To a lot of peoples surprise, there are a lot of homes that are not selling? Here in the Manchester NH the one common question from Home Owners looking to list with a new agent after their contract expired want to know "Where did my Listing agent go? They may have chose what they thought was the biggest agent to list with, they met them, signed and then they slowly faded away. There are reports of no showings, there are reports of buyers being sent without anyone to show the home, there are reports of some agents not answering their phone. (14 comments)

A Home Owner wanted to know why their Manchester NH Home was not Selling. They gave me a List of everything the have done so far. They looked through local ads and choose the agent whose name they saw the most. They listed at the price they gave them no questions asked. They let the young assistant in to take pictures. They answer the phone for showing requests from other agents and are there to let them in when they come to see the home. I was starting to see a pattern, are you? A Home Owner wanted to know when they should LIST their Manchester NH Home if they did not want to move until after School gets out in late June. They told me an agent said they should then wait until June to list. I let them know that was not only incorrect but HIGHLY incorrect advice. A Home can be put under contract quickly when priced and marketed right, but closings are not instant. On average it takes a Buyer 30-45 days to close once the home is under contract. With the 3rd month of Active Rain's Getting Healthy in the Rain contest coming to a close, the contest may end, but the challenge for me will continue. With more than half of one's meals eaten out, it is not easy to always eat what is good for you.. I am happy to report that swapping out Breakfast and Lunch for a meal that is better for me was easy. Why would you write "MUST SEE INSIDE" or "NOT A DRIVE BY" in your ad, MLS or on a sign Rider? Will that really inspire a buyer to want to see inside that home? What message are you giving the public? When a Cash Buyer calls a seller direct on a Manchester NH area home For Sale the Home Owner of this property learned that a CASH OFFER is not always really cash when the buyer adds a contingency for a PRIVATE MORTGAGE. There are some aspects of an offer that must be included in every offer while such as it be in writing and signed by the buyer. it should include the amount offered, a deposit check and pre-qualification letterThe price offered and contingencies are often different from offer to offer and is what sets the offer apart from other offers received on the property.
