foreclosure: DO NOT LOOK NOW but you may have a ZOMBIE House in your neighborhood. - 10/26/16 11:03 PM
WHAT is a Zombie House? Simply put a home in Foreclosure that the Home Owner moves out, however the bank has not yet foreclosed. These homes go uncared for. The grass grows long, many are broken into and damage stacks up. A WHDH Channel 7 Special in Boston MA reported a 20% increase in such homes. We see them here in the Manchester NH area too. Lucky for you being a REO agent I get to document many of them and can share some of these never before seen pictures with you.   TODAY is day 27 of my Series "The scariest Horror Stories in Real … (24 comments)

foreclosure: Is house flipping Good or Bad for the Market? - 09/13/15 08:53 AM
Do Home buyers benefit or get hurt by Investors Buying, Fixing and re-selling homes? On first look most Buyers may say it hurts them competing against cash buyers. There is a however though. As a leading Listing Agent of Bank Owned Homes, Foreclosures and Short Sales, most of the homes listed are in need of work. Some so much that they are cash only sales. That means the average buyer can not make an offer if they are getting a mortgage on that property.

foreclosure: WHY is there still Foreclosures if the RE market has recovered? - 08/07/15 10:28 PM
An interesting thought as to why are there new Foreclosures going on if the Real Estate Market has recovered? The media is proclaiming the economy is so good, yet there are new Bank Owned listings showing up?

To answer the question in the Manchester NH area, the Real Estate market is very strong, there is a shortage of homes for sale in some areas, values are increasing and there is a steady flow of buyers looking to buy. Interest rates remain at an ultra low amount. To those paying attention, they are poised to go up but most likely next year. That gives buyers … (21 comments)

foreclosure: HOW can I get a LOW BALL Offer accepted on a home? - 01/30/15 10:12 PM
A Buyer woke up and thought it was 2009. They were prepared to write several offers on some Manchester NH area Properties. They wanted to make the LOWEST possible offers they could to and I quote "Steal these properties". I was able to inform them that the current market has a shortage of homes for sale in many areas. That values are increasing. That even with BANK OWNED Homes, the banks can get market value less the amount for repairs.

foreclosure: HOW do I know what Price to use as my "Asking Price" - 01/25/15 09:38 PM
Ready to get confused? Look up the value of your home online? Each site may have a different value with no date to back up how or why they chose that number. These online evaluations cause mayhem and confusion for home owners, when it comes time to set a list price. So what is a person to do who is ready to sell their home?

A GOOD Listing Agent will be able to explain the process to you. In simple terms they search for the 3 most similar homes that have sold in the last 6 months, the homes should … (9 comments)

foreclosure: WHY are BPO's still being done? Hasn't the market recovered? - 01/06/15 10:21 PM
What is the REAL story with the Real Estate Market? WHY would the amount of BPO's be increasing? By the way, what is a  BPO and what does it have to do with Real Estate? Isn't the day of Bank Owned homes over? There are no new foreclosures, are they? This was a short list I was peppered with. Each answer in itself could be a full blog.  First what is a BPO, simply short for a Broker Price Opinion. Much like an appraisal, however completed by a Licensed Real Estate Broker. It is meant to tell what the property is … (6 comments)

foreclosure: Should a Seller list a home price Lower than they are willing to take? - 11/04/14 08:54 PM
There is a trend to encourage Home Sellers to list their home at a price much lower than market value to attract more buyers and encourage a bidding war. It would be a good strategy except when the home owner is not willing to accept that low of a sales price if there is no higher offers.
I will shout from the roof tops that "Tricks", gimmicks and short cuts are not the right way to go about listing and selling your home. You only have one chance to get the momentum of being a "New" Listing and to simply say, … (27 comments)

foreclosure: How many offers does it take to get a Home SOLD? - 11/02/14 09:46 PM
"Did they get their Advice from a Cracker Jack box" asked a Home Buyer as the response to their full price offer was that they were waiting for a "few more offers" to pick one. Setting the scene, the home has been on the market a couple of months, it was priced at the higher end of the market value but was located in the neighborhood my buyers want to be in. To speed things up they make a full price offer, ask to close in 30 days and include a pre-approval letter.

foreclosure: Should I be SCARED to buy a home that is Sold AS IS - 10/26/14 11:03 PM
What does it mean to purchase a home "AS IS"? What should one know before purchasing a home that is sold this way? These are just a few of the many question Manchester NH area buyers have been asking, It can get scary but it does not have to be. In general "AS IS" means just that, as is with no further work, repairs or credits for work to be given. Most of the time you will see this on a Bank Owned sale or a Short Sale. These days though you may see some Home Owners try to sell their own home … (15 comments)

foreclosure: What is the BEST way to get an OFFER from someone looking to BUY? - 10/21/14 10:16 PM
Is there a SECRET to getting Offers on a property For Sale? Some may argue there is a secret, while others may argue it is no secret, just a problem with some sellers and their agents executing it. If you do not know about it, then isn't it a secret? Well it does not have to be... It is a simple formula of Pricing the home correctly, getting the home ready for buyers to see and hiring a listing agent with a great marketing plan to get your home in front of as many buyers as they can.

foreclosure: What is the #1 MYTH in Real Estate this Halloween Season? - 10/17/14 10:04 AM
Are you hearing from Home Seller's that they can not "afford" to use a Listing Agent to sell their home? This however is just another myth as the hard Truth is that "how can they not afford to hire the best Listing Agent? Nearly Every seller will tell you they want to save money, sell at the highest price possible in the quickest amount of time. When they try to go at it themselves without an agent, many learn that it is not as easy as it looks.

Short Sales are the one part of Real Estate you may find more TRICKS than Treats if it is not done right7 form the start. Here in The Manchester NH area as well as across the country Home Owners who make a classic mistake, can skip the "Treat" of an approval and get Rejected. Short Sales have declined, however they are a great tool for Home owners who owe more than their houses may be worth to sell their home and put their worries behind them. Here in NH Home Owners are turning to me for help.
