Some calls we look forward to but some infamous words we never want to hear from Buyers we are working with. "I found a home- I need your help with the purchase" the caller boasts. What comes next is that sinking feeling as the buyer states "We put an offer in at their open house." You did what? I ask.... "We stopped by the open house on that home you gave us, the agent was more than happy to take our offer."

I do not know what is worse, a SHORT SALE in the Manchester NH area that is priced WAY below market value or the offers BUYERS want to place on these listings. It creates a "CIRCLE OF FAILURE". You must be asking yourself why am I being so tough on Short Sales this morning? Because... There is quite a battle going on for an answer to the question "Should more than one offer be sent to the Sellers Bank for Approval on a SHORT SALE." Some days you just would not believe the situations a Real Estate Agent is put into. Recently Mrs. Buyer Agent made a showing quite interesting by bringing a buyer with 6 kids to a showing to liven things up. Mrs. Buyer Agent - Can you please control your Buyer. For the second showing she spiced things up by asking to see the home immediately as they are out front and it is ok to not have myself present. My assistant set the showing up. When I got the message I headed right there given the last debacle with 6 unsupervised kids.

I had a buyer call me demanding to know where I find "these great deals" in the Manchester NH area market for my buyers. He said he had spoken with an agent from a large national company that told him "there were no more deals", no steals, no fire sales and that he would have to "pay up" to buy investment property in this market. He said reads my blog and how can I find these deals?

Mrs. buyer brings her 4 children and 2 friends of her children to their showing. Mrs. Buyer Agent is holding the baby as I am walking Mrs. Buyer through the home. Mrs. Buyer Agent is supposed to be watching the other 5 kids as per Mrs. Buyer. When we come back from upstairs there is no kids. "Where are the kids?" asks Mrs. Buyer when Mrs/ Buyer Agent replies they wanted to see downstairs.
