manchester: What is Trulia plus Active Rain really going to mean for everyone? - 04/08/14 10:30 PM
This morning when the first feature blog is raving about Trulia and Active Rain merging features, I think I almost fell over. People on Active Rain are very close. They love their site. They love the AR family. They love it's features. But have you heard from any of the regulars at Trulia? Well I was with Trulia way before I heard about AR. I was part of a mass migration from Trulia to AR when Trulia started making changes that hurt the agents who helped make their site what it is. I fear that Trulia will do to AR, what … (48 comments)

manchester: My First Real Estate Experience - What an ending... - 04/07/14 11:32 PM
Get ready for an exciting journey through MY world of Real Estate. In September of 1985, at the ripe age of 17, I entered college and took a Real Estate class as an elective. My mother was in Real Estate and from a young age I knew Real Estate for me. Just after my 18th Birthday, I took the NH Real Estate test and passed. I showed up ready to work. But NO one in this office or in Real Estate was ready for a young man, all dressed up and no where to go. My mother allowed me to shadow … (19 comments)

manchester: HOW do you SELL a Home that SMELLS? - 04/06/14 11:29 PM
Is it possible for a Home to be "Too Hard" to Sell? The phone rings and there is no hello. Just a soft but panicked voice which says "Our family has a home we need to sell. It is packed with belongings and may smell a little funny. You seem to be able to sell anything, so you can sell my families home?"

She went on to say another agent refused to take the listing. That someone from her work referred her to me, She read my Active Rain blog and saw the pictures of the unique homes I have … (18 comments)

manchester: What is a MARKET REPORT and WHY should I care - 04/05/14 10:46 PM
What is the purpose of a Market Report anyway? Saturday while showing one of my Listings to a Buyer and their agent, the buyer made a comment about seeing a past Market Report of mine online. The other agent though, blurted out "What market report, what do you know about writing market reports? We get those national market reports from our (National Firm), we do not have to write our own."

Well Mr. "Big Time" Buyer Broker. Real Estate is LOCAL. What is happening nationally may not be what is happening here in New Hampshire. A LOCAL Market Report … (13 comments)

manchester: Are commissions the same from one state to another? - 04/03/14 10:04 PM
One of the most controversial subjects is Real Estate commissions. You will see them discussed in every online forum which usually causes more confusion than offers answers. For any Home Seller they should know commissions differ from state to state, town to town and company to company. The KEY is to know what you get for what you pay. Sure you can hire a discount broker but you must realize you will get discount services. You can hire the most expensive company with the big national name and flashy TV commercials but that does not guarantee you will get the best … (34 comments)

manchester: HOW close to Asking Price do homes usually Sell for? - 04/02/14 10:14 PM
How do you make the BEST offer on a property without over paying for it? With spring comes a great increase in Buyers. Many are "First time Buyers" loaded with good questions. I have found there is the most confusion with "Asking Prices". Many buyers turn to to late night TV or to the internet to learn how to make an offer. Many programs list a PERCENTAGE one should deduct from ANY asking price. This is where the advice can harm you and may lose your chance to purchase your dream home.

manchester: I bet you NEVER heard this at a Closing Table before? - 04/01/14 10:57 PM
There is nothing as exciting as "Closing Day" You worked hard to list the home, get it ready for sale, show it to multiple buyers, get an acceptable offer, work through the inspections and wait for closing day. With this particular sale we got a cash offer. The Seller was willing to take a little less for a quick guaranteed closing. As we get a week from closing the buyers agent goes on vacation. Fast forward to CLOSING DAY. The closing attorney has the Seller sign the deed, they review and sign the HUD. The formality of a few more forms … (32 comments)

manchester: How do you place a Home under Contract quickly? - 03/31/14 10:09 PM
In a short 8 days this home at 14 Blueberry Lane in NASHUA 03062 was placed UNDER CONTRACT.  If you have a home to sell now is the time to list it. Scott Godzyk with the Godzyk real Estate Services was asked "How did this home go under contract so quickly?" by multiple agents and buyers who did not get a chance to see it before it was placed under contract, The key for a Buyer is to act quickly once a new home comes on the market. In local media the listing Agent Scott Godzyk reported that his marketing program … (8 comments)

manchester: Is ANYONE paying attention? - 03/31/14 12:32 AM
One thing I am wondering this busy Monday morning is why some people do not have pride in their work. Not only it is a Monday, but it is the last day of the month. That makes it the busiest day for Real Estate closings. One tip to my buyers is to usually choose a day other than the last day of the month or a Friday, that is not so busy as to get better service from closer's and their mortgage companies. With 3 closings on tap today, issues pop up based on people who were supposed to be taking … (10 comments)

manchester: Can you write "Completely Redone" if only a few things were repaired? - 03/29/14 11:31 PM
How much work does a Home Seller have to complete to be able to advertise a home For Sale as "Nearly new" or Completely redone"? You may see it in MLS or read it in ad. Words and terms are used to grab your attention and get you to want to see that home. The fact is there is no standard or minimum amount of work needed to use those terms. As a Buyer you need to base your offers on what you see, what you inspect and facts. DO not get held up on fancy terms in an ad.

manchester: How do you know the advice you receive on Real Estate is good or bad? - 03/28/14 10:21 PM
When should you listen to advice and when should you run from it? Is there a way to know the advice you received is good? Is it valid? or is it wrong? Saturday in the New Hampshire's largest newspaper the Union Leader, their Real Estate edition listed 10 tips for first tome home buyers. It was a story the picked up from the wire from the Orange County Register. When i started reading it, i was amazed at HOW WRONG some of these tips were. It was like "how dare they print this without knowing what they were printing was even … (15 comments)

manchester: HOW do you get a Buyer to Buy your home? - 03/27/14 10:32 PM
What is the BEST way to get a Buyer to Purchase one's home? An interesting question from a Home Seller whose home was on the market the last 6 months without any offers. What made this question more real and more desperate, was the follow questions that this seller was desperate for ways to MAKE a buyer, buy their home. The simple answer was you can not "Make" a buyer buy a home. With hardly any showings in the last 6 months, the problem was clear for me. The home was not priced correctly, the home was not ready to show … (21 comments)

manchester: What are the Best incentives a Seller can offer to get a QUICK SALE? - 03/26/14 10:38 PM
What is the BEST way to get your Home SOLD very fast? What incentives should be offered? Those were two questions a recent home seller repeated over and over. As they searched for a short cut or magic pill, the HARD TRUTH was that to get a home sold quickly, you simply need to hire a GOOD Listing agent and price the correctly. Over priced homes are not selling. You can offer any incentive you want, but if you can not get a buyer to see your home, incentives are meaningless.

manchester: Can weather affect the Real Estate Market? - 03/26/14 08:26 AM
There may be very little signs of spring in the North East but the Spring Market peaked it's head out from the snow with a warm spring day. If anyone has doubts that weather affects the Real Estate Market, look no further than NH last Saturday. The never ending winter has buried our spring market. With just 1 day in the 50's 3 new listings and a phone ringing off the hook with new buyers ready to start their Home Buying Journey.

manchester: Are Communities with COMMON CORE facing an Increase in Home Sales? - 03/24/14 11:43 PM
Do you know what COMMON CORE Educational Standards are? If you have school age children you sure may. Here in NH it is one of the Most HEATED issues at Local School Board meetings, whether to adopt this style of teaching. Most parents are unaware of the consequences of it, but those that have studied it, will have strong feelings on one side or the other. SOME parents have such strong feelings they are MOVING from communities who do adopt it to those who refuse to adopt it.

manchester: SPRING MARKET - Is it a Fact or is it Fiction? - 03/23/14 11:03 PM
Every where you look you may be seeing blogs and articles about Spring and the Spring Market. Half of the country is left scratching their head has winter hangs on tight with very few signs of spring. Has the Spring Market arrived in your area? Here in Southern New Hampshire a few spring days have popped up only to be pushed back by winters grip. Most Sellers seem to be waiting out the weather to list their homes For Sale. Buyers have become very restless and are out in droves asking to be pre-qualified and wanting to see homes For Sale. … (8 comments)

manchester: Is it OK to leave a pet home when the home is being shown? - 03/22/14 10:26 PM
One of the most asked questions from pet owners is if pet scan remain at home while Home buyers view the home. It is very important for Listing Agents to discuss this before a home is placed on the market for sale. Pets should removed from a home for showings. There is a number of reasons such as safety, barking can be a distraction and some buyers are simply scared of some pets.

manchester: Do you think BPO's and REO is easy? Well I have a story for you - 03/21/14 10:47 PM
Does anyone know how Bank Owned home sales really work? Unless you are a BPO or REO agent you may not. You may also not know how scary it can be. In most cases banks will order a BPO (Broker Price Opinion) when a home goes over 60 days late, when foreclosure is started or just before the foreclosure auction itself. The most common BPO is the "Drive by". You simply drive by the home, you take a picture of the front, the address and the street. There is no going on the property and you have no contact with the … (29 comments)

manchester: What is an APPROPRIATE notice to See a Home listed FOR SALE? - 03/18/14 10:45 PM
How much notice is needed to see a home listed For Sale? Is it a day, a night, a half of day, an hour or anytime you want to see it? The answer and your opinion may differ if you are the Home Seller, The Home buyer or the agent trying to set the showing up. With the arrival of Spring, we see a sharp increase in home Buyers. Therefore we see an increase in showings but a decrease in "notice to show".
