analysis: WHERE did my LISTING AGENT Go? - 04/17/13 05:27 AM
To a lot of peoples surprise, there are a lot of homes that are not selling? Here in the Manchester NH the one common question from Home Owners looking to list with a new agent after their contract expired want to know "Where did my Listing agent go? They may have chose what they thought was the biggest agent to list with, they met them, signed and then they slowly faded away.
There are reports of no showings, there are reports of buyers being sent without anyone to show the home, there are reports of some agents not answering their phone. … (14 comments)

analysis: Can bad pictures in the MLS keep a Home from SELLING? - 04/11/13 06:24 AM
When a home is not selling, do you wonder why? Do you think the Seller even realizes there is a problem if no one is even looking at their home? Here in the Manchester NH I see these homes, they seem to stand out because the amount of listings on the market is declining while sales continue to increase as buyers take advantage of the ULTRA LOW INTEREST RATES?
The most common problem is when no one knows your home is for sale. How can that be you may ask? With the MLS, isn't all homes accessible to potential buyers?

analysis: What I wish I knew then is now SURE SELLING HOMES TODAY - 04/06/13 01:49 PM
The Active Rain April Challenge asks "What do you know now that you wish you knew before you got into real estate?" I started my Real Estate Career in Manchester NH at the age of 18. That was 27 years ago. In 1985 the computers did not work like today, agents did not have web sites and the MLS was searched by looking in a book. Buyers did not start their search on the Internet and Sellers relied on "Neighborhood" Realtor's. Over the years technology has advanced, the duties of a Realtor have changed, Big national companies have bought up most of … (11 comments)

analysis: WHY would Home Sellers Lock out potential buyers? - 04/04/13 06:27 AM
It was said that some Home Owners spend more time in what to make for dinner than who to List their home with. A Home Owner in the Manchester NH area was the one that told me that and they added that they knew, because they were guilty of it and it cost them 6 months of wasted time when their home did not sell. They told me it took them having to experience being ignored by their agent, not having their calls answered and receiving zero guidance to understand what they had read in my blog of "Tips to get your home Sold … (11 comments)

analysis: WHY isn't my home SELLING when it seems all others are? - 04/02/13 06:19 AM
A Home Owner wanted to know why their Manchester NH Home was not Selling. They gave me a List of everything the have done so far. They looked through local ads and choose the agent whose name they saw the most. They listed at the price they gave them no questions asked. They let the young assistant in to take pictures. They answer the phone for showing requests from other agents and are there to let them in when they come to see the home.
I was starting to see a pattern, are you? I then looked up their old MLS Listing … (11 comments)

analysis: Should I wait to list my home if I do not want to move until June? - 04/01/13 06:38 AM
A Home Owner wanted to know when they should LIST their Manchester NH Home if they did not want to move until after School gets out in late June. They told me an agent said they should then wait until June to list. I let them know that was not only incorrect but HIGHLY incorrect advice. A Home can be put under contract quickly when priced and marketed right, but closings are not instant.
On average it takes a Buyer 30-45 days to close once the home is under contract. The time includes time for inspections and getting the Buyers mortgage … (12 comments)

analysis: Getting Healthy in the Rain update part 3 - 03/31/13 02:10 PM
With the 3rd month of Active Rain's Getting Healthy in the Rain contest coming to a close, the contest may end, but the challenge for me will continue. With more than half of one's meals eaten out, it is not easy to always eat what is good for you.. I am happy to report that swapping out Breakfast and Lunch for a meal that is better for me was easy. Out were my daily pastrami sandwiches or loaded steak and cheese sub.
Cutting out iced coffee did not go well at all. I did manage to cut out the 3-4 diet soda's a … (2 comments)

analysis: How many Homes should a Buyer look at before BUYING one? - 03/30/13 06:07 AM
Should a Buyer look at a certain number of Homes before making an offer on one? You will see various advice from different sources. Is one more correct over another? Some do, some don't and some will lose their dream home because they waited too long. .If the Buyer has chosen to hire a "GOOD" BUYER AGENT, they would have already sifted through all the homes for ale in the subject area and used the criteria the Buyer has set for what they need, what they want and what they don't want to see only the homes that fit their needs. Many … (19 comments)

analysis: Are You Honest With Homeowners About The Value Of Open House Events? - 03/27/13 06:21 AM
One of the most asked questions form home owners looking to sell their home is whether the agent will have an open house and some requests for multiple open houses. The truth is most homes are not ever sold through an open house. My friend Barbara has written some of the best advice I have ever seen in 27 years Real Estate on various topics and when I saw this advice on open houses, I just had to share it.

analysis: will a BANK Sell a Foreclosed Home for what they paid for at Auction? - 03/27/13 05:56 AM
A Buyer interested in a Bank Owned Home in the Manchester NH area asked a good question I wanted to share. They wanted to know if the could buy a home for what the Bank "Paid for it" at Foreclosure auction. Also know as "What the bank took it back for" this amount usually no way reflects the homes market value or what the bank will sell the home for.Shortly after the Foreclosure Auction or when the home is vacated, The bank will assign the home to a Local and Approved RE Agent. They will then order the cleaning of the home, … (8 comments)

analysis: Why this BLOG will not be featured on active Rain. - 03/26/13 03:17 PM
Is it really worth while to write a Blog every day? To get good results it takes a commitment to follow through. It takes time, patience and alot of thought. Different people Blog for different reasons. The number 1 reason should be to attract new clients. The number 2 reason could be to build a following which builds future business. the 3rd reason could be because one really enjoys the comment and interaction with other agents and people here on Active Rain and lastly no matter what, it is always nice to get a FEATURED BLOG.

analysis: Does writing "NOT A DRIVE BY" Really get a buyer to LOOK inside? - 03/26/13 06:03 AM
Why would you write "MUST SEE INSIDE" or "NOT A DRIVE BY" in your ad, MLS or on a sign Rider? Will that really inspire a buyer to want to see inside that home? What message are you giving the public? Does it say the Outside of this home is really bad, but overlook it because the inside of the home is incredible. The problem is nearly every Buyer drives by a home before they decide to go inside. if the exterior is truly bad, no matter what the sign says, chances are they are going to keep driving. No sign will … (10 comments)

analysis: Have people forgotten how to use the phone? - 03/25/13 06:13 AM
How do you reach someone if you really have something important to say or ask? In Real Estate here in the Manchester NH most things having to do with BUYING or SELLING a home can be considered important. Other items may be URGENT. When you need something do you email? text? or do you remember the oldest technological invention called the telephone.
Using the telephone though works both way. You have to have a person willing to make a call and the person on the other end willing to answer it.Saturday and Sunday's can be two of the busiest days … (25 comments)

analysis: When is a CASH OFFER not really a Cash offer? I will tell you. - 03/24/13 03:23 PM
When a Cash Buyer calls a seller direct on a Manchester NH area home For Sale the Home Owner of this property learned that a CASH OFFER is not always really cash when the buyer adds a contingency for a PRIVATE MORTGAGE. A mortgage is still a mortgage no matter what kind it is,
The seller though called me to tell me what happened and that the Buyer was trying to make an offer direct, without gong through the Listing Agent. The seller was very excited to hear cash and may have been taken if it was not for the memory of … (9 comments)

analysis: You have a better chance of winning Powerball than selling that home - 03/23/13 05:12 AM
This could be my night for winning Power Ball then because I have done what all other Agent said could never be done. When a took a Manchester NH area Listing, everyone said it would never sell.  Mrs. Buyer Broker left me with the best quote saying "I had a better chance of winning Power ball then ever selling this Listing. The problem was she said this within earshot of the owner. The owner turned to me and said "I know you will show her." Well with my guidance, tips to the home owner to improve condition and pricing it properly … (13 comments)

analysis: Should "BAD OFFERS" be submitted to the Home Seller anyway and why? - 03/19/13 06:30 AM
Is there such a thing as a "BAD OFFER" when a Buyer submits it in writing on a Manchester NH area home For Sale. There are some aspects of an offer that must be included in every offer while such as it be in writing and signed by the buyer. it should include the amount offered, a deposit check and pre-qualification letterThe price offered and contingencies are often different from offer to offer and is what sets the offer apart from other offers received on the property. If you say all offers are complete and valid, WHY then would a Listing … (11 comments)
