Some calls we look forward to but some infamous words we never want to hear from Buyers we are working with. "I found a home- I need your help with the purchase" the caller boasts. What comes next is that sinking feeling as the buyer states "We put an offer in at their open house." You did what? I ask.... "We stopped by the open house on that home you gave us, the agent was more than happy to take our offer." TIME OUT... I do not know what is worse, a SHORT SALE in the Manchester NH area that is priced WAY below market value or the offers BUYERS want to place on these listings. It creates a "CIRCLE OF FAILURE". You must be asking yourself why am I being so tough on Short Sales this morning? Because... Home Owners may not even know their choice of a Short Sale Listing Agent may have just doomed their Short Sale becuase that agent has PRICED THE HOME TOO LOW.... There is quite a battle going on for an answer to the question "Should more than one offer be sent to the Sellers Bank for Approval on a SHORT SALE." The key point many are missing is the sale is not between the bank and a buyer but the buyer and the current home owner who needs thier banks approval to sell for less than they owe.The Home Owner and their EXPERIENCED SHORT SALE AGENT should look over all overs and not just choose the best price but the one with the best terms. Some days you just would not believe the situations a Real Estate Agent is put into. Recently Mrs. Buyer Agent made a showing quite interesting by bringing a buyer with 6 kids to a showing to liven things up. Mrs. Buyer Agent - Can you please control your Buyer. For the second showing she spiced things up by asking to see the home immediately as they are out front and it is ok to not have myself present. My assistant set the showing up. When I got the message I headed right there given the last debacle with 6 unsupervised kids. (18 comments)

I had a buyer call me demanding to know where I find "these great deals" in the Manchester NH area market for my buyers. He said he had spoken with an agent from a large national company that told him "there were no more deals", no steals, no fire sales and that he would have to "pay up" to buy investment property in this market. He said reads my blog and how can I find these deals? Simply put... there are still deals and certainly are some bargains. Mrs. buyer brings her 4 children and 2 friends of her children to their showing. Mrs. Buyer Agent is holding the baby as I am walking Mrs. Buyer through the home. Mrs. Buyer Agent is supposed to be watching the other 5 kids as per Mrs. Buyer. When we come back from upstairs there is no kids. "Where are the kids?" asks Mrs. Buyer when Mrs/ Buyer Agent replies they wanted to see downstairs. We hurry downstairs to see an open sliding door. I seem more frantic than mrs. Manchester NH held it's annual 4th of July celebration on July 3, 2012 this year. This year the annual Memorial Day Rock 101 Sky show was rained out and was combined with the July 4th event to make one of the largest and best displays I have seen here in Manchester. This followed me coming up from the basement showing the husband the mechanicals, where after walking around the corner, the wife is on a chair, which is on top of the home owners couch with her ear pressed to the ceiling. It is common for Buyers to analyze positives and negatives of a home. It is common for buyers to ask questions. It is common for buyers to seek professional opinions or to seek inspections. The 22nd Annual beach water quaility report was released this week by the Natural Resources Defense Council. There only 12 Beaches given the 5 star rating for water quaility. Two of them happen to be right here in NH with Hampton Beach and Wallis Sands at Rye Beach being named on the list once again. New Hampshire as a state ranked #2 on the list for water quaility. More than 3000 Beaches were evaluated in the latest study. The report outlines not only water quaility, but cleanliness and best practices on the nation's most popular Beaches. Here on AR I start the day everyday by reading my favorite selection of blogs that offer some of the best advice and reading available. Yesterday my favorite marketing guru Barbara Todaro wrote a blog Price It To Sell And MLS Is The Only Marketing Needed... The basic premise was "price cures all problems".
