked to take part in cutting 50,000 commuter miles therefore saving 100 barrels of crude oil this week by bicycling to work which was touted as Commute Green NH week. Now seeing it has been raining for days it could have been better planned as far as the weather is concerned but the Governor of NH kicked off the week MondayDespite the weather which may have kept the numbers down, it was reported that 100's of workers parked the car and took their bikes. CASH BUYERS VS MORTGAGE USERS - What you may need to know - 05/14/11 08:40 AM
CASH BUYERS VS MORTGAGE USERS With cash buyers on the rise, potential buyers who need to get a mortgage may have met their match. When a seller looks at an offer with a mortgage contingincy, they see a chance that deal wont close if th ebuyer doesnt get their mortgage. With a cash sale, there is no mortgage contingincy, it is virtual slam dunk it will close. Some sellers will take a lower cash offer for that peace of mind of a sure sale.In this market the buyer who needs a mortgage can not always compete. But they can increase their odds... The TOP 3 Best and Worst home improvements for recouping their value - 05/11/11 11:51 AM
Yesterday i watched an interesting segment on the Today Show. Barbara Corcoran was doing a segment on The Best and Worst home improvements based on their cost versus how much you recoup upon sale. There was a couple i question and wondered if anyone else would as well.THE BEST1. Replace your front door. It is the first thing anyone sees, if it is in poor shaper, they may think the whole hous ein in that shape and not even enter.2. Replace your Garage DoorWith most houses the garage door makes up 1/4 to 1/3 of your front. It can be inviting … (3 comments)

If a buyer agent calls that an offer is coming in... Would you call your seller immediately or wait until you at in hand? - 05/07/11 09:30 AM
The question of the day is : Would you tell your seller that there "May be an offer coming in"?If you have ever listed a property, we all get these scenarios, there is a showing, the showing agent or buying agent calls and says we will be putting in an offer. You sit up straght, excitement stirs, a smile may come tio your face and then you wait for it to arrive. The next step is the most controversial... Do you call your seller and let them know the good news that an offer "may be" coming in, most agents will … (11 comments)

REAL ESTATE - Some days it is like a day at the Beach !!! - 05/06/11 09:25 AM
Everyone in Real Estate knows that working in Real Estate is certainly not always a "day at the beach." It is filled with ups and downs as we strive to stay the course and do our best. This week was "A day at the Beach" as i was lucky enough to have a buyer looking in the Hampton Beach area, received a new listing up there and had several BPO's to complete. Although summer has not arrived a few places are open and no traffic jams.I did get to notice the amount of work that has been accomplished over the winter in … (3 comments)

A new Short Sale "WARNING" for all agents, buyers and home owners. - 05/04/11 09:54 AM
There is a new set of problems for Short Sales sweeping the country and it could affect you. There is a new trend of "Out if State" brokers who advertise in neighboring states as well as nationally soliciting Home Owners to assist them in selling their home as a short sale.Often time the problems do not rise to that of a crisis until it is too late for that seller. It is affecting everyone including Buyers who see the offer on their dream home die, Sellers whose dream of getting out through a short sale dashed and local agents forced to pay these out … (2 comments)

How to kill a short sale in 3 easy lessons. Nevermind the tips on how to complete, you need to watch out for what to avoid. - 05/02/11 09:35 AM
There are plenty of blogs with instructions telling you how to complete a short sale or how to buy a short sale, but none seem to focus on the things you should avoid at all cost that could kill your short sale dead in the water. #1. LISTING PRICEThe most important thing to note is that the listing price is not set by the bank, one of the largest killers of short sales is the listing agent prices the home too low (below market value) and the bank counters at current market value or declines the short sale all together. Hopfully … (5 comments)

Happy May Day Everyone!!! - 05/01/11 10:38 AM
Happy May Day... While i was at Lowes this morning browsing the garden section someone wished me a Happy May Day...... The 1st of May has a different meaning for different people. The unofficial day in NH when we brush the snow the off the flowers, look at the new leaves popping from the trees, watching our lawns turn green and the tulips blossom. In Socialist countries they celebrate or even used to celebrate with gigantic parades showing off their military might. Children in other cultures dance around the may pole but for me, Real Estate Agents celebrate the start of the … (4 comments)
