Last week was a prime example of a new Bank Owned Listing in the Southern NH area that is priced correctly and with my marketing, attracted double digit offers. The one thing that comes with this many offers is alot of disappointment from those whose offers were not accepted. I get bombarded with calls and emails after letting people know their offer was not accepted. You know what? not to seem like I have no feelings but if some of the buyers and agents spent this amount of time on writing and submitting their offers, maybe they would have had a chance.

There is no denying the Real Estate market is improving in most areas. Here in Southern NH including areas from the Manchester NH area south to the Salem NH area, the amount of Owner Occupied Listings, Bank Owned Homes and Short Sales are all down. There is no denying the Real Estate market is improving in most areas. Here in the Manchester NH area the amount of Owner Occupied Listings, Bank Owned Homes and Short Sales are all down. I am tired of watching the Local and national news who are reporting the Housing Industry still in decline. Local newspapers run reports off the wire that "this is a Buyers market" and how bad things are. This is just simply not true for every Real Estate Market. Real Estate IS Local and what is happening here may not be happening there and what is happening there may not be happening here.

I do not go around calling people "Dumb" however in this case it may be warranted. I have heard of this happening but never imagined it would every happen to me. I set up a showing on a property. I get their with my buyers and the seller is there. The Listing agent shows up and I am thinking they are there to give us some insight on the home. I could not imagine having the time or will to call any other agent and ask the question "How do you get so many New Listings?" that was asked of me last night. Here in New Hampshire the market is very competitive as we are in a strong recovery in our housing market. Do "FEELINGS" get in the way of a Real Estate Transaction?"  In my opinion they sure can... but should they? Afterall both Buyers and Sellers are real people and real people have real feelings. In a Bank Owned Sale the seller has no feelings. The employees of that bank or asset management company have no personal connection with that home. They will look for an offer that is strictly within a specific percentage of the list price and that it meets their criteria to limit contingincies and increase the chance that the sale closes on time.

You always know you hit a nerve when emails start flowing instead of people leaving comments. Last night I had multiple showings on my new listing, there was so many it was easier to say I would be there from 7pm to 8pm for buyers and agents with their buyers to stop by to see the Condominium. There was just too many to schedule in any kind of slotted time frame. It was almost a "mini" open house. It is priced very well so i knew I would be getting multiple offers right out of the gate.
