Going for the Gold - Active Rain Olympic Contest. - 07/31/12 02:16 PM
When I saw this contest I knew it was the inspiration I needed to get me moving. I have been reviewing and expanding my business plan to be able to move and change with the market as the economy recovers. I have been very successful in Listing and Selling Bank Owned Homes in the last 5 years. I had past experience with REO and got in early in this "downturn". With the eventual decrease in Bank Listings my goal is to get back into new construction. If it takes the contest Go For the Gold - Active Rain Olympic Contest to get me moving , … (9 comments)

Should you stop paying your mortgage when selling with a SHORT SALE? - 07/31/12 08:26 AM
A Home Owner just called telling me that Mr. Out of Town Broker told them to STOP paying their mortgage to help make the short sale more "more eligible" when they submit it. The Home Owners question was "Should they stop paying their mortgage when selling with a SHORT SALE?"

With red flags waving as hard and furious as if I was standing in Hurricane, my next question was "Did you sign a Listing with this agent and Massachussetts company?"
"Well of course" replied the caller. My pause on the phone was obvious enough for the caller to go into a defensive stance. Because … (11 comments)

Should SARCASM be used when writing a BLOG? - 07/30/12 06:08 AM
Should SARCASM be used when writing a BLOG? If you want to find an easy answer, then include it in your blog and wait for the comments to flood in. I learned this lesson on Saturday when I wrote a blog to tell the story of a Buyer Broker who blasted me becuase the Seller who was a Bank did not accept HER Buyers offer becuase SHE added some "SMALL contingencies." to a cash offer when the property was a cash only, as is, no contiongency type of sale.

The "Fireworks" got started when I "copy and pasted" the first two … (71 comments)

Why do Listing Agents NOT UPDATE their Listings in MLS? - 07/29/12 06:55 AM
Why do Listing Agents NOT UPDATE their Listings in MLS? As I browse through the local MLS here in the Manchester NH area, I have noticed a trend that quite a few listings that are in here as "active" are actually "pending". The more disturbing part is the trend of certain Listing Agents not even returning my call or emails if it is available and if my buyer can see it today. You can not sell a home if a buyer can not see it....

The MLS is one of the most important tools for Listing Agents to introduce their Listings … (17 comments)

Is a CONTINGENCY STILL a CONTINGENCY even if it is really SMALL? - 07/28/12 04:41 AM
BUT the contingency is a small one, WHY did my offer get rejected? Mrs. Buyer Broker A CONTINGENCY is STILL a CONTINGENCY no matter how SMALL. As a leading Listing Agent of Bank Owned Homes here in the manchester NH area this week I got 2 new Listings that generated near 30 offers between the 2.

With BANK OWNED HOMES the conditions for submitting an offer are strict. With these homes they were "cash only" purchase as they needed too much work to pass an inspection or for a buyer to be able to be guartanteed a loan to purchase … (44 comments)

Do I really have to follow what it states in the purchase contract? - 07/27/12 06:09 AM
Do I really have to follow what it states in the purchase contract? asked the buyer. Maybe it was the puzzled look on my face for a Buyer to be asking me this question or It could have been the even bigger face I was probabily making because this Buyer has their own buyer broker. I am the Listing Agent and therefore represent the seller in this transaction so why are they asking me?

MR. BUYER it seems decides now that they do no want or can not follow the items in the contract in which they signed therefore agreeing … (13 comments)

WHY do BANKS have such strict criteria when accepting OFFERS? - 07/26/12 05:15 AM
When it comes to submitting offers on BANK OWNED HOMES, there is certain specifciations or instructions that need to be followed. Recently Mrs. Buyer Agent wants to re-write the what the Bank will accept. If you have been following me, you know what a hard time she has given me.
MRS. BUYER AGENT called with her concerns and demands. She said she has not listed any homes for this bank yet, but has a couple of listings in process. She asked HER asset manager and she said that they do not require cashiers checks or minimum deposits. To simplify the conversation … (16 comments)

HEY Mrs. Buyer Agent-Bullying should not be practiced in Real Estate - 07/25/12 06:03 AM
"My Buyer wants this property and seeing they live next to Mrs. "High up Real Estate commissioner"  I hope we will not have any trouble getting into this home where they will be placing an offer today" stated  Mrs. Buyer Agent and company owner during a phone call  I received yesterday.
New Bank Owned Listings that are priced to sell sure bring out the worst in some agents wth a seemingly large supply of buyers versuses a low inventory of homes for sale.
With Bank Owned Listings, the Listing Agent is often held hostage to work at the Bank or Asset Managements pace. Just … (8 comments)

Real estate experts say mess could be solved if government would stop helping - 07/24/12 05:38 AM
Real Estate professionals have been saying this for nearly 3 years but no one was listening.  FINALLY a printed article in main stream media that says it like it is. The government has delayed recovery by the moratoriums and policy. The market has to finish its cycle to move forward. The main stream media has lumped all markets into one which is wrong. Some areas did not get hit as hard as others, some started their recovery 2 years ago. Some are just starting. Here in NH are market has stabilzied, sales are up, current listings are down and buyers are enjoying the … (0 comments)

Will a SHORT SALE get approved faster if I offer FULL PRICE? - 07/24/12 05:12 AM
"What if I offer FULL PRICE for a SHORT SALE? Is it automatically approved? Will it go faster?" Suprisingly there are many buyers who do not understand the SHORT SALE process here in the Manchester NH area. A short sale is not like any other sale. A short sale is where the seller owes more than their home is worth, the sale then has to be approved by the sellers bank to sell for less.
Unfortanately offering full price may not have any affect on whether a short sale is approved. The key with asking prices is that the bank does … (13 comments)

Why are BANK OWNED homes being sold CASH ONLY? - 07/22/12 08:28 AM
With an increase in New Bank Owned listings the questions of "Why is this home being sold CASH ONLY" are pouring in again. Some buyers can get pretty animated regarding Listings that come on the market with this restriction. The problem starts when homes are in such bad condition, that buyers can not usualy get a mortgage to buy it.
Many homes have missing or frozen plumbing, the electric is not on and there is no functional heating or plumbing. For most mortgages the water needs to be on and the heat needs to be functioning. Banks either can not or do not … (16 comments)

What are the most important TEN SECONDS in Real Estate??? - 07/20/12 05:06 AM
What you may not know is that 10 seconds can make or break any Real Estate Deal. Nearly every buyer wants to drive by a home before going inside. Within 10 seconds they will decide if they want to see inside or if they will keep on driving to the next home skipping over this one.
The exterior condition of the home means much more than some home owners and listing agents realize. It is important to maintain the exterior of the home and the yard.1. Cut the lawn.2. Trim bushes and shrubs.3. Remove all debris from your yard.4. Make sure … (48 comments)

HEY AGENT-I offered a bonus to bring me a buyer but no one is coming? - 07/19/12 12:01 PM
I had an interesting question from a seller who is listed with someone else but asked me "I offered a $500 bonus to the selling agency but no one is looking at my home?" WHY NOT? The only way to answer is straight forward with the hard truth. Unfortanately a $500 bonus is not that much to truely inspire anyone to rush right over with a buyer. It is better to know that your house is priced right which is at or just below market value. Next is your listing agent splitting the commission 50/50? Then is your home being advertised and marketed? … (5 comments)

The SECRET to getting your Home SOLD - Not "Just Listed" - 07/18/12 06:44 AM
Most Home Owners think that Listing your home will mean an automatic sale. It is not quite as easy as placing a "For Sale" sign in the front yard and your agent placing your listing in the MLS and on a wing and a prayer you HOPE it sells. Here in New Hampshire Home Owners are learning the "SECRET" to Selling their home quickly and at the Best Obtainable price. Not every agent who gets a license to practice Real Estate becomes a successful Listing Agent.
Before Listing your home you should know that the Buyer Agents are getting in line … (18 comments)

Are there any GREAT DEALS Left in the Real Estate Market? - 07/17/12 06:27 AM
Are there any deals left out there when purchasing Real Estate. I hear so many agents in person and on their blogs saying there are no deals left. My first question is DID YOU LOOK? Well here in the Manchester NH area deals are available. If you are looking to buy a property simply seek out the assistance of a full time, local agent who specializes in these types of homes. It takes, time, patience and persistance.
The Real Estate market around the country is changing, it is improving and stabilizing. Here in my area the amount of homes currently on the … (10 comments)

Time to Stop BLAMING THE BANKS and start coming up with a SOLUTION. - 07/16/12 05:58 PM
There is alot of Blame to go around regarding the Foreclosure crisis but what are the solutions? Everyone is blaming each other, the banks continue with "business as usual" and politcians either ignore or pass policy that hinders recovery. The latest wave of blame is over the condition of these bank owned homes. We are talking in the sense that the bank has foreclosed, they now own the home and it is sitting, often in poor condition and getting worse. The first blame is always to large banks such as Bank of America and Deutsche Bank as was printed in todays featured … (2 comments)

Happy Buyers move into their new home in Hudson NH - 07/16/12 06:08 AM
I am proud to announce the Sale of one of the most beautiful condexes I have ever sold. I had the pleasure of assisting the Buyer as their Buyer Broker during the transaction of this property in Hudson NH. The most rewarding part of Real Estate is having a Buyer that is so Happy that they tell everyone.
We searched high and low, single families, condominiums and condexes. We looked at new homes, bank homes, old homes and homes that needed tons of work. When the saw this home they fell in love. It was nearly 2000 sf, had a dream … (10 comments)

YOU Priced that Home TOO LOW as neighbors declare WAR - 07/15/12 06:03 AM
I received a call from a person that was quite worked up. Another agent listed a SHORT SALE in the Manchester NH area in a quite desirable neighborhood at a rock bottom price. The home is neat, clean and appears to have no damage. The neighbors have circled up and formed a "war party". "How could they price that home this low? What is that agent thinking? Do they know they are affecting each and every home in our precious neighborhood by their actions." rang out from neighbor after neighbor.
Why are they calling me, becuase I sold their house to them and … (35 comments)

I NEED your help to buy a home! I put in an offer at an open house - 07/11/12 05:58 AM

HOW did you come up with that price you offered on a SHORT SALE? - 07/10/12 06:22 AM
I do not know what is worse, a SHORT SALE in the Manchester NH area that is priced WAY below market value or the offers BUYERS want to place on these listings. It creates a "CIRCLE OF FAILURE". You must be asking yourself why am I being so tough on Short Sales this morning? Because... Home Owners may not even know their choice of a Short Sale Listing Agent may have just doomed their Short Sale becuase that agent has PRICED THE HOME TOO LOW....

WHY are you submiiting so many Offers to the Bank for a SHORT SALE? - 07/09/12 05:10 AM
There is quite a battle going on for an answer to the question "Should more than one offer be sent to the Sellers Bank for Approval on a SHORT SALE." The key point many are missing is the sale is not between the bank and a buyer but the buyer and the current home owner who needs thier banks approval to sell for less than they owe.The Home Owner and their EXPERIENCED SHORT SALE AGENT should look over all overs and not just choose the best price but the one with the best terms. An offer saddled with lots of contingincies … (17 comments)

Mrs. Buyer Agent - WHY did you let the buyer bring dogs in the home? - 07/08/12 07:57 AM
Some days you just would not believe the situations a Real Estate Agent is put into. Recently Mrs. Buyer Agent made a showing quite interesting by bringing a buyer with 6 kids to a showing to liven things up. Mrs. Buyer Agent - Can you please control your Buyer. For the second showing she spiced things up by asking to see the home immediately as they are out front and it is ok to not have myself present. My assistant set the showing up. When I got the message I headed right there given the last debacle with 6 unsupervised kids.

Are there any "deals or steals" left in Real Estate? - 07/07/12 05:11 AM
I had a buyer call me demanding to know where I find "these great deals" in the Manchester NH area market for my buyers. He said he had spoken with an agent from a large national company that told him "there were no more deals", no steals, no fire sales and that he would have to "pay up" to buy investment property in this market. He said reads my blog and how can I find these deals?
Simply put... there are still deals and certainly are some bargains. The key is looking for homes that need enough work that your average buyer can … (17 comments)
