An interesting thing happened, I listed a home less than 2 weeks ago, there was 2 other homes for sale on the street. Within 7 days we had multiple offers and under contract in 7 days. The neighbor came running over as i was changing the sign to "Sale Pending" In a huff she asked "How could I have sold it so quickly? Why did it sell over her house that has been on the market for 5 months? What kind of agent am I? and Who do I think I am??? Well I told her, I am one of the (128 comments)

As the Real Estate market stabilizes the one thing that remains is that Short Sales will still be part of our market for at least the next year. Becuase there is no regulation, no rules, no rhyme and no reason for how they are handled, some agents and potential buyers think it is a free for all. A Short Sale is simply a sale where the home owner owes more than the house is worth and needs their bank to reduce the amount they owe to allow the sale to happen. Should FORECLOSURES have signs stating what they are? - 02/22/12 03:25 PM
There is a sharp debate between Agents, Asset Managers and Law Enforcement regarding how and if a Bank Owned Home should be posted and or advertised. Homes that are posted "Foreclosure, Bank Owned, REO, Distressed Sale, Short Sale or Vacant" are eye catching for buyers but also for crooks. Some banks are now mandating these types of words NOT be used in a sign out front, taped to the door or window, In MLS or in advertising. The facts are that they attract lower offers and more vandalism and theft. The problem for me was with a home in an area known (9 comments)

The THIRD week of February saw the Real Estate market in Manchester NH stay strong with 7 more closed than the week before. We are happy to report one of the best winters for selling Real Estate ever in 26 years in the business. Our market continues to strengthen as Closed Sales rise sharply. Showings of homes to new buyers has increased, pending sales coninue to rise. Relocation inquiries were up with both corporate and military relocations on the rise. What a day... 8:45 pm and I am just getting in from a very busy day of Listing Appointments and Showing Appointments here in the Manchester NH area. I have come to a conclusion that some agents and therefore some sellers in Southern New Hampshire area just DO NOT WANT TO SELL THEIR HOMES. It seems they put up every blockade they can to hinder their own showings. There are many reasons why a home may not sell, however when something can easily be done or avoided. It should be.

I received a number of direct emails in regards to a blog I wrote over the weekend titled Do You want to JUST List your home or Do You Want to SELL IT? In my blog I list the last 5 properties I have listed here in New Hampshire. The days on market range from 5 to 10 days for all 5. While some agents offer congratulations on a job well done, others thought they should email me direct to question "How this can be done". That it would take "magic or even a miracle" to accomplish. At least once every week I get a call from a Home Owner in the Manchester NH area asking me "Why their home did not sell when it was listed with another agent?" Without seeing their home it is impossible to answer, however the two most common reasons are a lack of attention from the former agent or the home was priced too high Being a Listing Agent is an art, it takes hard work and a lot of experience. The market is sure heating up, we have seen steady growth over the last 2 years stabilize our market here in the Manchester NH area. The amount of Homes currently Listed is down near 30% from it's highs and sales have increaded 10-18% in most markets. The KEY question is Do you want to 'JUST" List your home or Do you want to SELL IT. Choosing the right agent makes all the difference in the world. Over the last 2 months look at the results.

The one thing most people agree on is that Short Sales will continue to be a large part of our market for at least the next year. I work on a lot of Short Sales both as a Listing Agent and a Buyer Broker here in the Manchester NH area. The short sale process is not regulated, therefore the way agents handle it varies widely. There are some outlandish trends happening that are making the process frustrating that just do NOT have to be. As the Real Estate market heats up, the amount of homes currently Listed is decling sharply. Here in NH, some markets have 30% less homes on the market. When that is added with the increase in sales which are up 10% 18% in some NH markets you get an increase in the amount of offers. One of a Buyers first questions is "How much should you deduct from an asking price when making an offer?"

With the amount of currently listed homes declining here in NH and the amount of Buyers increasing, there is a competition to the Best deal. The answer will be different for each buyer depending on if they are Owner Occupied or Buying as an investor. What consititutes "The BEST" may not be the same for each Buyer. There is no better day to describe the Love and Hate relationship between Real Estate Agents and the "Loan process" Getting a mortgage is often the worst part of the Real Estate transaction. It does not have to be, but some how gets made worse than needed. 1. PRE-QUALIFICATION vs PRE-APPROVAL: Every Buyer should be pre-quailifed before they look at houses. The problem is often the pre-quailifcation letter is worthless. It has more contingincies than there are stars in the sky. I have a question where I am not sure there exists a correct answer. How many homes should you show to one buyer in a given day? 1, 2, 4, 5, 10 or more? I have been receiving requests from several different buyers to see multiple homes of late. Before showing any home to a buyer I always want to make sure they are pre-quailified. My first question actually is If they are working with another agent. Most buyers I get are calling about a specific home they want to see. The National Association of Home Builders named Manchester NH one of the 75 "Most Improving" Home Markets in the US. The survey by the NAHB includes criteria such as at least 6 months of rising housing permits, unemployment rates and house prices from the post recession bottom. Manchester NH saw an increase in building permits of 5.1%, Housing Prices rose 1.6% and Unemployment decreased 2% all since Feb. 2011. The Bulders association faces competition from homes priced under market values through foreclosure or short sales. As those types of listings decline, the new home market starts to rise. The question of the day is "Why does it take so long for things to happen in Real Estate"? The old saying of "Good things come to those who wait" or "Patience is a virtue" works well with some arguments but not all. Some things should just not take that long. Today I am going to explore some of the segements of Real Estate that we have to deal with every day. It makes you wonder is some people are "sleeping at the switch" per say.

If you want to see my blood boil, make the saying "This home could sell itself". Can it??? Really?? There are far too many agents who use that type of marketing program by taking as many listings as they can at any price. Their great idea is to place a sign in the front yard, put it in MLS and with a wish and a prayer they hope a certian number of these homes will close each month... For the sellers that do not get their houses sold, it is often a hardship and in some cases foreclosure. I take great pride in my work. (14 comments)

This weekend seemed like the SUPERBOWL of "Buyer inquiries" here in the Manchester NH area. The weather was spring like, the interest rates are ultra low, sales prices are still down, sales are up from 10-20% and current listing inventory is down near 30% making this the "Perfect Storm" for Home Buying. What is the problem then? What could be wrong you say? Some sellers are just not ready to sell. They say they are ready but there are road blocks at every turn. It is finally here, SUPER BOWL SUNDAY. I have been torn all week as I got a ticket to the big game this year to see my New England Patriots take on the dreaded NY Giants, I would have had to leave Thursday. The problem started with 2 closings getting potponed at the last minute on January 31 becuase the mortgage company could not get their act together after having 2 months to process and close this loan... MARKET UPDATE and Report for MANCHESTER NH for January 2012With the start of February winter has only made spotty appearances with our days warmer than average. It has made for some great viewing weather for homes. Last week we saw our first increase in new homes coming on the market which was offset be the increase in Sales. December is usually a slower month for new listings so the large increase is expected for January.The new homes represent a lot of bank Owned homes that were Foreclosed after a long moratorium by Banks. I am currently negotiating an offer between a Buyer and a Seller. They are at war over the wording in a contingincy. "THIS SALE IS CONTINGENT UPON THE HOME APPRASING AT OR ABOVE THE APPRAISED VALUE OR THIS SALE SHALL BE NULL AND VOID." The problem starts as the buyer is getting a conventional mortgage with 20% down, there will be no PMI. In order to get the mortgage, the mortgage company will hire an appraiser. The appraisal should provide an independant value of what the home is worth in todays market. If the appraisal is below the sales amount the (21 comments)

Today being GroundHog Day Feb. 2, 2012, we saw the Ground Hog come out only to see his shadow and head back in his hole letting everyone know there is 6 more weeks of winter. What you did not see on TV is that when the cameras were turned off, he came back out and headed straight for a home across the street with a "For Sale" sign. A common question from BUYERS as of late is "Why do my offers keep getting rejected?" The simple answer in most cases is someone made a better offer than you or you can look at it as you made an offer worse than someone else. Here in the Manchester NH area where homes on the market of decreased near 30% and sales are up 10-20% there are more buyers making offers on listings. It is common for me to get 4-5 offers within the first 7 days of a new listing. OFFERS CAN BE RANKED FROM TOP TO BOTTOM OF MOST DESIRABLE (14 comments)
