As the Real Estate market stabilizes the one thing that remains is that Short Sales will still be part of our market for at least the next year. Becuase there is no regulation, no rules, no rhyme and no reason for how they are handled, some agents and potential buyers think it is a free for all. A Short Sale is simply a sale where the home owner owes more than the house is worth and needs their bank to reduce the amount they owe to allow the sale to happen.

Should FORECLOSURES have signs stating what they are? - 02/22/12 03:25 PM
There is a sharp debate between Agents, Asset Managers and Law Enforcement regarding how and if a Bank Owned Home should be posted and or advertised. Homes that are posted "Foreclosure, Bank Owned, REO, Distressed Sale, Short Sale or Vacant" are eye catching for buyers but also for crooks.
Some banks are now mandating these types of words NOT be used in a sign out front, taped to the door or window, In MLS or in advertising. The facts are that they attract lower offers and more vandalism and theft.

What a day... 8:45 pm and I am just getting in from a very busy day of Listing Appointments and Showing Appointments here in the Manchester NH area. I have come to a conclusion that some agents and therefore some sellers in Southern New Hampshire area just DO NOT WANT TO SELL THEIR HOMES.
It seems they put up every blockade they can to hinder their own showings. There are many reasons why a home may not sell, however when something can easily be done or avoided. It should be.

As the Real Estate market heats up, the amount of homes currently Listed is decling sharply. Here in NH, some markets have 30% less homes on the market. When that is added with the increase in sales which are up 10% 18% in some NH markets you get an increase in the amount of offers. If you want to see my blood boil, make the saying "This home could sell itself". Can it??? Really?? There are far too many agents who use that type of marketing program by taking as many listings as they can at any price. Their great idea is to place a sign in the front yard, put it in MLS and with a wish and a prayer they hope a certian number of these homes will close each month... For the sellers that do not get their houses sold, it is often a hardship and in some cases foreclosure.

I am currently negotiating an offer between a Buyer and a Seller. They are at war over the wording in a contingincy. "THIS SALE IS CONTINGENT UPON THE HOME APPRASING AT OR ABOVE THE APPRAISED VALUE OR THIS SALE SHALL BE NULL AND VOID." 
The problem starts as the buyer is getting a conventional mortgage with 20% down, there will be no PMI. In order to get the mortgage, the mortgage company will hire an appraiser. A common question from BUYERS as of late is "Why do my offers keep getting rejected?" The simple answer in most cases is someone made a better offer than you or you can look at it as you made an offer worse than someone else. Here in the Manchester NH area where homes on the market of decreased near 30% and sales are up 10-20% there are more buyers making offers on listings. It is common for me to get 4-5 offers within the first 7 days of a new listing.
