agent: How is REALTY TRAC making it harder to sell Bank Owned Homes? - 03/02/13 05:57 AM
Have you heard of Realty Trac? Do you know what they do and what they do not do. Here in the Manchester NH not a week goes by where a Buyer calls or emails with a statement "Why did you not send me information on this home listed by Realty Trac?" if you have heard of them, you may know the answer to my next question to the buyer of "Where did you see this home listed?' "Trulia replies the potential Buyer".I then have to explain to them that Realty Trac does not list or sell homes. They gather information from public

agent: is this the end of the SHORT SALE as we know it? - 03/01/13 04:56 AM
Will SHORT SALES ever be the same again? Although still part of our market here in the Manchester NH area, they are declining sharply but still exist. The banks though are looking to change the rules of the "Short Sale Game" once again with short sale auctions. There are still Home Owners though who may be behind in their mortgage or may need to relocate that need to sell their home now that may owe more than the home is worth. The Short Sale is still the best answer but only if done correctly. While Fannie and Freddie roll out rules and

agent: While you wasting time blogging - I am practicing Real Estate - 02/28/13 04:53 AM
Some of my best blogging material comes from agents who may be spinning their wheels, but just not getting anywhere, While getting an inquiry on one of my Manchester NH Listings this agent writes "While you wasting time blogging - I am practicing Real Estate." I replied to his email quite quickly which he responded "I am surprised you found the time to email me back." My reply: As an agent who prides himself on providing the best customer service I return all f my emails and phone calls promptly. As with blogging is one of the marketing tools

agent: The Top 3 reasons your home is not going to Sell anytime soon - 02/26/13 05:41 AM
A Home Seller in the Manchester NH area asks "Why have you not SOLD my home when I see Sold signs on all of your Listings in my neighborhood? Mr. Home Owner the most simple answer is you did not list with me, that is why "I" have not sold your home. Mr. and Mrs. Home owner respond with we listed with "the big mega company" because they advertise no one sells more homes than them." Bigger is not better and all agents are not created equal Mr. and Mrs. Home Owner. There are 3 top reasons Homes do

agent: Sales increase 20% in January so why are some homes not selling? - 02/22/13 02:55 AM
The sales report for January 2013 for New Hampshire was released with sales up 20% over January 2012. The average sales price was 11% higher. Here in the Manchester NH area sales figures were actually higher than statewide averages. With a decrease in homes for sale and an increase in buyers enjoying ultra low interest rates the market is doing well. Despite this though, some homes are just not selling. The 2 leading reasons are being over priced or a lack of attention by their listing agents. There was a number that really stands out. With one of my busiest

agent: Is Auction.com helping or hurting the sale of Bank Owned Homes? - 02/21/13 06:00 AM
There is a new "storm" over taking the sale of Bank Owned Homes. It is named Auction.com . Have you noticed this troubling trend? Well as a Leading Listing Agent of Bank Owned Homes in the Manchester NH I have seen more and more banks placing their foreclosed and REO homes in this auction setting. The Banks think that is an easier way to liquidate their properties. The banks inability to evict occupants after a foreclosure auction is leading to a back log of bank owned homes that are occupied mostly by former owners. The flawed plan is to put these

agent: WHY are banks making it harder to purchase their foreclosed homes? - 02/20/13 06:09 AM
Do banks make it harder to purchase their foreclosed homes on purpose? As a Leading Listing Agent of Bank Owned Homes in the Manchester NH it never ceases to amaze me why the banks would make it harder for us to sell their homes. Some of the most common problems are pricing the home incorrectly, taking too long to answer offers, taking too long to sign contracts or addendum's and how they handle preservation and repairs. As a Listing Agent that is hands on, i can spot the problems often before they happen and make every attempt to remedy the problem before it

agent: You are showing my home too much - can you slow down? - 02/19/13 06:39 AM
My favorite part of Listing and selling Real Estate in the Manchester NH area is the experiences and adventures. Every once in a while i get "knocked out of my seat" with a new experience. Today is one of those days. A Home Owner calls and tells me I have been showing their home "too much" and i should slow down the showings.. Without pause, I asked them if they still wanted to sell their home. of course they replied. Well then I let them know that without showings we can not get an offer. Without an offer we can not have

agent: When does the Seller have to move out once the Homes is SOLD? - 02/18/13 06:24 AM
When showing a home to my Buyer in the Manchester NH area, the seller who was there turned and asked me "When do I have to be out of the house when it sells?. The odd part was it is not my listing. Soon after many more questions I came to a quick conclusion their listing agent had not informed or educated them how the Home Selling Process works. I let the seller know that this would be addressed in any offer and agreed by teh buyer and seller in their contract, I let them know that here in NH the seller usually has

agent: It is TOO NICE to see the house FOR SALE today, we have to cancel. - 02/17/13 06:33 AM
Can it ever be "TOO NICE" outside to see a home for sale? Not a very common question but yesterday in the Manchester NH area as I sat for 30 minutes waiting for a Buyer and their agent to show up my phone rang. It was the Buyer Agent who says "I forgot to call you, but we are canceling today's appointment because it is so nice, I went skiing." I paused and asked "The showing we were supposed to have a half hour ago/" The agent replies "yes that is the one." With steam beginning to come out of my

agent: Is it too late to get a STEAL on a BANK OWNED HOME? - 02/16/13 05:11 AM
Nearly every FIRST TIME BUYER in the Manchester NH asks about Buying a Bank Owned Home. Most do not know how the process works but do know they have heard so many stories of great deals, they want in. Buying a Bank Owned Home is not for every Buyer. It will depend on how much work they want to do or pay for. It depends on how quick they want or need to move in. It can depend on what type of mortgage the buyer is getting and how much money the Buyer has to be able to fix anything that

agent: Seller Asks: Now That My House Is Sold How Clean Should I Leave It On The North Shore Of Long Island? - 02/16/13 05:10 AM
One of the most common questions from home sellers is how clean must I leave the house after we move out? My friends Larry and Sheila have a fantastic blog outlining this topic. Home sellers who list their homes with me are always pleased that we have discussed this along with all of the steps in the home selling process. agent: If You Don't Believe Me, Take it from Bank of America - 02/16/13 05:04 AM
Short Sales are still very much part of our market. A few of the problems we face every day could easily be solved if Home Owners who face the challenge of needing to sell their home through a short sale, just choose a better agent who was local and well experienced in listing, negotiating and selling Short Sales. Many agents are not experienced and some not even familiar with how they really work but are talking listings anyway. My friend Chris Ann makes a great point that there is NO such thing as a fully approved Short Sale before a buyer

agent: WHY can no one agree when the SPRING MARKET Starts? - 02/15/13 05:55 AM
A common question I have been hearing is "When will the Spring market start?" Home owners in the Manchester NH area looking to sell, sit up quickly and stare when I answer "DECEMBER". That is correct, the Spring market started before Christmas with one of the busiest December's ever, lead us to have our busiest January's in 27 years of Real Estate. February has not let us down as the market continues to get "Red Hot". "Then why did my house not sell?' asks a home owner whose house was on the market for near 6 months with little showings. That

Happy Valentine's Day Everyone. Thank you all for an incredible response to my Blogs this week. I have received some great and inspiring comments and the best gift of all is from Manchester NH consumers who are seeing, reading my blog and calling to assist them in their Real Estate needs. If Home Sellers or Home buyers choose a "Bad Agent" the results could be one of stress and delays When a consumer takes the time to choose a "Good' Agent, the results are often one of an easier and faster sale for Home Sellers and for the buyers to be
