free: HEY Mrs. Buyer - Why are you climbing on the seller's furniture? - 07/01/12 02:42 AM
"SHHHHH... I am listening for airplanes" said the potential buyer. This followed me coming up from the basement showing the husband the mechanicals, where after walking around the corner, the wife is on a chair, which is on top of the home owners couch with her ear pressed to the ceiling.
It is common for Buyers to analyze positives and negatives of a home. It is common for buyers to ask questions. It is common for buyers to seek professional opinions or to seek inspections. It is not common for buyers to make a Macgyver type ladder to listen for planes flying … (48 comments)

free: A Monkey could sell a new Listing when you price it low Enough. - 06/28/12 12:28 AM
Well maybe not a Monkey but I needed a catchy title. How easy is it really to sell a new Listing Today? Here on AR I start the day everyday by reading my favorite selection of blogs that offer some of the best advice and reading available. Yesterday my favorite marketing guru Barbara Todaro wrote a blog Price It To Sell And MLS Is The Only Marketing Needed... The basic premise was "price cures all problems". Her blog starts a great conversation where sure it is true that despite a bad location or home needing tons of work, if you price it low enough it will sell. She is … (36 comments)

free: How Can I Buy my First home? - 06/27/12 06:52 AM
Nearly everyday first time home buyers are calling asking "How to buy their first home?" Recently the next statement is also being heard.... "My credit score is 520 but all the debt is old, how much Home can I buy?" The answer is simple and always the same. Simply put a Buyers First step should be to meet with a LOCAL and TRUSTED Loan Officer. Avoid internet lenders and online sites that promise this, that and the other type of reward for typing in your financial information to some unknown site located in who knows where.

If you are Looking to … (6 comments)

free: Are you ready to WAGE WAR on BAD PRE-QUAILIFCATION LETTERS? - 06/22/12 05:44 AM
A WAR is raging in the Manchester NH by a buyer and their agent who made an offer on a property and submitted a pre-quailification letter for the buyer who was then rejected for a loan. It seems they did not disclose all of their financials during their pre-quailfication phone call with their loan officer.
The key part that everyone can learn from is the difference between being pre-quailified and pre-approved.
Being Pre-quailified simply means they take your word as to what you make, what you owe and  may look at a soft copy of your credit report. To be preapproved … (12 comments)

As a Leading Agent in the Manchester NH area I get to experience alot of joy when a Buyer finds their dream home. One of my latest Buyers were so happy they were singing in the rain. Well it was actually the lawn sprinklers. What would make some one jump into a sprinkler you ask? Well this couple and their 3 kids were from Arizona, they are moving to NH because of our low unemployment rate. They found great jobs here in the Manchester area and now need a new home.
Being from Arizona they said they are not used to lawns, … (16 comments)

free: What Happens When a HOME is ABANDONED? Part II - 06/18/12 02:00 AM
Last weekend I sparked some debate with my blog What Happens When a HOME is ABANDONED?  I got some intersting emails about the pros and cons of the Foreclosure crisis. To be clear i am not weighing in on either side but want to show you the condition of some of my new listings. One person asked why I was complaining and get me, I am not complaining as the worst the condition the more the investors LOVE these types of homes.
If you ever wondered what happens when someone abandons their home in New Hampshireor anywhere in the US you see a home with an over grown lawn? or … (5 comments)

free: How dare you answer your own Phone? - 06/17/12 11:11 PM
Over the weekend I had an interesting conversation when an agent from a big national franchise who called and upon my answering the phone, asked me if I always answered my own phone. I said of Course. He immediately said that is what a receptionist and automated call answering machine are for, to weed out the calls and free up his time. I immediately thought to myself that is why I can never get through to you when I have a buyer for one of your listings becuase you make it near impossible to reach you with 1 call. As I though t to myself … (101 comments)

free: HEY Short Sale Seller - GET OUT!!!! of our new home... - 06/10/12 10:50 PM
Short Sales can pose some interesting questions. If all the challenges are met and the short sale gets approval from the home owners lender, the biggest challenge could be yet to come. I work with alot of Short Sales and Bank Owned homes here in the Manchester NH area so I have seen a troubling pattern. This blog is inspired by a question from a buyer looking for help. For them it was too late for my help as they made an offer on a short sale with no buyer broker and an out of town listing agent they never met. … (74 comments)
